Quiet place for the most part. Neighbors are generally friendly. Was a great place to trick or treat with the kids this year! Just watch out for the grumpy old man with beard driving his white SUV. Apparently as a resident, he gets road rage because he doesn't like someone in front of him driving the park speed limit!!!🤣Overall a nice place to live!

Nobody can be desperate enough to live in this place. We have the biggest slumlord in the state of New Jersey that runs this place. He does nothing but jack the rent to line his pockets and does absolutely nothing to help anybody out. I was in the office one day and there’s a woman who’s been on the waiting list for 10 years to have trees removed that are touching the top of her mobile home. 10 years? Why Steve Coyle? Some people are allowed to park on their grass for weeks at a time up to three or four vehicles. However, there are others that are not allowed to back their vehicle up to their shed to unload it without getting a nasty letter from Marianne and Steve. They’re pathetic here. Every single year, our rent for space is raised. Every single year. Does not matter that there are people on fixed income here Steve Coyle does not care. Stay away from Spartan Village.

Pros: The majority of the residents here are nice and everyone’s yard is well maintained.Cons: Rent increases every year.Trash pickup days are inconsistent.The speed bumps are ridiculous and they keep adding MORE instead of removing them. Going over them multiple times a day every day is bad for your vehicle and if there was ever an emergency trying to get EMS/fire services through the park is going to take precious time.The mail office is only open for a few hours and getting mail is impossible if you work 9-5 during the week which means there’s only Saturday... I don’t understand why the building is locked and we don’t have a key. I’ve never lived somewhere where the mailboxes are inaccessible and it’s really frustrating, especially during the holidays. Now I have to pay for a P.o. box to avoid dealing with it.The address itself is miserable and often too long to fit into computer systems which causes issues with shipping. Trying to give a friend or a delivery person directions is a nightmare between the speed bumps, the confusing layout and the way parked cars only leave a narrow path to drive down.The homes are shoved right up to the sidewalk so if you want to walk you have to walk in the road. Parking space is an issue because most homes don’t have driveways and there are lots of homes with 3+ cars.Power goes out more frequently than anywhere else I’ve ever lived. There’s been constant construction ever since I moved in. It’s right by a military base and there here loud aircrafts taking off constantly.All of these issues could be offset by a fair price but it just keeps getting more expensive each year despite the renters not gaining anything except more speed bumps and less space.

We bought our home here five months ago. We love it here! It’s very quiet, clean and our neighbors are very nice and helpful. Everyone keeps their homes well maintained and yards clean. We don’t know why there are some reviews that say otherwise but never have we felt thier were drug addicts here and our mail and packages never looked opened and resealed. The women in the office Has been there many years and is very nice and answers any questions you may have. The lot lease is not expensive under $500.00. We wanted to live a simple, affordable, peaceful and quiet life and here is where we found it. We love it!

Awful place to move into. It's full of drug addicts, you have to pay for your water, the mail goes directly to the office and I've experienced it along with others our mail being opened and tapped shut. They tamper with your mail and your not allowed to plant plants in your yard and dig them up to give to others because the trailer park rules are once it's planted in the ground it's the parks property. If you want to fix your trailer and you don't get permission you get a fine and they will write you a letter earning of your evictionIf you need to replace the brakes on your vehicle or you simply want to change your oil in your driveway or on your property your not allowed to do so and you'll get fined. The fines are between $125-$200.If you want to have visitors you have to sign them up at the office, your not allowed to have friends sleep over unless you get the parks permission.My father died August 13 2016 and after he died the park owner really started throwing the rule book at me like crazy. I do my best as a 28 year old trying to maintain my property and vehicles. I'm being evicted because I changed my brakes in my car and was fined $125 so I paid them all in pennies. After that incident I got another fine because my step mother who is very I'll mentally and after my father died she went down hill mentally and she's required to have a home aid or me to assist her with everyday things and long story short I needed the ambulance for my step mother and this was mid afternoon around 2:30 and the office said I was disturbing the peace and I am now going to court because I'm being evicted.This park has no sympathy for anyone or anything. I've never been late on my rent and my grass gets cut every week. I now need a handicap ramp for my sick step mother to have access to the trailer and the park said I need to get permits and I need to get permission from the owner to build one, unless I hired the front office ladies son to so it and then I could have a ramp. So I found a metal fast and easy already built metal ramp and I told the park about it and they said I need someone professional to hook it up but it's already together all I need to do is just place the ramp over my stairs and boom it's done.Now My step mother hasn't been home in over 5 months and this just isn't fair. Everyone is moving out of this place or being evicted. Their singles to replace with doubles. So just a fair warning before buying a trailer in this place, it's not worth the hassle and to top it off the school district here isn't good at all. It's awful just like this place

Worst place ever to live. Landlord refuses to do repairs, barely maintains the roads. Only time you see him is when he wants the rent. Only has one maintenance person, who while a nice person you are not able to call for help have to drive around looking for him. Wouldn't recommend this place to my worst enemy.

Since the owner hired A Hunter to "run" this place things continue to go down hill, like requesting home owners to power wash their homes in the middle of winter. Their "lease" is for an apartment building not a mobile home community. And the company that are running things here seem to think that they can change the name of the park without doing it the proper or legal way.

