American Mobile Home Park Introduce
For many residents across Massachusetts, finding a housing option that balances affordability with a desirable location and a sense of community can be a significant undertaking. Mobile home parks, often referred to as manufactured home communities, have long offered a practical and cost-effective solution for individuals and families looking to own a home without the steep price tag of traditional stick-built houses. In the heart of Auburn, Massachusetts, American Mobile Home Park presents an intriguing option for those seeking a tranquil living environment with convenient access to the greater Worcester area.
American Mobile Home Park aims to provide a place where residents can establish their homes and enjoy a quiet lifestyle. While experiences can vary, as is true with any community, the park offers a unique opportunity for homeownership. For Massachusetts locals considering manufactured home living, this community warrants a closer look, especially for its location and the potential for a friendly neighborhood atmosphere.
American Mobile Home Park is located at 751 Washington Street, Auburn, MA 01501, USA. This address places the community in a highly strategic and convenient area of Central Massachusetts, offering residents excellent accessibility to both local amenities and the wider region.
Auburn is a charming town that provides a peaceful suburban feel while being remarkably close to the bustling city of Worcester. Residents of American Mobile Home Park are just a short drive from the Auburn Mall, offering a wide array of retail stores, dining options, and everyday necessities. Beyond the mall, Auburn boasts lovely coffee shops and various local businesses that contribute to its friendly atmosphere.
One of the key advantages of this location is its superb access to major highways. With easy connections to routes like I-395 and I-90 (the Massachusetts Turnpike), commuting to Worcester for work or leisure is straightforward. Larger cities like Boston are also accessible for day trips or more extensive engagements, typically within an hour's drive. For outdoor enthusiasts, nearby parks like Lemansky Park offer beautiful spaces for walks, and the Mass Audubon Broad Meadow Brook Wildlife Sanctuary provides opportunities to connect with nature. The presence of Eddy Pond, with some homes offering scenic views, adds to the natural appeal of the location. This combination of suburban tranquility and urban connectivity makes American Mobile Home Park a highly accessible and desirable place to live for many Massachusetts residents.
Living in a mobile home park like American Mobile Home Park means that certain services are typically managed by the park administration, usually covered through a monthly lot rent or association fee. While specific details can vary and should always be confirmed directly with the park management, common services offered in such communities include:
- Lot Lease: Residents typically own their manufactured home but lease the land it sits on. This arrangement often results in lower upfront costs compared to purchasing traditional real estate. The monthly association fee for homes in the park has been noted to be around $575-$615, though specific figures can vary by unit and time.
- Utility Hookups: Homes in the park are equipped with essential utility hookups for services like water, sewer, and electricity. Information indicates that water is from a public source, and some homes use private sewer systems, while others might connect to public sewer. Heating systems often utilize oil. It is important to note that, as per a resident review, all utilities are typically paid by the resident, in addition to the lot rent.
- Waste Removal: Trash removal services are generally included in the lot rent, simplifying waste management for residents.
- Road Maintenance: The park management is typically responsible for maintaining the internal roads within the community, including snow plowing during winter months, ensuring safe passage for residents.
- Common Area Maintenance: Maintenance of shared spaces and any community amenities is usually handled by the park.
- On-Site Office/Management: While presence may vary, some information suggests an onsite office for residents to address concerns. The responsiveness of landlords is a point of varying experience, so direct communication is key.
American Mobile Home Park offers several features and highlights that contribute to the living experience for its residents in Auburn, MA.
- Affordable Homeownership: The park provides an accessible pathway to homeownership in the greater Worcester area, where traditional housing costs can be significantly higher. Manufactured homes typically offer a lower entry price point.
- Scenic Views: Many homes within the park, particularly those on specific units, boast "picturesque views of Eddy Pond," offering a tranquil and attractive natural backdrop for daily living.
- Community Gardens: The community features "community gardens," providing residents with an opportunity for gardening, outdoor activity, and fostering a shared interest among neighbors.
- Quiet Environment: Despite being close to urban conveniences, the park is described as a "nice, quiet" community, appealing to those seeking a peaceful residential setting.
- Pet-Friendly: Zillow listings for units within the park indicate that both cats and dogs are allowed, though restrictions may apply. This is a significant highlight for pet owners looking for a welcoming community.
- Convenient Parking: Homes typically offer off-street parking with spaces for two cars, providing practical and accessible parking for residents and their visitors.
- Proximity to Amenities: The park's location ensures residents are "close to restaurants, shops and coffee shops, Auburn Mall, Lemansky Park and easy access to major highways like 395 and I90." This means essential services and entertainment are readily available.
- Variety of Homes: While many units are single-wide mobile homes (around 600 sq ft, 1 bed/1 bath), specific layouts may vary, with some featuring updated interiors like new floors, ample kitchen storage with peninsulas, electric ranges, and updated water heaters.
As a mobile home park, American Mobile Home Park primarily facilitates the sale of manufactured homes and the leasing of land lots. Therefore, it typically does not offer short-term "promotions" in the same vein as a retail store or a vacation rental. However, the inherent structure of mobile home park living itself often provides a continuous "special offer" in terms of housing affordability in the Massachusetts market.
The core value proposition for prospective residents includes:
- Lower Entry Barrier to Homeownership: The ability to purchase a manufactured home and lease the land means a significantly lower upfront cost compared to buying a traditional stick-built house in Auburn or the wider Worcester area. This makes homeownership more accessible for many individuals and families.
- Predictable Monthly Costs: While residents are responsible for all utilities, the monthly lot rent, reported to be around $1200, provides a predictable and transparent housing expense. This consolidated fee typically covers the land lease, and potentially some shared amenities and park maintenance (though it's crucial to clarify what specifically is included, as residents report covering all utilities).
For those interested in American Mobile Home Park, the best "promotion" is the direct inquiry regarding available homes and lot leases. Prospective buyers or renters should:
- Contact the park directly to inquire about any homes currently for sale by the park or through affiliated agents.
- Discuss the exact breakdown of the monthly lot rent and what utilities or services it specifically includes versus what residents are responsible for.
- Inquire about the application process and any requirements for residency.
Given the varied experiences with management noted in reviews, prospective residents are strongly encouraged to conduct thorough due diligence, including asking detailed questions about all costs and reviewing the park's rules and lease agreements carefully before making any commitments.

American Mobile Home Park Reviews
This used to be a wonderful place to live until the new owners took over. They have no idea what they’re doing and the park regularly looks unloved. The maintenance guy is rude and will make excuses for not doing their job. They’re rarely ever even at the park, and they lied to everyone in the whole process of taking over. If you wanna pay over $1200 a month for a 1 bedroom mobile home, and cover ALL utilities, and probably take care of your own yard, then this would be the place for you. But if you want a NICE place to live, go elsewhere.
