The rent has increased a lot since the owners from California bought this park. Before (Previous local owner) Michelle sold the park to them, she maintained it round the clock, now they threaten you with fees for everything, if you pick up your leaves or debris, they are only supposed to be put out two days of the week, then they never come pick them up on those two days and then you are supposed to bring them back in or be fined. The road maintenance has gone way down hill, but our rent keeps increasing significantly when on a fixed low income budget. We are told rents are increasing due to maintenance costs when there has been no maintenance all year. When I brought up a safety concern in my yard from 2 people who fell and got hurt they looked at it and did nothing. Now they want to build 38 more mobile homes and our rent just increased again. Its all about more profit for them and we are paying for all this work. The locals cant afford to live here anymore. I have family that won't move in this park because the rent is 750 dollars for new tenants. This is not affordable for families or locals on fixed incomes. In addition to this we never had to pay for water it was included in our rent, not anymore. We can't get anything fixed because we have no extra money in order to hire anyone. HOA fees usually take care of there parks and pick up your bagged leaves and branches, take care of the roads, and don't threaten more fees on you for basic services etc. Have to pay monthly for your mobile home too in addition to HOA fee. Too much money in fees with little in return. It was better maintained with the park owner being local. I wish the tenants were given the option to purchase the park, but no option was given to us. Several residents also complain about this new company never responding back to them after writing to them. Communication needs to be improved. I really hope to see our services and Communication improve drastically in this park, so for now I'm only able to rate you two stars. I really think that before they start to expand the park and make 38 more homes, that they fix what they already have. - Sarah Giles

Blue Haven MHP Introduce

Hello, fellow Mainers. If you're exploring mobile home living options in our beautiful state, you've likely come across Blue Haven MHP in Saco. Mobile home parks often represent a vital and accessible housing solution for many residents, offering a sense of community and a manageable lifestyle. However, it's crucial to approach any potential new home with a clear understanding of its current dynamics and resident experiences. Blue Haven MHP has recently undergone significant changes under new ownership, which have prompted considerable discussion among its residents. This overview aims to provide you with a factual and informative look at these developments, from a local perspective.

Maine's real estate market can be challenging, and mobile home parks traditionally offer a more affordable path to homeownership or long-term rental. Blue Haven MHP has historically been a part of this landscape in Saco. However, recent reviews from residents paint a picture of evolving conditions. One long-term resident noted a "significant" increase in rent since the park was acquired by new owners from California, stating, "The locals can't afford to live here anymore. I have family that won't move in this park because the rent is 750 dollars for new tenants. This is not affordable for families or locals on fixed incomes." This concern about affordability, especially for those on fixed incomes, is a crucial point for any local considering this park.

Beyond rent increases, residents have also voiced concerns about a perceived decline in maintenance standards and communication. The same long-term resident stated, "The road maintenance has gone way down hill, but our rent keeps increasing significantly when on a fixed low income budget. We are told rents are increasing due to maintenance costs when there has been no maintenance all year." They also mentioned issues with waste collection policies and a lack of responsiveness from the new management, highlighting that "Communication needs to be improved." These candid observations from current residents are essential for potential new occupants to consider, as they directly impact the daily living experience within the park.

This article will delve into the details of Blue Haven MHP, covering its location, the services it currently offers (or is perceived to offer), and the key features and highlights as experienced by its community. We'll also touch upon the general lack of promotions and provide contact information. Ultimately, the goal is to equip you, our fellow Maine residents, with the necessary information to make a well-informed decision about whether Blue Haven MHP aligns with your housing needs and expectations in the current climate.

Location and Accessibility

Blue Haven MHP is situated at 885 Portland Rd, Saco, ME 04072, USA. This location places the mobile home park along a main thoroughfare in Saco, a city in York County, Maine. Saco is part of the Biddeford-Saco metropolitan area, offering a blend of coastal charm and suburban convenience. For Maine residents, this address suggests relatively good accessibility to essential services and regional attractions.