It's an okay place to live. I enjoyed living here more when the previous landlord owned the park and before Home Depot was built. After reading the posts, I will say that there are children who live here, and most people stay to themselves. Also, there are no rentals allowed in the park.

Visited a friend at this very peaceful trailer community. Properties are properly manicured and most residents had plenty of holiday lights up making the community light up. Very cute little place. However, as a visitor there really iis nowhere to park and I'm sure it keeps the neighborhood safe and clean but I did park along the grass. Forgive me if I broke some rules but I was just visiting.

Fairly quiet, extreme low crime area. Less than a mile from Mack/Volvo medium and heavy truck assembly plant. Highly rated school system. Less than an hour commute to center city Philadelphia. Hour and half to midtown Manhattan.

This place isn't what some are saying. The roads have weeds growing, none of the promises that have been made have been completed. The only real thing the new owners have done since buying the park is to almost triple what the lot rent was. They say it's to put in more in line with other parks, however, most of the people in this park are on fixed incomes, and the rent increases take away from money to buy groceries, utilities and other expenses. The only real new thing has been a new sign that's by the mailboxes, which was supposed to be one of the things to get replaced, and they're still the same dilapidated old rusty ones, allowing people to steal mail, which has happened. If I were able to move I would.

I bought a trailer from these guys and paying rent has been a night mare last month the app kept declining my rent then I was told I have to go to Walmart to pay it 🙄 this month they got it on time again and I was still charged with a late fee !!!! Since being here there’s been more issues than I care to count and most of them not being addressed after speaking to a few of the neighbors we learned it’s not just us having these issues and most of use are trying to look for the owners number and not management

Don’t even apply here if you have an older trailer! They had no problem taking our money for the application fee! Not like everyone is trying to live here! You have trailers with no doors, trailers on their sides! Doesn’t look well kept at all! Actually my fiancé and I came to see a trailer before getting the one we have now and almost fell through the floor! So make sure you tell them the year of your home and also they wanted us to send pictures of it too before sending any money to these scam artists!

Worst people to rent a plot from. New owners bought in August. Never returns calls or emails, quick to call and text about lot rent not being paid. Managers don't know how to return calls about any subjects other than lot rent. Their negligence cost me my house and credit score don't move here

This place is falling apart. The drive in is horrible. Major pot holes all the way in. There's still a vacant trailer pulled off to the side that's leaning badly. Some day that thing is going to fall over. And with it sitting at the side of the road for one if the trailer rows I'm afraid when it does roll someone is going to get hurt badly.

The owners don't fix anything they are just in it to collect rent they don't care about anything or anyone else there. So sad they should be ashamed.

Whomever owns this park should be ashamed. It's a disaster. Some of the trailers don't even look habitable, yet there are families with children living there. There needs to be a "no dog" rule in place. I live nearby and have had to take in multiple dogs from this mobile home park because they are constantly running loose, sometimes the same dog multiple times! Authorities have been contacted and dogs have been taken away over the past few years, but they just get more. The park owners need to set some new rules, regulations, and improve property management, not just for the inhabitants but for the benefit of the entire neighborhood.... instead of just collecting rent.

Severely dilapidated structures in this Mobile Home Park. Some trailers are fair(still not an option I would take) but the majority of them either need a lot of renovations/remodeling or should be condemned. Very few people keep up their yards, leaving trash/debris scattered throughout the lots and road. Some occupants can be known as hoarders. Have heard from previous tenants/reliable sources, that it tends to become infested with either bed bugs or cockroaches through out the year every year without fail. A lot of known addicts and offenders tend to frequent this property. Everybody knows everybodys business, theres hardly any privacy as everyone is close in Proximity. It has only gotten worse over the years. Can be a quiet place on occasion but for the most part, noisy at any given time. Either equipment/tools are being used, people arguing and getting belligerent or partying or dealing with a high volume of traffic constantly in and out. Not a place I could/would consider comfortable or even home. However in a pinch and hard times, a roof over your head is valued and essential so if you can do the construction it needs and have the time and money, you can always fix it up as you go. Not sure on the pricing of rent. I'm sure you can rent to own or even buy the trailer out right. The only positive I can say about this premises is that it is close to the park, which is great for the kids, located across the street, not too far from sheetz, giants, ace, dollar general, McDonald's, and a few other convenient places. It is within walking distance for those who like to be active.

Roadways are too small for 2 vehicles. Children in the road at all hours of day and night pets cats &dogs as well. Parking on one side non existant on the other none at all or 3 cars deep depending on the lot. And it floods everytime it rains more than an inch or two.

It's an extremely quiet neighborhood which is great! But from what my friend told me, even though they've gone from being privately owned to corporately owned, they still base how they treat their residents based off of money. If you've paid your lot fees and stuff for the year-end they won't bother you about your grass being left to grow a lil longer than it should've. Outside of that though, it's peaceful and private. What more could you desire? 😊

We moved to this mobile home park about 3 months ago. The experience was great. Our neighbors are super nice and it is a nice quite place, which we love and appreciate. Every Monday it is the garbage collection day and if Monday is a holiday They collect the garbage on Tuesday which is a plus because in others neighborhood your garbage has to stay there until the week after. I am glad we could call this place a home.

