As one resident aptly put it, "Mobile home park? No way. Pretty cool community with many different houses." This sentiment encapsulates the essence of Angola By the Bay: a welcoming and dynamic community that offers more than just a place to live – it offers a lifestyle. Whether you're a long-time resident or considering a new home in the Lewes area, Angola By the Bay Association provides an appealing blend of natural beauty, recreational opportunities, and community spirit.
### Location and Accessibility
Angola By the Bay Association is ideally situated at 33457 Woodland Cir, Lewes, DE 19958, USA, offering a strategic location that combines the tranquility of a coastal community with excellent accessibility to the best of Southern Delaware. Nestled on the Delmarva Peninsula, this gated community provides residents with a peaceful retreat while ensuring convenient reach to popular destinations.
One of the community's significant advantages is its direct access to Herring Creek, a tributary of Rehoboth Bay, which then leads to the Atlantic Ocean. This makes Angola By the Bay a highly desirable location for water enthusiasts, with many homes featuring private docks and easy access to boating, kayaking, fishing, and crabbing. The on-site marina and crabbing docks further enhance this appeal, allowing residents to indulge in their favorite aquatic pastimes without venturing far from home.
For those who enjoy shopping and entertainment, Angola By the Bay is well-positioned. While some residents note that for extensive shopping, heading south might be preferred due to Route 1 traffic, the community is still within a reasonable distance to the major retail hubs and attractions of the Rehoboth Beach area. This includes tax-free outlet shopping, a wide array of restaurants, and entertainment venues, offering plenty of options for leisure and convenience.
Despite its serene setting, the community is not isolated. Its proximity to Route 24 allows for relatively easy drives to nearby towns and cities. While public transportation options within the immediate vicinity may be limited, the community's layout and amenities are designed to support an active lifestyle, including "nice to bike" areas and "dirt trails" for walking and cycling.
The charm of Angola By the Bay also stems from its natural surroundings, with winding streets through wooded areas and along the half-mile waterfront. This provides a picturesque backdrop for daily life and recreation, offering a harmonious balance between nature and community living.
### Services Offered
As a well-established and maintained community, Angola By the Bay Association provides a comprehensive suite of services through its homeowner's association (HOA) fees, designed to enhance the quality of life and ensure the smooth operation of the community. These services go beyond basic utilities, encompassing the upkeep and management of the extensive amenities that define this vibrant neighborhood.
Key services typically covered by the annual assessment fee include:
- Common Area Maintenance: This is a significant aspect, ensuring that all shared spaces, green areas, and facilities within the community are meticulously maintained and aesthetically pleasing. This includes landscaping, upkeep of recreational areas, and general cleanliness.
- Road Maintenance: The association manages the maintenance of the community's internal roads, ensuring they are safe and in good condition for residents and visitors.
- Security Gate: As a gated community, the operation and maintenance of the security gates are handled by the association, contributing to the safe and secure environment highly valued by residents.
- Pool(s) Maintenance: The upkeep, cleaning, and seasonal operation of the community's swimming pools (including the main pool and a shallow wading pool for younger guests) are managed by the HOA.
- Pier/Dock Maintenance: For a community with significant waterfront access, the maintenance of crabbing docks, fishing piers, and marina facilities is crucial, ensuring residents can enjoy these aquatic amenities safely.
- Clubhouse and Community Center Operations: The management and upkeep of the clubhouse and community center, which serve as central hubs for social gatherings and meetings, are covered. This includes ensuring these facilities are available and in good order for various events.
- Recreational Facilities Maintenance: All sports courts and recreational areas, such as basketball courts, tennis courts, bocce ball courts, shuffleboard, softball fields, volleyball courts, and playgrounds, are maintained by the association, ensuring they are ready for resident use.
- Reserve Funds: A portion of the HOA fees is typically allocated to reserve funds, which are crucial for long-term planning, major repairs, and capital improvements within the community, ensuring its continued high quality.
- Management and Staff: The association employs a dedicated staff, including a General Manager, Assistant General Manager, Bookkeeper, full-time maintenance personnel, and security, to ensure facilities operate smoothly and residents' needs are addressed.
It's important to note that while these services are included in the HOA fees, individual utilities such as electricity, water (which is public), and sewer (which is private) for individual homes would typically be the responsibility of the homeowner. However, the comprehensive nature of the association services significantly contributes to a hassle-free and amenity-rich living experience at Angola By the Bay.

### Promotions or Special Offers
As a well-established and highly sought-after homeowners association like Angola By the Bay Association, special promotions or limited-time offers for new residents are not typically the primary method of attracting new members. Unlike commercial developments that might offer incentives for initial sales, Angola By the Bay's appeal stems from its long-standing reputation, extensive amenities, and the value derived from its established community structure.
The "offer" for prospective residents is intrinsically built into the community's value proposition, which includes:
- Comprehensive Amenities at a Competitive HOA Fee: The annual assessment (HOA fee) covers a vast array of services and access to high-quality amenities, including multiple sports courts, swimming pools, a clubhouse, marina access, and common area maintenance. This consolidated fee represents significant value, especially when compared to the cost of accessing similar facilities independently in the Lewes/Rehoboth area. The annual assessment was previously noted as around $700-$800 per assessable lot per year, a cost that covers a remarkable range of services.
- Secure and Managed Environment: The benefit of living in a gated community with professional management, security, and well-maintained infrastructure is a continuous advantage that contributes to property values and resident satisfaction, rather than a fleeting promotion.
- Desirable Coastal Location: The inherent value of being situated in Lewes, Delaware, with easy access to beaches, shopping, and natural waterways, is a constant draw for residents seeking a specific lifestyle.
For individuals interested in joining the Angola By the Bay community, the best course of action is to inquire directly with the association's office. They can provide the most accurate and up-to-date information regarding lot availability, the current annual assessment fees, and any specific terms for new property owners within the association. Angola By the Bay Association Reviews
Mobile home park? No way. Pretty cool community with many different houses. Nice to bike. Some dirt trails. Crabbing dock(yes you can fish it regardless what the old heads say). I fished Milton Fishing Pier, far better and less than 30 mins away. The pool was nice and chill. Benches down by the water.Head south to do shopping. Rt1 is just awful. We enjoyed our stay overall.
Jul 27, 2024 · Steve SteeleBeen coming here since I was a kid and always a wonderful place too stay. However with all the new communities springing up outside Angola will make me think of other vacation places.

Jul 08, 2024 · Maureen ArsolaI have been coming here since I was a little girl so maybe 20+ years and we mostly love this place for family vacations. However, their rules that they enforce got me a little frustrated when we were there last in Aug of 2023. One evening they were my 6 yr who swims in the deep end, and the next day they had a problem with it and told him he couldn't swim in the deep end without some sort of flotation device. However, the day before my mom heard them tell other children they couldn't be in the deep end with flotation devices soooo...🤷🏼♀️ Which is it? Rules to be about safety not whether or not someone feels comfortable watching your child swimming. My child has been swimming since last summer and he is a very competent. Young yes, but able. So just beware when you go to the pool that one day the rules may be different than the next depending who is on duty.