Portland Road (US Route 1) is a significant commercial artery, meaning residents likely have convenient access to a variety of businesses including grocery stores, retail shops, gas stations, and fast-food establishments within a short driving distance. The proximity to Route 1 also provides direct connections to neighboring communities such as Biddeford to the south and Scarborough and South Portland to the north. This connectivity is important for daily commutes, accessing larger shopping centers, medical facilities, and diverse dining options.

Saco itself offers several local amenities. It's known for its access to beautiful beaches, including Ferry Beach State Park and Old Orchard Beach, which are popular recreational spots during the warmer months. The Saco River also runs through the city, providing opportunities for kayaking, fishing, and other water-based activities. The city has its own local services, including a public library, schools, and various community organizations. While the mobile home park itself is located on a busy road, its position in Saco means residents are integrated into a larger community with a range of resources. For those who rely on public transportation, accessibility might be a consideration, and it would be advisable to check local transit routes, though direct bus stops immediately adjacent to the park might be limited given its specific placement on Portland Road.

Services Offered

Based on the provided resident reviews, the services offered at Blue Haven MHP have reportedly changed and, in some cases, seen a decline under the new ownership. While traditionally mobile home parks offer a core set of services, the current situation at Blue Haven MHP, according to resident feedback, is as follows:

  • Lot Leasing: Blue Haven MHP operates on a lot lease model, where residents own their mobile homes but pay a monthly fee to lease the land the home occupies. The rent for new tenants is reportedly $750.

  • Water Service: Previously, water was included in the rent. However, under the new management, residents are now required to pay for water separately, which adds to their monthly expenses.

  • Waste/Debris Pickup (Challenged): The park reportedly has a policy for picking up bagged leaves or debris only on "two days of the week." However, residents claim that the management "never come pick them up on those two days," leading to threats of fines if residents don't bring their bags back in. This indicates a significant issue with the reliability of this service.

  • Road Maintenance (Declined): Residents state that "The road maintenance has gone way down hill." This suggests that while road maintenance is theoretically a service, its quality and execution have become a point of major concern. There's a perception that "there has been no maintenance all year" despite rent increases attributed to maintenance costs.

  • Safety Concern Response (Unaddressed): A resident reported bringing a safety concern in their yard (where two people fell and got hurt) to management, but they "looked at it and did nothing," indicating a lack of responsiveness to critical issues.

  • Communication (Poor): A significant complaint is the lack of communication from the new company, with "several residents also complain about this new company never responding back to them after writing to them." This suggests a breakdown in resident support and responsiveness from management.

Based on these reviews, it appears that while certain services may be nominally offered, their execution and the management's responsiveness to concerns have become significant pain points for current residents.

Features / Highlights

Based on the provided customer reviews, the "features" and "highlights" of Blue Haven MHP, from a resident's perspective, are largely overshadowed by recent negative changes. It is important to present these as reported by the current tenants, acknowledging the shift from previous conditions.

  • Established Community: Blue Haven MHP has been an existing mobile home park, suggesting a potentially established base of residents. Before the new ownership, a "Previous local owner Michelle maintained it round the clock," implying a history of diligent care.

  • Location in Saco: The park's address on Portland Rd in Saco provides a degree of accessibility to local amenities, including shops, restaurants, and services, as well as being relatively close to Maine's beautiful coastline and beaches.

  • Potential for Expansion: The new owners reportedly "want to build 38 more mobile homes." While this is a contentious point for current residents due to concerns about existing maintenance, it signifies potential growth for the park itself.

However, it is crucial to note that the positive aspects are largely historical or inherent to the location, while the current management's practices have led to significant reported downsides that overshadow these points. Current resident highlights include:

  • Decreased Affordability: A major concern is the significant increase in rent, with new tenants reportedly facing $750/month. This makes the park "not affordable for families or locals on fixed incomes," directly challenging the traditional advantage of mobile home parks. Water, previously included, is now an additional cost.

