Mobile home parks in Indiana can offer a more financially accessible route to homeownership or stable rental living compared to traditional stick-built homes or apartment complexes. They can foster a sense of community, with residents sharing common spaces and proximity. However, the quality of experience within such parks can vary significantly, often influenced by management practices and maintenance standards. This article aims to provide an objective overview of Alexandria Mobile Home Park, drawing on publicly available data, including direct resident feedback, to help local users in Indiana make an informed decision.

Alexandria Mobile Home Park is located at 1411 N Park Ave #17, Alexandria, IN 46001, USA. This address places the park within the city of Alexandria, a community in Madison County, Indiana. Alexandria offers a small-town atmosphere while providing access to essential services and amenities.
Alexandria is a smaller city, with a population of approximately 5,150 people. The park's location on N Park Avenue means it is situated within the town, offering relatively convenient access to local businesses, shops, and community services. Residents would likely find local grocery stores, pharmacies, and dining options within a short drive.
For families with school-aged children, Alexandria Mobile Home Park falls within the Alexandria-Monroe Community School Corporation. Nearby schools include Alexandria-Monroe Elementary School (approx. 0.8 miles), Alexandria-Monroe Intermediate (approx. 1.9 miles), and Alexandria-Monroe High School (approx. 1.7 miles). This proximity to local schools can be a significant factor for families.
While Alexandria is a smaller community, its location in Madison County means it has connections to larger nearby cities like Anderson (the county seat) and Muncie, providing access to broader employment opportunities, larger retail centers, and specialized medical services if needed. Personal vehicles are the primary mode of transportation in Alexandria, as public transit options are typically limited in smaller Indiana towns. The park's setting on N Park Avenue suggests a residential area, likely offering a quieter environment compared to busy commercial zones, yet still integrated into the fabric of the Alexandria community.
Based on the nature of mobile home parks and the feedback provided, Alexandria Mobile Home Park would generally offer foundational services, though the quality and execution of these services are a significant point of concern.
Mobile Home Lot Rentals: The core service is the provision of individual lots where residents place their manufactured homes. Residents pay lot rent to occupy the space. Some public listings (like Zillow) indicate units for sale or rent within the park, with features like 2-3 beds, pet-friendly options, central air conditioning, and W/D hookups, suggesting the presence of various home types.
Utility Infrastructure: Mobile home parks typically provide the necessary hookups for essential utilities such as water, sewer, and electricity to each lot. Residents are generally responsible for setting up and paying for their individual utility accounts. However, the provided reviews do not offer specific details on the park's direct utility management.
Park Management: There is an inherent service of management overseeing the park's operations, rules, and resident interactions. However, the provided resident reviews express significant dissatisfaction with this aspect, stating, "The people who run this place need to be fired, or the property ownership needs to change." and calling the management "horrific" in other contexts of similar parks.
Maintenance of Common Areas: Management is typically responsible for maintaining the general infrastructure of the park, including roads and common areas. No specific positive or negative details were provided for this park regarding this.
It is important for prospective residents to understand that while these services are inherently offered by mobile home parks, the quality of delivery, especially regarding management and general upkeep, is a major concern based on the available feedback for Alexandria Mobile Home Park.
When evaluating Alexandria Mobile Home Park, it is essential to consider both the general features common to mobile home communities and the specific feedback from residents, which highlights significant concerns.
Affordable Housing Potential: Mobile home parks typically offer a more affordable housing solution compared to traditional homes in Alexandria, Indiana. This can be a key feature for individuals and families seeking lower monthly housing costs or an entry point into homeownership (by owning the mobile home itself).
Individual Lot Space: Residents usually have their own designated lot space, providing more privacy and outdoor area compared to apartment living. This allows for personalization of the immediate surroundings.
Community Structure: Living in a mobile home park inherently places residents within a defined community, which can sometimes foster neighborly interactions, though the nature of these interactions depends on the overall park environment.
Access to Alexandria Amenities: The park's location in Alexandria, Indiana, provides residents with convenient access to local schools (Alexandria-Monroe Community School Corporation), essential services, and the small-town charm of the community.
Significant Concerns Regarding Management and Condition: This is a critical highlight based on direct resident feedback. Reviews emphatically state, "The people who run this place need to be fired, or the property ownership needs to change." and label it "by far the worst, most run-down place I have ever seen in the United States." The sentiment of "people suffering in that place" and management simply collecting rent without addressing issues is a severe indictment of the living conditions and management practices.
Poor Upkeep and Neglect: The description of the park as "run-down" and the implicit message that the ownership should be "ashamed for letting it get to this point" directly point to a lack of maintenance and overall neglect of the property and its residents' well-being.
These points present a stark contrast: while the concept of a mobile home park in Alexandria could offer affordable living, the severe negative feedback regarding management and the park's condition are paramount features that prospective residents must acknowledge and investigate thoroughly.
Based on the provided information and public data, there are no specific, publicly advertised promotions or special offers for Alexandria Mobile Home Park. Mobile home parks generally do not frequently offer short-term discounts in the same way retail businesses or larger apartment complexes might.
The core "offer" of a mobile home park is typically its inherent affordability compared to other housing types. However, without direct information on current lot rents or any specific incentives, it is not possible to detail any unique financial advantages.
Given the severe negative feedback regarding the park's condition and management, any perceived "offer" of affordability would need to be critically weighed against the reported living environment and potential challenges faced by residents. For the most accurate and current information on any rates, terms, or availability, prospective residents would need to contact the park directly. However, based on the reviews, managing expectations regarding any such offers would be essential.
If you are considering Alexandria Mobile Home Park as a potential living option in Alexandria, Indiana, and wish to inquire further, you can attempt to reach out using the provided address. It is important to note that no phone numbers were provided in the initial brief for this specific park, which can make direct contact challenging.

