Angie’s Mobile Home Park, LLC Introduce
For New Yorkers exploring options for mobile home or RV living in the Southern Tier, Angie’s Mobile Home Park, LLC in Pine Valley, NY, might appear as a potential choice. However, it is crucial to approach such decisions with comprehensive information. This article aims to provide a factual overview based on available public data and direct customer reviews, allowing potential residents to form an informed perspective about this particular RV and mobile home park.
Choosing a place to live, whether in a mobile home or an RV, involves considering various factors, including the condition of the park, available services, and the overall living environment. While some mobile home parks offer a highly desirable and comfortable lifestyle, the experience can vary significantly from one location to another. Understanding the realities of a park before committing is essential for a positive long-term outcome. Let's examine the details of Angie’s Mobile Home Park, LLC based on the provided information.
Angie’s Mobile Home Park, LLC, located in Pine Valley, NY, operates as a facility designed to host both mobile homes and RVs. Public records indicate that it has a permitted capacity of 50 sites and offers services for both long-term mobile home residents and RVs with electrical hookups. The park's operational status is confirmed through inspection reports. It's listed as having 53 lots for mobile homes, a rental house, and an office building, with 34 of the manufactured homes being owned by the park operator and transferable with a sale, suggesting a mix of park-owned and tenant-owned units.
Crucially, customer reviews paint a challenging picture of the park's living conditions and management responsiveness. Feedback describes issues such as uncleaned units upon move-in, problems with windows, pervasive cat issues, unannounced water shut-offs, and concerns about water quality. There are also significant complaints regarding delayed or absent repairs and overall poor maintenance of trailers and the park infrastructure. These highly negative sentiments, including phrases like "can't make zero stars!!!! or I wld !!! 😡😡" and "THIS IS DUMP CITY," suggest that prospective residents should exercise extreme caution and conduct thorough personal investigations.
Angie’s Mobile Home Park, LLC is situated at 3597 Watkins Rd, Pine Valley, NY 14872, USA. Pine Valley is a community within Chemung County, New York, offering a rural setting. The location is described as being on a state highway, which generally implies decent road access for vehicles, including RVs and mobile homes for transportation. It is positioned "close to Horseheads, Corning, Watkins Glen and the Finger Lakes region wine and brewery trails." This geographic proximity suggests that residents might have access to the amenities and attractions of these nearby towns and popular tourist areas, including local services, shopping, and recreational opportunities.
However, despite its potentially convenient regional access, the reviews indicate that the immediate living environment within the park itself may present significant challenges. While the location provides access to the broader Chemung County area, the internal conditions of the park, as described by past residents, seem to overshadow any locational benefits. The phrase "you're better in the worst part of hellmira!" (referring to Elmira, a nearby city) underscores a strong dissatisfaction with the park's internal environment regardless of its external accessibility to other towns.
Based on public information and reviews, Angie’s Mobile Home Park, LLC appears to offer the following services, though the quality and reliability of these services are heavily disputed by former residents:
- RV Hookups: The park reportedly offers 12 vacant RV spaces with electrical hookups, and an additional 12 RV spaces available for parking or storage, indicating the capacity to accommodate recreational vehicles.
- Electrical Hookups: Electrical hookups are a stated amenity for RV sites.
- Water Supply: The park is listed as having an "On-site potable water source." However, multiple reviews strongly dispute the quality and reliability of this water, citing instances of "brown" water, "gross mud," and unannounced shut-offs lasting "over 5hrs one day." Tenants are reportedly responsible for the maintenance of their water service connection, shut off, and riser pipe.
- Sewerage System: The park is indicated to have a sewerage system. Tenants are reportedly responsible for the maintenance of their sewage connecting pipe.
- Mobile Home Site Leasing: The core business appears to be leasing lots for mobile homes. The park also owns a number of manufactured homes that transfer with its sale, suggesting some units might be available for rent directly from the park.
- Other Utilities: Tenants are reportedly responsible for the maintenance of connections to other individual home utilities.
It is critical for prospective residents to understand that while these services are technically offered, the consistent complaints in the reviews regarding their functionality and the lack of communication regarding disruptions are significant red flags that require direct and thorough investigation.
Based on the provided information, the following can be noted as features of Angie's Mobile Home Park, LLC, alongside the counterpoints from customer reviews:
- Capacity for 50 Sites: The park has a substantial capacity for mobile homes and RVs, suggesting a potentially large community.
- RV Accommodation: The presence of dedicated RV spaces with electrical hookups is a feature for those seeking RV parking.
- Proximity to Regional Attractions: Its location near Horseheads, Corning, Watkins Glen, and the Finger Lakes region could be seen as a positive for accessing leisure activities.
- Mix of Park-Owned and Tenant-Owned Homes: The park owning some units indicates potential rental opportunities for mobile homes, while also leasing lots for tenant-owned units.
However, the highly critical reviews overshadow these potential features, pointing to significant issues:
- Poor Maintenance and Upkeep: Reviewers repeatedly state that trailers are "run down," "nasty inside," and that repairs are either severely delayed ("may get it done in 2 weeks" for a septic line break leading to "2 weeks if no bathroom") or "won't ever be fixed."
- Unclean Units: A new unit reportedly had to be "cleaned and scrubbed" by the resident because management "refused to clean it."
- Water Quality and Reliability Issues: Frequent, unannounced water shut-offs and complaints of "brown" water leaving "gross mud everywhere" are severe concerns. Management reportedly claims the dirty water is "clean and fine."
- Pervasive Cat Problem: "Cats are everywhere and destroyed so much outside of his home," indicating a potential issue with stray animals or pet management.
- Lack of Communication: Residents "NEVER get any type of notice for water being shut off."
- High Cost for Low Value: "Pay way to much money for a small, barely working, outdated, and disgusting place to live."
- High Tenant Turnover: Comments like "everyone is moving out of there" and "just look at all the empty trailers" suggest a significant exodus of residents.
- Safety and Well-being Concerns: One review mentions a missing cat, speculating it was "probably poisoned," which, if true, would indicate extreme safety and ethical issues.
There is no public information or review suggesting any promotions or special offers at Angie’s Mobile Home Park, LLC. Given the extensive negative feedback, any such offers would need to be carefully scrutinized against the reported conditions.

For New Yorkers considering a mobile home or RV park in the Pine Valley area, the provided customer reviews about Angie’s Mobile Home Park, LLC present a highly unfavorable and concerning picture. While the park does offer mobile home lots and RV spaces, the overwhelming consensus from former residents points to significant issues with maintenance, utility reliability, communication, and overall living conditions. Descriptions like "dump," "disgusting," "run down," and complaints about lack of repairs, brown water, unannounced shut-offs, and an unaddressed cat problem are severe deterrents.
While the location offers regional accessibility, the internal environment of the park appears to negate these benefits. The long-term resident who reported "I wouldn't live in here again for 1 thousand dollars" and the observation that "everyone is moving out of there" are strong indications that this park may not provide the safe, clean, and well-managed living experience that most New Yorkers would seek. For locals, investing time and money into a mobile home or RV spot at Angie’s Mobile Home Park, LLC without extremely thorough personal due diligence, including an on-site visit and direct conversations with current residents, would be ill-advised. It is crucial to prioritize a living environment that supports well-being and offers reliable services, which, according to current reviews, appears to be lacking at this location.