  • Decline in Maintenance: Road maintenance is described as having "gone way down hill," with residents claiming "no maintenance all year" despite rent increases being attributed to it.

  • Poor Service Execution: Policies for debris pickup are in place, but residents report that the service is not reliably performed, leading to threats of fines for non-compliance.

  • Lack of Responsiveness: Management is reportedly unresponsive to resident communications, including serious "safety concern," leading to frustration and unaddressed issues.

  • Feeling of Being Disregarded: The sentiment among residents is that the new ownership is focused on "more profit for them and we are paying for all this work," and that "The locals can't afford to live here anymore," indicating a feeling of being undervalued.

These reported "lowlights" are critical for any prospective tenant to understand before considering Blue Haven MHP.

Promotions or Special Offers

Based on the provided customer reviews, there is no public information or indication of any ongoing promotions or special offers at Blue Haven MHP. In fact, the prevailing sentiment from residents is one of increasing costs and decreasing services, rather than incentives or benefits.

The reviews explicitly mention:

  • Significant Rent Increases: "The rent has increased a lot since the owners from California bought this park." New tenants reportedly face a rent of $750, which is considered "not affordable for families or locals on fixed incomes."

  • New Charges for Previously Included Services: "We never had to pay for water it was included in our rent, not anymore."

  • Threats of Fees: Residents are reportedly "threaten with fees for everything," contrasting sharply with any notion of promotional offers.

Given this feedback, it is highly unlikely that Blue Haven MHP is currently offering promotions, discounts, or special deals to attract new residents, beyond simply having available lots. The current focus, as perceived by residents, appears to be on increased revenue and expansion rather than tenant incentives.

Prospective tenants should be prepared for the stated rental costs and additional fees, and should directly inquire about all financial obligations before considering a move to this park.

It is important to note that resident reviews mention issues with communication, stating that the "new company never respond back to them after writing to them." While these phone numbers are the official contact points, prospective residents should be prepared for potential challenges in getting timely responses, as reported by current tenants. Direct phone calls are often the most immediate way to attempt contact.

Conclusion: Why this place is suitable for locals

For Maine locals considering mobile home living, evaluating Blue Haven MHP in Saco requires a careful and informed approach, particularly in light of recent changes under new ownership. While its location along Portland Road in Saco offers inherent advantages in terms of accessibility to local amenities and proximity to the beautiful Maine coast, the suitability of this park for local residents has been significantly challenged by recent developments.

Historically, mobile home parks in Maine have provided an accessible and affordable housing option, a crucial factor for many residents, especially those on fixed incomes. However, current resident feedback indicates that Blue Haven MHP's affordability is now a major concern. The reported "significant" rent increases, with new tenants facing a $750 monthly fee, coupled with the new imposition of water charges that were previously included, directly contradict the idea of an affordable living solution for many local Mainers. As one resident lamented, "The locals can't afford to live here anymore," and "This is not affordable for families or locals on fixed incomes." This shift in pricing model makes the park potentially unsuitable for the very demographic it historically served.

Furthermore, the reported decline in maintenance standards and communication under the new management directly impacts the quality of life within the park. Residents describe issues with unreliable debris pickup, neglected road maintenance, and a general lack of responsiveness to concerns, including serious safety issues. A healthy mobile home community relies on effective management that prioritizes the well-being and needs of its residents. The current dissatisfaction regarding these fundamental services, and the perceived focus on "more profit" over resident welfare, raises serious questions about the park's current suitability for long-term, comfortable living.

While the existing community, as noted in previous positive reviews before the change in ownership, might have fostered a sense of camaraderie, the current challenges reported by residents suggest that this positive aspect may be overshadowed by the frustrations with management. For Maine locals seeking a stable, well-maintained, and genuinely affordable mobile home community, it is imperative to thoroughly investigate these concerns, speak directly with current residents if possible, and carefully weigh the reported downsides against the appealing location. At present, the park's suitability for many local residents, particularly those on fixed incomes, appears to be significantly compromised by these recent changes.
