Barker's Village Introduce
For many residents across New Jersey, finding a serene and comfortable place to call home, especially one that offers both affordability and a strong sense of community, is a key consideration. In the diverse landscape of the Garden State, manufactured home communities, often referred to as mobile home parks, have emerged as a distinctive and increasingly popular housing option. These communities provide a unique blend of homeownership and managed living, appealing to those who desire a private dwelling without the full responsibilities of traditional property ownership.
Nestled in the charming borough of Lakehurst, New Jersey, is Barker's Village. Unlike some larger, more bustling communities, Barker's Village offers a quieter atmosphere, which is highly valued by individuals and couples looking for a more relaxed pace of life. The concept of manufactured home living often presents a more financially accessible route to homeownership, allowing residents to invest in their own home while leasing the land. This can be especially appealing in New Jersey's competitive housing market, offering a practical solution for various demographics, including those looking to downsize or seeking a friendly, established neighborhood.
To provide a comprehensive understanding, we will explore the precise location and accessibility of Barker's Village, detail the services and features that contribute to its livability, discuss any relevant promotions, provide contact information, and conclude with why this community is particularly suitable for New Jersey locals.
Barker's Village is conveniently located at 111 Brown Ave, Lakehurst, NJ 08733, USA. This address places it squarely within Lakehurst, a small borough in Ocean County, New Jersey. Lakehurst is well-known for its historical significance, particularly its association with Joint Base McGuire-Dix-Lakehurst (JBMDL), though Barker's Village itself offers a distinct and peaceful residential environment.
One of the most significant advantages of Barker's Village's location is its superb accessibility. Residents frequently commend its convenience, noting that "Supermarket and restaurants are only a short 5 minute drive to." This close proximity to daily necessities streamlines errands and makes dining out a breeze. Key local amenities like grocery stores, pharmacies, and various eateries are easily within reach, simplifying everyday life for residents.
Beyond immediate local access, Barker's Village offers excellent connectivity to major regional routes. It is located just minutes from the Garden State Parkway, a vital artery for travel throughout New Jersey. This provides residents with straightforward access to larger towns and cities in Ocean County and beyond, including Toms River, Brick, and the Jersey Shore points. Furthermore, being approximately 35 miles from Trenton means that state capital and central New Jersey employment and cultural hubs are within a reasonable commute.
For those who enjoy outdoor activities, the location is also highly beneficial. As one resident review enthusiastically points out, "The beautiful lake and park is great to take our grandson to and take walks with our dogs." Lakehurst offers local parks and natural areas for recreation, and the wider Ocean County area provides access to beaches, state parks, and various other outdoor pursuits. This combination of local convenience and regional connectivity makes Barker's Village a highly desirable place for those seeking a balanced lifestyle in New Jersey.
Living in Barker's Village, as is typical for manufactured home communities in New Jersey, involves owning your home while leasing the land it occupies. The monthly lot rent generally covers a suite of services provided by the park management, contributing to the community's overall appeal and convenience. Based on available information and common practices, residents at Barker's Village can expect the following services:
- Lot Rent: This is the primary monthly fee for the use of the land beneath the manufactured home.
- Water and Sewer: Essential utility services, including cold water and sewer, are typically included in the monthly rent, providing hassle-free utility management for residents.
- Trash and Recycling Collection: Curbside trash and recyclables pick-up services are provided, simplifying waste disposal for all residents. This aligns with Lakehurst Borough's public works schedule for trash collection.
- Lawn Care Services: The community often provides general lawn care services, which helps maintain the neat and tidy appearance of the park and individual lots, as highlighted by "immaculately kept" or "peaceful neighborhood" descriptions.
- On-site Management and Maintenance: Professional on-site management and maintenance teams are usually available to address resident concerns, ensure adherence to community rules, and oversee the upkeep of common areas and infrastructure.
- Natural Gas Service: A notable and highly appreciated feature is the availability of natural gas service to homes in the park. This is a significant advantage for heating and cooking, as many mobile home parks primarily offer electric or propane options.