Friendly Neighborhood, people are great. Management is helpful and accommodating. The guys who work maintenance in the park are respectful and friendly. They keep the grass cut nicely; very clean park. The lot rent is very reasonable for all that is offered. The owner of the park is heavily involved in the Norwich community and cares about the local people and the town. Hard to find complaints here.

Quiet community, neighbors overall keep to themselves, but are friendly. People that are complaining about teens and drugs are not near my corner of the park I guess. I work from home so am here all day long- No fast driving noted, no dirty lawns, actually nicer that any of the other parks in a5 mile radius that I looked at when originally looking to buy in the area. Not far from stores and things you need, but also gives a feeling of rural living. Yes I would like to see some potholes fixed- hopefully after the spring weather hits.

The potholes in the main entrance are ridiculous they need to be filled in. When there are cars parked along the left side you basically have to go into oncoming traffic to avoid the dam potholes and risk getting hit head on.

My only complaints are that there are no sidewalks, the road has only been half repaved since the last year, we got in trouble for having a basketball net not 10ft away from the street, and lot rent went up significantly. Otherwise, it is genuinely a nice neighbourhood.

I've spent a lot of time in this small private community of double wides where the residents own their home but pay lot rent for the use if the property. This is not your typical "trailer park." The homes are all doublewide trailers however look and feel as if you are in a modular home once inside. I've visited this area all times of the day and night. It is always quiet. The few people I have seen there and spoke with seemed very coordial and friendly. It's im Exeter Township but the residents all have a Birdsboro mailing address. Seems odd since it's so close to Reading. Lovely little area, imo.

Have you ever heard don't judge a book by it's cover just because the place don't look on the outside you should see some of the ones I have been yea that outside are not beautiful but the inside they are beautiful . It's easy to fix up the inside the outside like the roof windows and putting dirt down that cost a lot of money that a lot of people don't have. And for all the partying and drugs and noise it pretty quiet around here . So don't know were that at .plus you make the best you can liveing with .a lot of people

My aunt lives in park view let’s start with the speed bumps being too high and made to ensure a 5 mph and ruining the bottom of every car that goes in and out. Nobody minds their business your guest will be harassed especially if they are black they will profile them and act like it’s a problem they watch how many times you come and go from your trailer that you pay for and send letters threatening to take your car away. They told my aunt that she was going in and out too much she had to stop driving for Uber and it has become a very uncomfortable place to live or visit.

I personally plan to live here for the rest of my life. We are a wonderful community and you couldn’t dream of a better location. You will find yourself in civil court a lot because that’s the only way to get the landlord to change anything. I and both my neighbors are fighting with him now in court to get David Plaskon to fix the backed up septic tank and remove the dangerous trees that he doesn’t maintain. We’d love to have you as neighbors so that we can grow this lovely community!

Please refrain from renting or buying a mobile home from here. The manager Yull harasses residents, curses at guest you have at your home for parking a millimeter on the grass, becomes irate and swings his phone inn your face. The only GOOD review on here is from the manager YULL himself.

This is a mobil home community. Lived there for two years. Worst place ever. Management is in another state who doesn't care tenants at all. They only want your money, however they can, including charging you fees for not cutting grass, but don't tell you where. Property manager is one of the tenants too. Don't have any training. Can't find at all. They only look for trouble for you. Hard to get out, cause they were giving you the hardest time including you have to clean up everything, and won't let you sell until you do what they say. Worst place ever. If any questions, can't reach the management office or the manager.

For a trailer park, it's ridiculous getting denied for having no credit not bad credit. They also deny you for lack of work history for getting laid off due to COVID-19. It's a trailer not the Ritz Carlton!

Great place to live, has changed a lot and family and pet friendly. Everyone knows everybody that lives here. Great for walking around the park to exercise. Always new homes coming in.Very convenient to everything around this park, ShopRite right up the Black horse Pike bus route right on Black horse Pike the tilton road shuttle on tilton road then you have packing mail self storage places Police athletic league rental country right across the street. Lowe's home Depot McDonald's Burger King everything that's convenient for someone who has to catch a bus or shuttle to go somewhere. Restaurants pizza places and more everything you could want within a few miles of the park. Garden State parkway Atlantic City expressway less than a mile away you're on and off right to the park.For someone who's looking for convenience close to everything Atlantic gardens is truly the place to be. Stop on by take a look around if need be the office numbers on the signs on the homes on our fence call the number then the answer machine will tell you how to put in an application if that's what you need or leave a message and somebody will get back to you.

I inquired to the Park on a rental ad and upon my call, Linda the property manager greeted me with extreme friendliness and professionalism. She took me around showing me and my family the park and multiple trailers both for sale and rent. Her thorough details and kindness comforted me and I felt that this will be a safe place to live. I was correct! I moved into the rental and can't say how happy I am to live here. Clean and kept up fully. I surely see how much dedication she gives to her residents assuring them of her care and management of protecting the park! Thank you Linda for all you have done not only for me but for & to the Park! :-). I highly recommend the Park!

I contacted the Property Manager to inquire about a new mobile home.She made appointment for me at a convenient time outside of normal business hours. The mobile home was lovely and fairly priced (I thought). The manager was very professional and informative. I drove around after our meeting and saw some of the residents and asked them if they were happy living there and both of them said it was a great place to live. I am seriously considering buying a home there.

