***
Angel Haven Mobile Home Park is categorized as a dedicated mobile home park. It offers residents the opportunity to own their manufactured home while leasing the land, or lot, on which it sits. This structure provides a sense of permanent residency within a governed community setting. One of the defining characteristics of Angel Haven is its specific age requirement for residents. The park operates under a policy that requires **at least one person in the household to be 55 years of age or older**; all other household members must be a minimum of 40 years of age. This requirement typically fosters a more mature and quieter community atmosphere, appealing to retirees or individuals and couples in a similar life stage looking for stability and calm. The type of living offered here is centered around community engagement and a manageable lifestyle, where home maintenance responsibility is paired with lot rent obligations.
The park is known to its residents for being a quiet locale. The established residential base contributes to a general sense of neighborliness, with many residents reportedly being nice and fostering a friendly environment. The park management has set clear expectations for lot upkeep, with homeowners being specifically responsible for the weeding and watering of their respective yard or garden spot. Management actively enforces these guidelines, issuing reminders to residents when weeds begin to accumulate, underscoring the park's commitment to maintaining a neat and orderly appearance across the property for the benefit of all residents.
The nature of the community is highly social, a major draw for many who choose manufactured home living. **Resident activities and group dinners are common occurrences**, providing excellent opportunities for neighbors to socialize, build friendships, and strengthen the overall community bond. This focus on internal social life contributes significantly to the park’s reputation as a pleasant and engaging place to live.

As a mobile home park, Angel Haven provides essential services, primarily revolving around the infrastructure and communal aspects of the property. The key services and obligations provided or expected include:
- **Lot Leasing and Rental Management:** The primary service involves leasing the land (lot) to the homeowner, which is managed by the park administration.
- **Utility Infrastructure Oversight:** The park is responsible for maintaining and repairing certain shared infrastructure, such as the main water lines leading up to the individual lot. However, residents should note that response times to such issues have historically been slow; a reported water pipe break that was the park's responsibility took over a month to repair, causing a protracted inconvenience with water runoff.
- **Maintenance of Common Areas:** The park is generally responsible for the upkeep and maintenance of shared roads, communal facilities, and entry points, ensuring the overall community environment is pleasant and functional.
- **Enforcement of Community Standards:** This includes actively monitoring and enforcing the mandatory resident age requirements (one person 55+, others 40+) and the rules regarding lot maintenance, specifically notifying residents when there is a need to address weeds and watering on their assigned lot.

★ 5★ 4★ 3★ 2★ 1- Inquired about purchasing at this mobile home park, and the park manager was nothing short of rude and standoff-ish. Could use a lesson or two on manners — it’s unfortunate for the owners who live there are required to entertain his behavior. May 24 · A F (SignatureinGold)
- Rent didn't rise last year but it does this October. Presently, lot rent is $790 and it goes up to $855 Oct 1.One person must be 55+ otherwise everyone else in the household must be 40+.Todd can be a bully and has bee known to bully women. The park is slow to respond to issues you bring up. This last spring, a water pipe broke, and it was in a location that made it the parks responsibility. The break was reported immediately but it took over a month for a company dispatched to repair the break while the water continued to pour out, run under the manufactured home lengthwise and ran down the middle of the street. The homeowner is responsible for weeding and watering their yard or garden spot. If weeds start filling your area, you will get a reminder about your responsibility for upkeep. The park is quiet, the residents all nice, and resident activities and group dinners are common.I used a pod to move my household goods across the country and when it was delivered it wouldn't fit in the driveway, the driver had to put it in front of the trailer. Todd went ballistic, constantly calling the pod company come remove the pod or he would drag it offsite all while friends worked feverishly to unload it. Todd intimidated my wife while I was at a storage facility loading stuff I stored there. August 15 · robert dalton
- Great Neighborhood, Clean and Quiet. Regular community activities, never had an issue with management. I guess all you have to do is be a good neighbor, keep up your place and don’t let it get run down. September 28 · Jack OAT
- This park is managed (owned?) by Commonwealth Real Estate services. These communities are a terrible scam against older folks and those without the resources to buy a regular home. Yearly space rent, which provides virtually no services, goes up on an annual basis and exceeds COLA adjustments for social security and probably most pensions. Needless to say, this is a financial hole in which to throw money. I strongly don't recommend Angel Haven or any other manufactured home park. October 04 · Sam Robertson
- This is a 55+ Park, one adult has to be that age to live here. The space rent is $735 currently which is low for these types of parks. Quiet living and residents are nice. Most residents keep up their yards unless they're not able to hire someone. December 08 · Roxan Kraus
