Aspen Pointe Mobile Home Park Introduce
For those in Kentucky considering mobile home living, Aspen Pointe Mobile Home Park in Dry Ridge presents an option within the Grant County area. This article aims to provide a comprehensive, engaging, and factual overview of this mobile home park, designed for local users in the Bluegrass State. We will explore its location, the services typically offered, and the features that characterize the living experience here, while also openly addressing the varying perspectives shared by current and past residents.
Aspen Pointe Mobile Home Park is an established manufactured home community located in Dry Ridge, Kentucky. Mobile home parks, often known as manufactured home communities, provide a unique housing solution where individuals typically own their manufactured homes and lease the land or lot upon which their home is situated. This model can often offer a more accessible and potentially budget-friendly path to homeownership or long-term residency compared to traditional housing options.
The community, like any residential area, elicits varied feedback from its residents. One review offers a starkly negative portrayal, describing "zero maintenance to the roads or park," unaddressed "sewer issues," and "negligent and incompetent management." This reviewer also mentions "run down trailers and drugged up neighbors," along with frequent "cop cars... looking for drug activity," painting a picture of significant quality of life concerns. They specifically advise against moving to any "YOUGOTITHOMES parks," including Cherry Hill in Williamstown and other locations.
Conversely, another review provides a much more positive perspective, calling it a "very nice park along with Cherryhill." This reviewer praises "The management and professionalism" as "great," stating they "really care about the cleanliness and keeping the parks up to par. And making sure the Tenants are well taking care of." They highlight that "The lot rent is decent ""415 a month..""And that's cheap compared to any of the other ones."" and describe the "Country" as "Relaxing."
This stark contrast in reviews suggests that experiences at Aspen Pointe Mobile Home Park can vary significantly, potentially depending on individual expectations, the specific time of residency, or perhaps even the specific section of the park. It underscores the importance for prospective residents to conduct thorough due diligence, including visiting the park in person and speaking with current residents if possible, to form their own informed opinion. While some residents find the park to be a suitable and affordable place to live, others express significant dissatisfaction with maintenance, management responsiveness, and safety.
Aspen Pointe Mobile Home Park is located at 22 Chetalou Dr, Dry Ridge, KY 41035, USA. This address places it within the city of Dry Ridge, nestled in Grant County, Kentucky. Dry Ridge is a growing community in Northern Kentucky, strategically positioned along Interstate 75, which offers excellent accessibility to larger metropolitan areas.
The park's location provides convenient access to various local amenities and regional centers. Being in Dry Ridge means residents are within easy reach of local shops, grocery stores, restaurants, and essential services necessary for daily living. The direct access to I-75 is a significant advantage for commuters, providing a straightforward route to Cincinnati, Ohio, to the north, and Lexington, Kentucky, to the south. This makes Aspen Pointe a viable option for those who work in these larger cities but prefer a more rural or suburban living environment. Grant County itself offers a mix of agricultural landscapes and small-town charm, with local attractions and community events that contribute to the regional lifestyle. The accessibility afforded by the interstate connection enhances the suitability of this location for individuals and families who desire connectivity without being in the heart of a major city.
While detailed and universally agreed-upon lists of services are not readily available through general public data for Aspen Pointe Mobile Home Park, mobile home communities typically provide a foundational set of services for their residents. These often include:
- Lot Leasing: Residents lease a designated plot of land within the park for their manufactured home. This lease usually includes access to the park's basic infrastructure.
- Utility Hook-ups: Each lot generally comes equipped with the necessary connections for essential utilities, such as water, sewer, and electricity. However, one review explicitly mentions "sewer issues that are the parks responsibility to never be addressed," indicating a potential challenge with utility maintenance or responsiveness.
- Common Area Maintenance: The management is generally responsible for the upkeep of common areas, including internal roads and shared spaces. Conflicting reviews exist, with one stating "zero maintenance to the roads or park" and another praising management for "keeping the parks up to par" and "cleanliness."
- Waste Management: Organized trash collection services are usually provided for residents within the park.
- On-site or Responsive Management: There is typically a management presence or contact system for residents to address concerns. However, one review states experiences of being "gaslighted or flat out ignored about any issue" and never having a single issue fixed, contrasting with another that describes "management and professionalism is great."
- Included Amenities: One reviewer mentions that the lot rent of $520/month "includes internet and cable," which, if accurate, would be a notable inclusion for residents. The other review states $415/month lot rent, suggesting varying rates or an increase over time.
Given the conflicting reviews, prospective residents should verify specific services, their condition, and management's responsiveness directly with the park and potentially current residents.
Based on the provided information and general characteristics of mobile home parks, Aspen Pointe Mobile Home Park has several features and potential highlights:
- Affordable Housing Option: Mobile home living can be a more budget-friendly alternative to traditional housing, potentially making homeownership more accessible for many. The mentioned lot rent, while subject to debate on its "outrageousness," is still generally lower than many conventional rental or mortgage payments.
- Community Environment: Mobile home parks inherently foster a sense of community. Depending on individual experiences, this can lead to a supportive and neighborly atmosphere.
- Included Utilities (Potentially): One review suggests that internet and cable are included in the lot rent, which would be a significant added value and convenience for residents. (Confirmation directly from park management is advised.)
- Strategic Location: Its proximity to I-75 offers excellent accessibility for commuters to Cincinnati and Lexington, making it suitable for those who work in larger cities but prefer a more rural living environment.
- Country/Relaxing Setting: One positive review describes the "Country" as "Relaxing," indicating a peaceful environment for some residents.
- Management Focus on Cleanliness (Contested): While disputed by one reviewer, the positive review states management "really care about the cleanliness and keeping the parks up to par," suggesting an intention, at least, to maintain standards.
It is crucial for potential residents to weigh these potential benefits against the serious concerns raised in the negative review regarding maintenance, safety, and management responsiveness.

Aspen Pointe Mobile Home Park Reviews
Lived here 4 years now, obligated for one more year before I can legally move the home I own (per their wackadoodle contract), and let me tell you, this last year can't pass fast enough. The WORST place I've ever lived bar none, and I've lived all over this state. If you move here, be prepared for zero maintenance to the roads or park, for sewer issues that are the parks responsibility to never be addressed, expect to be gaslighted or flat out ignored about any issue you may ever bring to their attention (I've had less than a handful over 4 years and never had a single one fixed, one never even responded to). Enjoy monthly notes on your door about yard maintenance and other random gripes whether it applies to you or not, expect run down trailers and drugged up neighbors right next door, pull up a chair with your cup of coffee on your poorly constructed deck while you watch last nights drunken DV dispute spill over into the next morning 3 doors down AGAIN, and keep your curtains drawn so the near constant parade of cop cars with their search lights on looking for drug activity in half your neighbors windows don't blind you. Seriously, all this and more can be your new home for the outrageous price of $520 a month LOT RENT (don't worry, it includes internet and cable 🙃). That's right, $520/mo to park the home you own on a tiny rectangle of land that will transform into a small lake every time it rains, and you get completely negligent and incompetent management for FREE! If this location doesn't work for you, no worries - they have 3 more that are EXACTLY the same! Check out Cherry Hill in Williamstown, and whatever the ones in Crittenden and Richmond are called if you'd like to simultaneously be disappointed, angry, and reluctantly amused at the stereotype you're about to be living in! I'm so for real folks, DO NOT move here or to the other YOUGOTITHOMES parks. They are literally the armpit of trailer park hell.
