This community pay high loot rent with no benefits for these increases. I’m a member of this community that has my property in very good repair and maintenance. I do not get any compensation for work done that the landlord is responsible for. I have cancer, kidney disease and other medical conditions that keeps me from doing work outside my house but I have always make sure everything is clean and working.Currently, I haven’t heard from corporate after texting, leaving messages but I did receive an eviction notice because they said I haven’t paid my rent. My rent is automatically paid from checking account which I was made to have done. I wasn’t informed that they didn’t get paid nor do I have any information saying that they were unable to get paid. Please understand I have never been late with my rent and before complying with the policy to have the automatic deduction I had a credit on my account for overpayment.All of my following the rules and regulations I haven’t received any help or concessions for my compliance. In considering moving into this community please do your research because I believe that renting a home will better benefit you.I would love to move but because I’m buying my home it isn’t an option and selling my property by to the landlord wouldn’t be an option because I wouldn’t get what the property is worth. I feel that I’m stuck here until I can no longer afford to pay lot rent.

I am beyond hurt and saddened that after 2 weeks and many promised phone calls, the “community” still will not call me, or fill in other co-workers as Dana said this week her co-worker would call me on Tuesday and she she never did. Sun communities wont either!!! Such a shame!!!I finally called at 4:30 5/1/2025 for the 5th time, and 3 messages left, someone answered! And stated they knew nothing of my appointment Dana promised would happen on Friday, 5/2/2025. I made it clear that due to my current job, I need 24 hours notice to be here for them to view my home! So at 4:30 yesterday it was too late for me to arrange to be here.I start a full time job on Monday, and it’s 2 hours away. I can’t move until Arbor woods says they want to or not buy by home, and I can’t accept other offers until they offer me or not!!! I am in a bind because Arbor Woods cares not for their residents!!! I have been advised legally that I have more than reasonable effort to let them see it, and am no longer obligated to let them.Horrible customer service is the moral of the story people!They make their nearly $700 lot rent off us, and could care less about maintenance or even basic customer service skills.5/9/2025I let Arbor woods come look. A name called at 10:30 and said Dana would be there 11:05-11:15. At 10:35 Dana and some maintenance man knocked on the door. Idk why I thought they would keep their word! They never do!
May 10, 2025 · Carole HNot recommended ! Site manager Jacob is an unreliable liar. He misses appointments without a call or text. He lists units/ homes that are not complete and in need of repair. Broken screen door hinges, broken porch railing, no hot water, broken toilet seat, broken kitchen faucet, missing microwave, poor lawn care, missing/ripped window and door screens, broken siding, missing shed lock and light fixture, all the floor vents are dirty inside or broken. Ugh, there's more. Rental rate is extortion. Excessive for this type of reality.

Early on there was a swat team raid of a unit two doors down, young adults drinking and running between the homes on the weekends, and I had a bullet go through the outside wall of my daughters' bedroom and get lodged in the interior wall of the bathroom sending shards of a shattered mirror throughout the room. Even after the police dug out the bullet for evidence, the management would not fix the damage leaving us with a daily reminder of our trauma. I had items stolen from in front of my home that were mysteriously returned when I reported the theft to the office. Finally, I have been gone for four months and have not gotten my deposit returned after calling the office of AW and reaching out to the Sun Communities main office. The only good part of Arborwoods is the amount of space you get for the low-ish rent.I just want to add that I did get a call from a representative from Sun Communities, but only after this review was posted.