Prospective residents should always confirm the exact services included in the lot rent and inquire about any additional fees that might apply, such as pet fees or specific utility charges not covered in the base rent.
Barker's Village offers several distinct features and highlights that contribute to its appeal and positive resident experiences, making it a compelling choice for those considering manufactured home living in Lakehurst, NJ:
- Peaceful Neighborhood: A consistent highlight from resident reviews is the "peaceful neighborhood" atmosphere. This suggests a quiet, calm environment, ideal for those seeking tranquility away from urban bustle.
- Pleasant Neighbors: Residents have reported meeting "very pleasant" neighbors, indicating a friendly and welcoming community spirit where residents feel comfortable and supported.
- Convenient Location: As detailed, the park's proximity to supermarkets, restaurants, and local parks (within a 5-minute drive) is a significant convenience factor, enhancing daily life for residents.
- Natural Gas Service: This is a major and unique highlight, as noted in reviews. Access to natural gas is a considerable advantage for efficiency and cost savings on heating and cooking, setting it apart from many other mobile home parks.
- Pet-Friendly with Considerations: Barker's Village is generally pet-friendly, with specific allowances for cats and dogs (subject to approval). This is a crucial feature for pet owners, though prospective residents with specific breeds like German Shepherds should confirm current restrictions, as breed prohibitions can apply. The community also mentions amenities like a dog park in some amenity lists.
- 55+ Community Designation: Available information indicates Barker's Village is a 55+ community. This is a significant highlight for seniors looking for age-restricted living that fosters a quiet and compatible environment among residents of a similar life stage.
- Proximity to Outdoor Recreation: The presence of a "beautiful lake and park" nearby is a great highlight for residents who enjoy walks, outdoor activities, or spending time with family and pets outdoors.
- Variety of Homes: While some homes may be older, the presence of "some newer places" and available units with modern features (e.g., 2 bedrooms, 2 baths, 840 sq ft, washer/dryer hookups, natural gas heat) indicates a range of options for prospective residents.
As a manufactured home park where residents own their homes and lease the land, Barker's Village, like similar communities, typically does not offer public "promotions" or "special offers" in the traditional sense of retail discounts or short-term rental deals. Instead, the value propositions are usually integrated into the cost structure of manufactured home ownership and any incentives offered by individual sellers.
- Affordable Homeownership in NJ: The primary "offer" is the inherent affordability of purchasing a manufactured home compared to a site-built home in New Jersey. This can significantly lower the barrier to homeownership for many individuals and families.
- Individual Seller Incentives: When manufactured homes become available for sale within Barker's Village, these transactions are usually handled by existing homeowners or real estate agents. Any "promotions" such as a reduced asking price, included appliances, or contributions towards closing costs would come from the individual seller, not directly from the park management. Prospective buyers should inquire about such possibilities when viewing available homes.
- Specialized Financing: While direct financing offers from the park are uncommon, individuals interested in purchasing a manufactured home in Barker's Village may find specialized lenders who offer competitive loan products tailored to manufactured housing on leased land. Exploring these options can make the purchase process more accessible.
- Long-Term Value of Community Amenities: The consistent features and services, such as a peaceful neighborhood, convenient location, natural gas service, and a pet-friendly environment, represent long-term value that acts as a form of ongoing benefit for residents, rather than a short-term promotion.
For the most current information on homes available for purchase within Barker's Village and any potential incentives, it is recommended to consult local real estate listings that specifically feature manufactured homes in Lakehurst, NJ, or to contact the park management for general inquiries about available lots and community information.

Jan 11, 2020 · Shirley McIntyreIt's a mobile home park. Some newer places from what I saw, but mostly older ones. Fairly new place that I looked at was available for $975/month. Also the ONLY mobile home that I've ever seen that has natural gas service! Big plus! Unfortunately they don't allow my German Shepherd Dog as it's on the prohibited breed list.
