Afton Place Mobile Home Community is located at 6206 Wade Rd, Baytown, TX 77521, USA. Baytown is a prominent city within the Houston–The Woodlands–Sugar Land metropolitan area, positioned near the confluence of the San Jacinto River and Galveston Bay. This location provides residents with excellent accessibility to various key areas and amenities.
Wade Road offers convenient access to major thoroughfares, including State Highway 146 and Interstate 10, making commutes to surrounding cities like Houston, Pasadena, and La Porte relatively straightforward. For those working in the petrochemical industry, which is a significant employer in the Baytown area, the community's location is particularly advantageous, often providing a shorter drive to various plants and refineries. Additionally, residents can easily reach local Baytown attractions such as the Baytown Nature Center, parks, shopping centers, and a variety of dining options. The proximity to essential services, schools, and medical facilities further enhances the appeal of this location for long-term living. The ability to quickly get onto major roads is a significant plus for anyone living or considering living in this area, streamlining daily commutes and weekend excursions alike.
As a mobile home community, Afton Place primarily focuses on providing the necessary infrastructure and lot amenities for residents to place their mobile homes. While specific detailed service lists are often privately managed by such communities, typical services and amenities you would expect in a mobile home community like Afton Place include:
Mobile Home Lots for Rent: The core service is providing spacious lots where residents can place their own manufactured or mobile homes. These lots typically come with hookups for essential utilities.
Utility Hookups: Each lot is generally equipped with individual connections for:
- Water: Ready access to municipal water services.
- Sewer: Connections to a community or municipal sewer system.
- Electricity: Individual electric meters allowing residents to set up their own accounts with power providers.
Community Management: An on-site or readily available management team is responsible for overseeing the community, maintaining common areas, and enforcing community rules to ensure a harmonious living environment.
Trash Collection: Typically, communities arrange for regular trash pickup services, either through individual bins or a central dumpster system.
Road Maintenance: Internal roads within the community are generally maintained by the park management, ensuring smooth access to all lots.
While a mobile home community's features are often centered around the living lots themselves, the atmosphere and management style play a significant role in the resident experience. Based on available public feedback, here are some points to consider regarding Afton Place Mobile Home Community:
Established Community: Afton Place has been a part of the Baytown landscape for some time, suggesting an established infrastructure and potentially a long-standing resident base. Early reviews describe the community as "good at first" and "very real calm," indicating periods of positive, peaceful living.
Managerial Impact on Resident Experience: Recent customer reviews strongly highlight the significant impact of community management on resident satisfaction. Some residents have expressed concerns about the current manager, citing issues with perceived rudeness and the enforcement of numerous new rules regarding activities such as playing music, performing vehicle maintenance, or having pools for children, leading to fines. These accounts suggest a shift in the community's atmosphere from previously calm to one of increased tension for some residents.
Rule Enforcement and Perceived Inconsistency: Residents have specifically mentioned a perceived inconsistency in rule enforcement, noting that while residents face fines for certain activities, the management itself may engage in similar activities (e.g., "having as many parties she wants in the front"). This perceived double standard has been a source of frustration for some.
Vehicle Permitting: A point raised by residents is the requirement for vehicle permits, with the threat of cars being picked up if permits are not obtained. This indicates a stricter approach to vehicle management within the community.
Impact on Resident Turnover: The cited changes in management and rules have reportedly led to residents leaving the community, suggesting a decrease in overall satisfaction for some long-term residents.

For Texans considering mobile home living, particularly those rooted in or looking to move to the Baytown area, Afton Place Mobile Home Community offers a specific type of living arrangement. Its suitability for locals largely depends on individual priorities and preferences regarding community management style and rules.
From a practical standpoint, the community's location on Wade Road provides excellent accessibility to Baytown's industrial core and major highways, which is a significant advantage for commuters, especially those in the petrochemical industry. The availability of dedicated mobile home lots with essential utility hookups (water, sewer, electric) offers a foundational living solution for those who own or plan to own a manufactured home, providing more space and privacy than traditional apartment complexes.
However, based on recent public feedback, it's crucial for prospective residents to be aware of the current management style and community rules. While some reviews indicate that the community was once "very real calm" and "good," more recent comments highlight concerns about perceived rudeness from the current manager, strict enforcement of rules regarding personal activities (music, vehicle mechanics, pools), and the requirement for vehicle permits. These aspects have reportedly led to dissatisfaction among some residents.
Therefore, for a local Texan evaluating Afton Place, it would be highly advisable to visit the community in person, speak with current residents if possible, and have a direct conversation with the management about current rules, policies, and any concerns. Understanding the specific regulations regarding vehicle maintenance, outdoor activities, and community gatherings would be paramount to ensure the environment aligns with your lifestyle expectations. While the community offers the fundamental infrastructure for mobile home living in a convenient Baytown location, a thorough personal assessment of the current living conditions and management approach is essential for any potential long-term resident.

Feb 08, 2025 · Valeria CalvarioBerenice is such an ugly person,I thought that being Hispanic will make our life better there but things got worse with the time. Good luck to all the people living there with all her absurd rules that she don’t even respect. Previous managers were awesome. We lived well until she took over
Feb 03, 2024 · Bacy GonzalezThe lady in the front will harass you with so many thing! She's quick to give out tickets and report you to corporate. She abuses her power. She gave a speeding ticket to me even though you physically cannot speed in the park due to extreme speed bumps, no complaints there, but when asked if she had any proof of speeding, she could not. If the grass 2in over the maximum height, ticket. All guest have to park at the front and walk, and you cannot have any guest at the pool even if you are with them. Lost lease paperwork that was signed with the last manager and expects us to provide it back for them, but they don't show any kind courtesies towards tenants. It's quiet and clean, but she needs to be replaced!
Nov 22, 2022 · Paige MorganJust like the comment before, this lady is very unprofessional and will do anything in her way to give a fine out for unnecessary things. I’m sure I’m not the only one who’s dealt with it an so far her attitude of approaching me wasn’t that friendly like either, the community is fine and peaceful. Just this lady who brings unnecessary problems to someone family is the issue. Can’t even enjoy a cook out with the family without getting a ticket for being “loud”
Jun 28, 2022 · Edward FloresThe new manager, the female, is incredibly unprofessional. Constant threats of eviction for things like them misplacing your paperwork or calling corporate and reporting the harassment. License plate expired despite the back log of the DMV from covid. She lies to corporate, which is in Minnesota, about how things actually are. Always says everyone is speeding when she has no way of knowing how fast you're going. Will put a notice on your door for the first time that says the notice has been given multiple times. She's a very inconsiderate and abusive in the form of constant harassment. The guy that works here is very cordial at all times. However, the lady is NOT. The people who live here and the park itself is nice and a very quiet place to live. The manager is the negative. Hopefully she will b replaced soon bc the entire community is tired of the overbearing harassment