I lived here for almost 5 years. From start to finish never had an issue. The park manager is very professional and kind but very direct. Before you move in there is terms and agreements that you are to read and with your signature that means you agree to them she also explains it very thoroughly. I witnessed tenants not comply with the rules and after the 4th and 5th time the landlord will send a letter. Follow the rules and pay your rent on time. Everything is based on your income. We are all very friendly here! I am glad to call this place home! It’s a great place to live!!!

I have lived here for over a year. By far the cleanest and nicest trailer park I have ever lived in. The park manager is a very nice person who keeps the park clean and is on top of everything. Would definitely recommend this to anyone looking for not just a trailer, but a safe and comfortable home.

Rip off snobby nasty neighbors. Park manager Linda spy’s in windows comes with almost no notice whenever she wants to units plus has keys and will write u up if u confront her. Most long term neighbors gave me nasty looks n tried to be all my business. Some made rude comments n started at me I tell them I ain’t taking disrespect then I’m the bad guy n I trouble . Been there a few months n got kicked out with no notice for false accusations against the law but she’s such a good liar and this was the 2nd time. My roommate also had a false cop call and because of a new added rule to the lease saying 3 cops call for breaking rules and your kicked out she broke the law but got our moneys n courts said we would only win money if we had good lawyers n physical evidence of harassment/her lying to cops. n some other neighbors said they will do everything to get us leave n we are poor lazy bums (btw person was on temporary work sick leave from a doctor when this was said) Never live here very toxic evil and extremely pregist against lower income residents I rolled out for good after a half a year of hell thank god

If I could rate this disgusting garbage hole lower than 1 star I would. The trailer I lived in in this park was horrible. Mold in every room! Which has caused me health issues. Repairs that were never done . it was filthy when I moved in and the filth included animal feces and urine including a pile of human feces in one room. I agreed to clean for money off the rent and that never happened. Also the park is over run with cats which makes the hole park smell like a than litter box. The heat ducts under my house were in extreme disrepair which resulted in wasting propane. And also cats getting under my house and into the duct work. If I knew how to go about getting that place inspected or whatnot I would. But I don't know where to start .So here's my warning to anyone looking to live here. Don't. I have added photos of the trailer from when I moved in in November of 2017 .

A family oriented and pet friendly campground. We had a good stay at the Hershey RV resort! It was in the off-season, so it was really quiet & not many campers while we were there. We had a nice level gravel "back in" site with a fire pit that was right up against the river at the end of the park, so it was secluded. The facilities were well maintained & clean. While there, we did the Hershey Chocolate plant tour and hung out at the amusement park as well!

Too many empty trailers with debris all over, mold, open doors, falling apart.There are a couple of nice ones but there's more of the nasty ugly ones and more than likely you'll be one of their neighbors the nice ones are not all together in one area. They charge $500 a month but those Trails need to be removed very very disgusting

Nice and quiet. Some people don't follow the rules and have trash outside (mattresses and such) and sleeping bags in the window on one trailer but overall people try to keep up their lots and trailers and are nice. Lot rent is cheap too! Nice neighbors. The trailers by me are nice. Just a few like any neighborhood who don't care.

Lot rent is reasonable but that's about it. Maintenance is incredibly lazy, They don't fix anything, Heck you barely see them in the park. Most of the time they're chilling at Stewart's down the road. We have this massive pot hole in the park that has yet to be filled and it's only getting bigger since it's on the main road. And the roads are busted up through out the park, Not just one spot.And during the winter, The genius working the plow truck tore up several peoples' front driveways. You can drive through yourself to see the damage. And we were told by the park that they can't be held responsible and that it's up to us to fix it. Gotta love that.I wouldn't recommend this park to anyone. They're so quick to take your money but never there to fix anything or improve anything.

Absolutely horrible maintenance, took them a day to get water turned back on from maintenance. Not only that but they don’t keep you updated about when it is gonna be turned back on. Whether it was the lot landlord or the city that scheduled that waterline work it reflects poorly on the whole trailer lot. I just moved here and back in the desert where I came from they’d stay up all night to get it done so people can take a shower for their job in the morning.

This park is well kept as well as quite most days. Be warned about one thing, there is a local, not someone in the park but nearby, who likes to set off fireworks from time to time. This can be annoying, but its no fault of the park managers. The park rules are well enforced inside the property however.

This place is a joke they don’t fix water issues we have been without water since November with very little water actually that just trickles you have to take your clothes to a laundromat to wash them you can’t flush the toilet or shower at the same time. Only bring two cases of water since January then say that it’s just your house and nobody else’s But they expect you to pay a lot rent when you don’t have stuff that needs to be replaced or fixed And you have to go to other peoples houses to shower because there is not enough pressure to shower how are you supposed to feed your animals how are you supposed to cook when you have no water but then they want their rent money

Absolutely beautiful park. Boat ramp, BBQ pits, picnic tables, two different jungle gyms, lovely view of the lake. Bring bread to feed the ducks & geese. Bring a blanket for the beautiful, well maintained grass fields. Port-a-potty bathrooms available.

