- Lot Rental: The primary service, providing a designated space for residents to place their manufactured home. Reviews suggest the lot rent is "decently priced."
- On-Site Management: While details vary, reviews mention a "friendly, easy to deal with and understanding" landlord, which is a crucial service for resident support and community maintenance. It's important to clarify the official contact person or office hours directly.
- Utility Connections: Basic infrastructure for utilities such as water, sewer, and electricity hookups at each lot. Residents are typically responsible for their individual utility bills.

Acres of Shade Mobile Home Park offers several key features and highlights that contribute to its appeal as a residential community in Strafford, Missouri. These aspects are often cited by residents and help define the park's character:
- Clean and Well-Maintained: A significant highlight, with residents noting the park is "nice and clean," which indicates a commitment to upkeep and resident satisfaction.
- Affordable Lot Rent: Described as "decently priced," making it an attractive option for those seeking cost-effective living solutions in the area.
- Friendly and Understanding Landlord/Management: A key positive, as a "very friendly, easy to deal with and understanding" landlord fosters a positive living experience and good resident relations. However, it's crucial to acknowledge the serious counter-review alleging attempted mobile home seizures and evictions, which prospective residents should investigate thoroughly.
- Diverse Resident Population: The park is "populated mostly by retirees and families with children," creating a unique blend of generations and experiences within the community.
- No Fences, Pools, or Hot Tubs Allowed: This specific rule, while a limitation for some, contributes to an open aesthetic and consistency throughout the park.

- Proximity to Springfield: While not a direct park feature, its convenient location near a major city is a significant highlight for access to amenities, healthcare, and entertainment.
- Quiet Environment: The location "off the beaten path" contributes to a more peaceful residential experience compared to urban settings.
One critical point from a review raises serious concerns about management's alleged attempts to take mobile homes and evict residents for "petty reasons." While another review praises the landlord, this stark contrast underscores the importance of rigorous due diligence. Prospective residents should thoroughly research the property's history, seek recent testimonials, and ensure all agreements are clear and legally sound before committing. It is paramount to verify all information and address any concerns about management practices directly and legally before considering a move.

Acres of Shade Mobile Home Park Reviews
Nice an clean. Just needs a playground for the children so there not playing around others houses. Lots of R.V.'s and populated mostly by retirees and familys with children. Absolutely no fences, pools, or Hot tubs allowed in this park, as well as no room for Semi-trucks to park. Lot Rent is decently priced and the landlord is very friendly, easy to deal with and understanding. Literally all it's lacking is a playground area for the parks Family's/Children
Jul 22, 2022 · Ashley ManesManagement attempted to take my mobile home from me. I was not the only one. Others did get their mobiles stolen from them because they got evicted for petty reasons and couldn't afford to move them. Bad people pretending to be righteous.
Dec 29, 2022 · Silent II called Whispering Pines Trailer Park looking for a rental. No rentals right now but I am patiently waiting for the first chance to move into one of them. To top that, the park rep I spoke to is a sweetheart and can accommodate you to your questions pertaining to this location. My Grantmother, who does not speak english was able to communicate and receive answers to her questions perfectly.
Jan 30, 2019 · BR&ONNever had a problem with the land owner but he let's his brother keep up with the park and he is the cause of a lot of problems, he doesn't know his place at all and it's no stretch to say he doesn't know common courtesy or respect