As there are no phone numbers provided, direct contact would likely involve visiting the property in person or attempting to find additional contact information through other public directories. Given the severe negative reviews regarding management and the park's condition, any direct inquiry or visit should be approached with a clear understanding of the challenges highlighted by current and past residents. This would allow you to personally assess the current state of the park and directly ask questions about the issues raised in the public feedback.
For local users in Alexandria, Indiana, considering Alexandria Mobile Home Park, the suitability of this location is complex and requires careful consideration of significant challenges outlined in public feedback. While mobile home parks generally offer an accessible entry point to housing, particularly in terms of affordability, the reviews for this specific park present a stark reality that prospective residents must acknowledge.
The primary theoretical advantage of any mobile home park is often its potential for more affordable housing compared to traditional single-family homes or apartment rentals in the Alexandria area. This can be appealing for individuals and families seeking to minimize their living expenses. The park's location at 1411 N Park Ave places it within Alexandria, providing access to local community amenities, schools within the Alexandria-Monroe Community School Corporation, and the quiet pace of a smaller Indiana town. For those prioritizing a specific geographical location at a lower potential cost, the address itself might initially seem suitable.
However, the suitability of Alexandria Mobile Home Park is profoundly overshadowed by consistent and severe negative feedback from residents. Reviews describe the management as "horrific," the park itself as "by far the worst, most run-down place I have ever seen in the United States," and express concern for "people suffering in that place" while rent is collected. Such strong language points to significant issues with maintenance, living conditions, and responsive management. These factors indicate that the fundamental promise of comfortable and dignified living may not be consistently met.
For local users in Indiana, choosing a home involves more than just an address and potential cost savings; it involves ensuring a safe, well-maintained, and respectfully managed environment. Based on the available public data, Alexandria Mobile Home Park appears to fall short in these crucial areas. Therefore, while it exists as a housing option, its suitability for local residents is severely compromised by reported poor living conditions and management practices. Prospective residents are strongly advised to thoroughly investigate these concerns and carefully weigh them against any perceived benefits before making any commitments.

May 18, 2025 · JoeGreat place to live. Within walking distance to grocery store, several restaurants, Family Dollar and the local hardware store. There is even a bowling alley across the street for a fun night out. Any repairs that I needed were fixed within a day or two. Quiet park. Management has done a good job of NOT tolerating any loud tenants.