Management doesn’t fix anything correctly, raw sewage backs up behind mailboxes. The old people in the park walk there dogs and don’t pick up after them. Roads are never salted in winter and is hazardous. I would not recommend living here there’s a reason everyone moves the moment the lease is up

Took some food 2 a sick friend. She lives by herself n doesn't eat what's good 4 her so when I cook on Sundays, I always make sure she has nutritional meals n not junk 2 eat. The people in the park keep the grass cut 4 her n in good shape. If U know an elderly person close by U please take time 2 check on them or just give a few minutes of ur time 2 visit n let them know they're not 4gotten. Blessings n peace b with us ALL! AMEN! 🙏👍

This is my neighbors yard what it looks like in the back anybody else would have a yard looking like this they would get a violation and this neighbor even has a fire in her fire and that's let's go anybody else would do it they get violation this is the neighbor that did over $7,000 in damage to my home I just wish somebody could help I'm disabled with heart trouble and this neighbor still harasses me not even the priests would do anything to this person and one of these days I'm going to have a heart attack because of all this tormenting she's doing to me thank you everybody.

I don't live in this mobile home park. I drove into the park to look for mobile homes for sale this past summer. The owner of the park stopped me. I explained what I was doing. We spoke for about ten minutes. He took my phone number. A mobile home was coming up for sale. He did say he would call me if the people ahead of me didn't purchase this home. The park is in a nice area and I would like to purchase a home in this park.

Very quiet, pleasant park. Nice country setting. It appears that management is not overly strict as sheds, outdoor items are on most lots; unlike many other parks. There are no playgrounds, pool, clubhouse or any other activities available for park residents. At approximately $400/mo I feel lot rent is slightly high, without ANY amenities being offered. On the plus side, I saw many rent to own signs in windows and many newer units available.

Park manager (Bryan) has been super polite and readily available. The set up and views from the RV slots are great. Water pressure is awesome. Convenient location for shopping and such. The only reason I didn't give 5stars is because of the several 30gal trash bags I filled cleaning up the slot. (Clearly the last tenant hid all of their trash under the snow amongst the trees: I imagine it was hidden well enough to go unnoticed). Overall, It's one of the best RV slots we've visited!

Terrible park. Roads NOT taken care of, garbage ALL OVER the place. Terrible snow removal. Potholes galore, with half the road washed out in places. Not much adherence to park rules by several park residences. Absentee owner for the most part. Would NOT recommend this place to my WORST enemy.

Beautiful view of rolling farm lands nestled into the quiet of Elizabethtown. One of the best views of the stars in PA. I am constantly spotting falling stars here at night. It's very peaceful and child friendly. Many of the neighborhood kids gather to ride bikes or play with water balloons. Reminds me of my own youth watching how easily new children are welcomed. On especially cold nights you can faintly hear the donkey at the farm down the road and out of view bellowing.

Owner is harassing older tenet to get them to move. Tenet has been there for over 20 years. Has never been late with rent and keeps property looking nice. All she asks is to be able to keep her garbage cans at the side of her trailer. Her yard isn't level and she falls when she walks in her yard. But because she can't get her cans in the back of her porch she is being harassed and threatened.

Lived here since 2015. Soon will sell and move. Owner seems to discriminate and will try to evict you over your visitors because she assumes they live with you!! She is very judgemental! Some of the tenants are very nice and respectful but beware some are rumor spreaders and act just like the owner. Most of the people are older and several like to talk about everyone and gossip. Not my type of community. Also, no pets allowed but some people get away with things that others dont! Very out dated with everything. Also, the owner drives around the park at lease 6-7 times a day until the wee hours of the morning to see who's cars are parked at your house and will also acuse you of them living there. Dont move here if you want to be harrassed and stressed out! Only reason I can give a 1 star is because the park is clean for the most part!

Wilful discrimination. Admits to violating the ADA Americans with Disabilities Act. Refuses the disabled with state accredited therapy pets: cats. Inside pet. Court ruling last month held landlord accountable financially for wrongfully evicting tenant for a therapy pet. Little Hollywood said they didn't care. Good luck defending this in court & to the PHRC.

This park has been resident-owned for several years now, which means lot fees are NOT intended to create profit/benefits for a third party owner, but rather for the benefit of the community itself. I have lived here for 6 years, and love the wooded atmosphere and quiet neighborhood. Homes in the park are maintained well, and almost all homes have carports, which is not the case in most mobile home parks. I have great neighbors, and also enjoy the regular visits by local turkeys. :) It's a nice place to retire.

It's beautiful here. Lots of wildlife to see. Fox, deer, racoons, birds, and lots of hummingbirds. Maybe even a bobcat or two. I've been here for 12 years, my friend across the road for 19 years.🤗🤗

NOT a 55+ park. Good and bad just like most places. Used to be more good. No on-site management. If you have an issue with a neighbor or in general, you are on your own. Passive board leadership. Self-owned now and that brings its own share of issues. Recently instituted is a $1,500 non-refundable fee for any new incoming home owner. This money will be used for infrastructure.

Non responsive to emails even though you get a message that says some one will contact you. The phone number listed is just a recording of some guy saying the number is not in service. I don't know how it is to live there but the communication skill is lacking. Purchased a home in a different park instead. One that replies to emails and responds to phone calls.

This used to be a wonderful place to live until the new owners took over. They have no idea what they’re doing and the park regularly looks unloved. The maintenance guy is rude and will make excuses for not doing their job. They’re rarely ever even at the park, and they lied to everyone in the whole process of taking over. If you wanna pay over $1200 a month for a 1 bedroom mobile home, and cover ALL utilities, and probably take care of your own yard, then this would be the place for you. But if you want a NICE place to live, go elsewhere.

