---Applewood Community focuses on providing the essential services and infrastructure necessary for comfortable, long-term mobile home living, ensuring a well-managed and appealing environment for its residents. Based on the nature of well-regarded mobile home parks and resident feedback, the typical services offered would include:
- **Lot Leasing:** The primary service provided is the leasing of individual lots for manufactured homes. This allows residents to own their home while renting the land it sits on, often providing a more affordable housing solution.
- **Well-Maintained Roads and Infrastructure:** Residents consistently praise the "very well kept roads" within the community. This indicates regular maintenance of internal roadways, crucial for ease of access and overall appearance.
- **Landscaping and Grounds Maintenance (Common Areas):** The community is noted for its "landscaping," implying that common areas and shared spaces are actively maintained, contributing to the park's overall aesthetic appeal. Homeowners are typically responsible for their individual lot's landscaping, as per community rules.
- **Responsive Management:** A significant highlight from resident reviews is that the "owners are great and very responsive." This suggests an active and attentive management team that addresses resident concerns and ensures the smooth operation of the community.
- **Essential Utilities Access:** Mobile home lots typically come with access to essential utilities such as public water and sewer connections, and electricity, which are fundamental for modern living. (Specific details on utility inclusion in lot rent should be confirmed with management).
- **Community Rules and Regulations:** While not a "service" in the traditional sense, the presence of clear and "not ridiculous" rules is a key feature. These rules, often related to property cleanliness, neatness, and community standards, help maintain the high quality and appearance of Applewood, as appreciated by its residents.
Applewood Community stands out with several key features and highlights that contribute to its highly positive reputation among its residents in New York:
- **Exceptional Management and Maintenance:** This is perhaps the most emphasized highlight. Residents consistently commend Applewood as the "best run and maintained mobile home community" they've encountered. The owners are described as "great and very responsive," ensuring that roads, landscaping, and overall property conditions are kept in excellent order.
- **High Standard of Living:** The community promotes a high standard of living, with residents noting their homes and properties are "beautiful" and "very well kept." This commitment to appearance prevents the community from resembling "some of the other mobile home parks in Oneida County," as one resident positively remarked.
- **Affordable Living:** Despite its high quality of maintenance and management, Applewood Community is described as "very affordable." This makes it an attractive option for New Yorkers seeking cost-effective housing without sacrificing quality or community feel.
- **Sense of Community and Belonging:** The overall sentiment from reviews suggests a pleasant and harmonious living environment where residents are happy. The shared commitment to maintaining property standards contributes to a collective sense of pride and community.
- **Reasonable Rules and Regulations:** While rules are in place, residents appreciate that they are "not ridiculous" and are primarily focused on maintaining cleanliness and neatness. This balanced approach helps ensure a peaceful and orderly environment without being overly restrictive.
- **Peaceful Environment:** The well-maintained nature and clear community standards contribute to a quiet and serene atmosphere, ideal for residents seeking a peaceful retreat from more bustling areas.
- **Long-Term Resident Satisfaction:** The fact that residents have lived in the community for many years ("since 2015," "moved back 4 years ago") and express intentions to stay ("couldn’t be happier," "We love it") speaks volumes about the long-term satisfaction and appeal of Applewood.
As a mobile home community primarily focused on long-term residency and lot leasing, Applewood Community is unlikely to offer traditional "promotions" or "special offers" in the same way a retail business or short-term rental property might. Instead, any "offers" would typically relate to the terms of acquiring a mobile home or leasing a lot within the community.
Potential considerations that might function as "offers" or benefits in this context include:
- **Competitive Lot Lease Rates:** Applewood's reputation for being "very affordable" suggests that its monthly or annual lot lease rates are competitive within the Clinton and wider Central New York real estate market. This inherent affordability acts as a continuous "special offer" for residents.
- **Value for Money:** The high level of maintenance and responsive management, combined with affordable pricing, effectively provides significant value. Residents are getting a well-kept living environment without the premium price tag often associated with such quality.
- **Potential for Pre-Owned Homes:** While new manufactured homes can be placed, opportunities to purchase well-maintained pre-owned homes already situated within the community might arise, potentially offering a more immediate and cost-effective entry point into the community.
- **Stable Living Costs:** Compared to fluctuating rental markets or property tax increases in traditional homeownership, the structure of mobile home park living can sometimes offer more predictable and stable monthly costs for the lot lease.

Applewood Community Reviews
We’ve lived in Applewood since 2015 and couldn’t be happier. The best run and maintained mobile home community I’ve ever seen or heard of. Very affordable too. We love it.
Jul 25, 2024 · Bob JudwareI have lived here in previous years and moved back 4 years ago. It’s a beautiful home and very well kept roads and landscaping. Owners are great and very responsive. Are there rules? Of course. But they are not ridiculous. All we are asked of management as homeowners is to keep our homes and property clean and neat. If there weren’t any rules Applewood would look like some of the other mobile home parks in Oneida County. No thanks.
Sep 24, 2024 · Carlene VenturaI've been a resident of Apple wood for 20 years and its the best decision my parents could of ever made was to downsize and move into a mobile home. Are there rules? Yes of course but the rules are not over the top. As where any place you rent you must get park appropriate first, protect yourself and keep the drama to a minimum. Owners are GREAT and very understanding.
Oct 01, 2024 · randy lohnasApplewood Community is the worst company I ever had the displeasure to engage with. If I could give them a minus 10 rating, I would. The owner and management are mean-spirited, unscrupulous and avaricious. I originally thought their disrespectful attitude was only directed at my husband and I because we inherited a house in the community. However, after reading the comments here and talking with other residents in the neighborhood I understand they also treat their patrons and prospective clients with contempt and disrespect. One of the most grievous characteristics of the owner/management is their penchant for making trivial rules that are not transparent and oftentimes wielded against residents in an indiscriminate fashion. While certain rules are necessary for the efficient management of a large mobile home park, they should be concise, sensible, explicitly stated in the homeowners manual and apply to everyone equally; not arbitrarily leveraged by the whims of a megalomaniac owner eager to dominate the clients he feels are beneath him.Unfortunately there are few protections for mobile home park residents and the owners know this so they harangue their clients into submission-and if that doesn’t work they threaten eviction. They assume most of their residents don’t have the resources to pursue a lengthy battle in the courts. Let’s be honest, even if you have a straightforward case and the resources to pursue it, do you really want to waste the time, energy and money? If you are a resident in Applewood and you make ANY changes to the outside-or any major changes to the inside of your house, make sure you get WRITTEN approval from them before work begins!!! After notifying them and/or submitting paperwork don’t just rely on verbal approval or silence from the management. I cannot stress this enough. If you do not get written approval and management notices or gets word that a change they don’t approve of has been completed, it could cost you a lot of money.Sometime in the near future I hope there is a change in ownership and the residents of Applewood get a much more transparent, competent and reasonable steward because after the debacle we went through, I know they deserve it.
Sep 13, 2024 · Elizabeth BrothertonThe land owners here dictate the terms of a lease as they see fit on an individual basis. We inherited the property here and we were immediately told very rudely by them, that we had to move the property from the park because the roof was non-conforming. The roof was put in a year earlier without their objection to the work proposal. And nowhere in the lease agreement is this mentioned that this type of roof was not allowed. Make sure to get everything in writing ahead of time or they will threaten you with eviction even about things that are not clearly mentioned in the terms of their lease.
