Our son had a blast exploring and playing on the premises, especially with his four-wheeler. We also appreciate the rules in place to keep the facility clean and safe. The staff were friendly and accommodating, making our stay truly enjoyable. We’ll definitely be returning in the future!
February 23 · Alexis ButlerCOMPLETE TRASH!!! This is the worst place I’ve ever been. The sewages don’t get cleaned out so they stink constantly, the gate stopes working to get in, they will buckle and dime you for everything. They charge $150 PER CHILD! Like they are animals. They charge your electricity but won’t show you an electricity bill. And MOST OF ALL…. The owner is so rude and unprofessional and keeps people’s deposits just because she feels like it. We took 3 hours to make sure our spot was spotless before we left, gave the remotes back, and then she decided to tell me that my grandson and granddaughter left on Thursday when I was with them when they left on Wednesday. So after my daughter in law tried getting ahold of someone for almost a week, the owner texted her and was absolutely unprofessional and by far one of the most disgustingly rude people I have met. We will all be reporting her and this place.
June 23 · Neal ChapmanThey charge $150 per person for more than 2 people, even 3 month old babies. We paid a month but had to move before the month was over and they assured us they would return our money, but after waiting more than a month we got the check and they had over charged us a few days and then charged us for yard clean up. we cleaned everything up when we left and we didn’t have the lot with a yard so that didn’t make any sense. We tried reaching out and they completely ignored us several times. We did not expect that at all since we always paid rent on time and even paid it early almost every time and never caused problems or issues and lived there more than a year. We thought maybe just a simple mistake or maybe something we weren’t aware of and we just wanted an explanation but once they ignored us more than once, it was pretty evident we’d never hear from them again. The laundry rooms both have dryers that don’t work and they know it but they don’t put signs or put them out of order. They give you like a 20 page of rules and regulations but a lot of things aren’t in there like this cleanup fee they charged us or another time we moved lots and they charged us for not cleaning the sewer drain but they never told us we had to do that and it was not in that booklet either. It also mentions in there that you could only have propane fire pit but then you see people with walls of wood outside their trailer and if you ask the workers, they say you could have a wood burning fire pit. It also says in there can’t wash your car but we saw several people washing their car and trailers. Also a lot of people speed through the park and blasting their music and even warming up their cars for a long time in the morning, all things they say you can’t do but seems like they would pick and choose who they complain to and when they care about the rules. Only when the owners is supposedly around do they care about any of these things or do you see them driving around and then when they do, they’re only around the front and not in the back where more people get away with things. The dog park is also always full of poop and they don’t have any bags. I would always clean our dogs poops and no one else seems like they did nor was that rule enforced like they stated in their booklet. It’s cheaper than other places but also notice they don’t have waiting lists like all the other rv parks in and around Denver area. It get very windy and sandy and hot. No trees. No shade. Gets muddy if it snows or rains. Only shade around is under the tree inside the dog park but you need to request a key for the dog park. They have a gate to the rv park but then no one closes the gate behind them and anyone can drive in or a lot of times the gate doesn’t even work. Smells like cow poop a lot, almost always. Also hear a lot of animal sounds from cows, turkeys, etc and the back neighbors dogs are always barking day and night.

When you leave they continue to say they will get you back your deposit but they never do. Keep proof of everything you will likely have to take them to court if you want your refund.