My Mom but a mobile home there a couple of years ago nice quiet community very clean neighbors that are helpful to one another the one bad thing I can say about this place is that their maintenance fees have been going up every year like everything else but a little ridiculous people are so greedy those people are on fixed incomes they’re mostly retired my mother is still working and she’ll be 78 in January because she feels like she needs to in order to live and buy groceries at a time where she should just be enjoying her life.

I live in this park for the past 5 years. As of two years ago less desirable people have moved into the park and now the traffic drives well over the 7 mph speed limit and It's become not a place for older people who wish for peace and quiet. The landlord is generally a nice person but the recent chaos has begun to wear thin on him. 🐾

I am a current tenant and the property manager Lisa is wonderful! She is very kind, and takes very good care of the park. Rent is fair in the park and they care about their tenants, they also have an amazing, relaxed pet policy!

STAY AWAY STAY AWAY STAY AWAY!!! Frank is a creep and does everything illegally and unprofessionally. I don't even think he knows what the word professional means. I was hired and fired within 3 weeks because I "didn't mop his floors." I was promised free housing plus pay. I was hired to be the trailer park manager but he had me working pretty much as his personal assistant and his maid. He wanted me at his house on several occasions and he made me extremely uncomfortable. After 3 weeks I still knew almost nothing about running the trailer park. I moved into my trailer from 3 hours away, was constantly on eggshells around him because he is never clear about what he wants and is never happy with anything, and then I was fired because I didn't make myself available for him. He wanted me at his house again but I had work to do at the park. When he fired me over text message he told me to start packing. The next day I waited to see what would happen because he has a habit of "firing" people. My coworker affirmed that I needed to leave. I had to get the police involved. They said he can't make me leave without an eviction. So I stayed. I typed up a work contract for him to sign because I foolishly took the job with no paperwork. He didn't even know my last name. The last communication I had with him was that he was "waiting for his lawyer to look at it." I then ended up in a mental hospital because someone close to me passed away and I tried to commit suicide. My mother TOLD HIM what happened but when I got home after a week in the hospital, the locks and doorknobs on my trailer were changed. There was a note on the door saying do not enter call frank first. I called, calm as anything, and he was nothing but aggressive and claimed I was squatting and had no right to be there. I told him he needed to file an eviction to make me leave and he said no I don't. Had to get the police involved again. He is a scumbag and deserves nothing but the worst. And if you're thinking about renting a trailer at the park, don't even bother because he is going through a divorce so he is trying to avoid showing too much income so he is literally refusing to rent to anyone.

My son was trying to buy a mobile home from the owner. I spoke to Frank (the land owner) he said he would get him an application this was on 4-28-24. I spoke to Frank on 4-30-24 I said my son is a truck driver and he would be in the area could he stop by for the application. Frank said why does he have to stop by? I will email him an application. I sent him the email address. On 5-1-24 spoke to Frank again he said he forgot and will get it out. On 5-6-24 my son went to see the mobile home and wanted to buy it but you can't by it without the credit check done by Frank. I asked almost every day from 4-28-24 until 5-8-24. Even the owner tried to get the application and he couldn't get one either. I spoke to Frank several times his next excuse he has no secretary. I said you don't have a copy of the application he said no. I said you told me you would email it. He said I don't know how to do that. Then my son had his realtor call he got really nasty with her and she told my son she can not work with this guy. He is impossible to work with and/or deal with. My son did buy his mobile home in another park without any problems closed on 5-31-24. Stay away from this guy because if you buy from him there is no problem but if you try to sell he will not let it happen. STAY AWAY FROM THIS LIAR!!!!!!!

DO NOT WASTE YOUR TIME HERE! The owner Frank is extremely unprofessional and very sketchy, he doesn’t give you straight answers and will lead you on for days, he also doesn’t show up for confirmed appointments, he will make you wait over an hour to meet with you. He’s very creepy, very unprofessional and the whole thing felt like a scam. The good reviews seem to be years old prior to his ownership and/or possible friends of his because every single bad review I read is exactly what I experienced. I’m a hard working person and took a day off to convenience his time and he doesn’t show up for over an hour. I even called to confirm again on my way to the viewing. Even if this wasn’t a scam (would be surprised if wasn’t) imagine what it would be like to rent from from someone this unprofessional. Absolutely disgusting what he does to people.

Tuckerton Mobile Home Park/Bayshore Homes advertised a 2 br mobile home for rent on FB Marketplace. I msg’ed to see it, spoke to and dealt with “Frank”. Set up a time. He was late. He took me to see a smaller 1 br mobile home for more money, then lost his temper and acted like Nellie Oleson when I said it was too small. 🙄😳🤣 He said HE was done with ME! 😂 Do yourself a favor. Don’t waste your afternoon like I just did! Do NOT deal with this nut! SMH! 😏

Water gets cut off weekly for emergency pipe repairs. Water bill is inconsistent from month to month as they charge the residents the water that leaks out of the bad pipes. Kids walk around all hours of the night even though there is a park mandate curfew. Resident park manager is a complete piece of work, as well as, the company itself. Most of the neighbors I had were loud and on drugs; including the manager and her hubby. Had to call the police for noise ordinance muliplte times since it was after midnight of them blasting music (including the resident manager). Residents will go into your personal car and steal items out of it, and will steal packages off your porch. Good luck if you choose this park as your home.

The park is reasonably clean and roads are well maintained. The onsite managers are excellent. The only problem with this place is the management company that operates it. There is no consistency or logic behind the way they bill for water which is supposed to be metered and rent increases are given at random to only some people in the park and always at different prices for the exact same size Lots.

Friendly community, clean neighborhood. Only issues are there are no sidewalks so kids and adults have no choice but to walk in the road or grass. Also there isn't a playground for children, but there is a big field for children to run around and walk dogs. All together a great neighborhood.

Do you research before renting here. I know a few people whom rented and owned. They both regretted everyday of living there. The neighbors are nosey to say the least, the landlords are are more like high class scumlords, the allowed illegal activity in this trailer Park rivals Baltimore and to top it off the place you call home can be sold out from Uber your feet without warning or provocation.

Water comes out brown or black. We sent in a water test and it came back as a 7 for hardness then the water purity was a 243(supposed to be 1-100). And if waters fine then why people getting water delivered?

We have found that we have no freedom of Speech here in the park we had a Marianne Williamson campaign sign up since spring, we have been told it's a violation of rules. This company from Florida, bought the property sometime later and has bribedthe park residents for a five star rating, that if anyone gives that five star rating they will be included in a chance for $50 off lot rent. They have brought in more homes, ran home through lots tearing up grass, and flowers, making noise cutting trees that our beautiful pair of Cardinals lived, now they are gone.They'll raised our lot rent $105 per month are charging us $21 for garbage and $10 a month for water and sewer line, so our expenses have been raised $136 per month. They rushed us to read rules and bribed us all $25 to get new lease in so many like us skimmed them and didn't seek legal assistance. So we don't remember seeing the sign issues in the lease agreement. My husband had a bad feeling about that as others in community, but we signed and returned our lease. Now our freedom of speech in community is gone! We now hate this place but can't afford to move. They will not buy a good rating, they so far deserve the lowest and too bad a 1 star is the lowest. We were also told by the company representative that our lot rent will go up again next year 6 to 8 percent. This place was a nice place to live now it feels like fascism. This is suppose to be our home a place to relax but, it's not that place anymore.

My family purchases a small mobile home here for my mother. It's a quiet place. Not the fanciest, a lot of run down homes here. That being said it's right next to the interstate. Few miles to a Walmart. And there is overnight truck and trailer parking right next door. It's okay for some lacking funds for a bigger home.

Because he lets all of his buddies move in here and they can do what they want. Constantly driving four wheelers and dirt bikes fast up and down the park roads. The managers had no issue about me staying overnight. Police patrolled around 9-10pm and did not bother anyone. Well lit, 5 minutes from a gas station, and there is a water bottle filling station plus bathrooms inside Cabela's. So thankful for Cabela's during my trip in MA!

Saw a mobile home that would've been perfect for me but lot rent doesn't include water/sewer/trash at $490 a month and on a single salary, that's a bit too pricey with a monthly payment for the home. The park itself looked nice and people living there seemed nice.

Bare minimum park, broken mail boxes, empty plots, trailers open for squatters. Don't provide much but keep raising the rent. Weekly smells like sewage. Bare min trash pick up. Harasses some neighbors about grass but let others plots look like trash dumps. Overrun with cats, they take over your porches.

It a nice place but could look better. I feel they are a little to close together. There is no room to have family and friends over. There is no play area for children. Oh I forgot at Frank & Bill's trailer park no kids are supposed to live in that area. Which there is but to me that's so wrong the lady who runs it don't want children from the other trailer park which is right across you. I thought it was all one. But it's not. But both places need pavement and a play area. Someone's child is going to get hurt.

TERRIBLE. First off let's talk about the trailers it self. The floors are kinda broken so my dad had to reinstall new ones. And there are Mice and roaches EVERYWHERE and it's not just in my trailer because my friends have them too. And the doors are so skinny are easy to break. Now let's talk about the little brats around the neighborhood. there are so many kids that do terrible stuff. There are kids that put eggs in our car and throw eggs at our house and they ding ding ditch us every night. And when me and my friends go out to hangout they throw rocks at us and try everything to get us upset and start a fight. And this kid choked my friends little brother he was FIVE. It's a surprise how after all these years they still haven't gotten kicked out. And I'm 13. Coming from a 13 year old is ALOT. So please fix these problems or you'll have another open house for sale.

Parking is horrible. Went there to visit a friend and almost had my rear bumper taken off my car because there's no where to park. There floor is giving in and no maintenance personnel around. Neighbors don't speak and look at you as if you have three heads.

I was visiting a friend , and when I left his place around 3 or so I got caught in a huge line of people waiting to get children off the bus . I couldn't back up due to people immediately behind me . No signs anywhere just half the neighborhood all on one little Intersection waiting for the bus. They should have a more accommodating location for both the children to get on /off safely , and the parents. Not to mention the random people like me who don't wanna sit in a traffic jam for 15mins . I mean it's cool now I know, and if I leave I'll go out the back way. I am talking about the landowners in this review I in no way give the parents waiting here for their children a 2 star review . (5stars ) for the parents who have to deal with this traffic jam.

Horrible place to live. I have never had a landlord who is more unaccommodating, and money hungry as these people. They do not care about the people who live here and will purposely go out of their way to ignore emails, texts, calls OR they will LITERALLY tell you they don’t have time to deal with it. 10/10 do not suggest living here unless you absolutely have NO OTHER CHOICE... i would still choose to live out of my car before moving there again.

Lived there for 4 years only to be evicted, singled out for supposedly working on cars and the other neighbors that park in grass, have cars jacked up doing repairs never got any letters or trouble. Jacie gross the daughter judge Scott gross of York. Entered home with Brian the maintenance changed locks ripped down our security system from wall breaking the big screen TV. Starview ignored my calls and all efforts to retrieve my possessions including irreplaceable items like my Marine Corps dress blues and uniforms, purple heart medal among many of my tools, and car parts I stored. Judge mark martin of Mechanicsburg was shown call logs and and proof of efforts to get possessions and ignored all and jacie gross had her maintenance crew destroyed all our things a week prior to when judge said we abandoned home and all possessions. These people are liers and theives who hate military veterans and break the law because relation to judges and other corrupt connections.

I lived here for 7 years. The management are corrupt . They allow pets for friends but not everyone else . The will also make up reasons to evict you so they can sell your home & pocket the money. They did it to myself and several others I know.

This dude lives down the street and he lives in his car doesn't pay any lot fees. Just parks in his buddies driveway. He's always stealing my cat 🐈 General Tso and saying he needs General Tso to protect his weed plants. Than he says I toad a so every time I take my cat away and his weed plants get attacked by squirrels or the bottle kids.

Seeing the reviews, we are still having the same issues with undrinkable water and septic leaks. As a father of two and a family of four it's super stressful to be in this situation. Well I came here to visit a friend. Driving past the old rundown auto shop, Burdicks, you get that creeping dread. It's in a delapitated trailer park with a cranky alcoholic woman as the landlord. The inhabitants sometimes dissapear. But that's a story for another day. Idle wheels is a mobile home for the retired elderly. More dread. It's close to the bar, monerie's and you can hear wailing in the woods at all hours.

My grandma used to live here. I always liked it. By main highways, plenty of food places around. Streets are cleaned. Looks decent for the most part. Not loud other than the traffic passing by. Yards aren't the biggest.

Well it has been about 6-9 months since I first let this company know that someone put my name and phone number as there contact info. Several months ago I had a load in that area. I had to park my work truck in middle of road to walk over and look at there board of phone numbers. I called and left messages with the property manager and the owner. And months later I am still getting 3-5 calls daily about this property. So from now on I will be referring every caller that asked about this mobile park to the much nice park up the road. I do not work for them I do not get paid for answering phone calls. I have tryed multiple ways to get them to fix this.

Woodlands elected board is extremely reactionary and retaliate against residents who make the president pat emerson do her job she was elected for.I strongly reccomend finding another place as its also now a 55+ community and have tried to remove ME AND MY FAMILY since they changed to a 55+ comminity after i moved in. Not to mention my lawn was destroyed mearly 4 years aho and they still have to repair my lawn via landscaping.The elected officials do not do anything but fondle each other ans protect each other from having to actually be held accountable for anything. And the taxes are ludicrous as we pay lot rent which is supposed to go towards taxes but whatever.

Woodlands is. 55+ community now.They changed that ablut 3 years ago and have been trying to kick out anyone under that age. Anyone under 55 count your days. Cuz pay emerson has harassed a few younger tenants trying to get them to leave. They are trying to force out younger peoples.

I’ve lived in the park for 10 years and they are doing great things. Owners only pay taxes on their home. The community pays land taxes. We are a 55+ community but have 20% space allocated to under 55.

Some people are very loud with their music and very disrespectful and the quality that people keep their places has gone down tremendously. Looking into renting and went through the park to check it out before reaching out. I am appalled by the amount of trash in some of the yards. Passed trailers yards and 15 and 36 were disgusting. I understand it's a trailer park, but it is disgusting how much trash you allow in your yards. I will be looking elsewhere. Thanks, but no thanks.

Needs a update to park regulations. Groundskeeper needs a change (doesnt follow rules). Stopped and warned over atv riding (licensed)which is not specified in regulations. Also other tenants have motorized vehicles( dirtbikes, minibikes) but haven't been stopped nor warned.Roads also need paved.

In one of the cleanest and peaceful mobile home parks I've ever passed through. Mostly owner-occupied they take very good care of the park and the management is on top of things making sure everything runs smoothly.

Granite Mobile Home Park is beautiful. Park backs up tot he Patapsco State Forest. It is so quiet yiou can hear a pin drop. Its like camping every night. You can see stars for miles and miles, since there are no city lights. Park is mostly clean and neat except for a few people that dont care about trashiness. Owners of the Park should be more demanding of fixing up yards and homes. Most people are good people in here, but you have a few that need to get a hobby because they are more interested in tattle tailing and spying on what youre doing and reporting it to owners of park.

I just made a visit to look around given this parks high rating.thier were a few nice mobiles,most were older saw some with tires sitting around,skirts ripped up or half on,dryer vents venting out a window.all are dead end st,s. My 1st reaction was it needs to be cleaner and held to that standard.the few newer ones were.they have cluster boxs for mail,not standard mail boxs in a run as web pics show.its off the main road and near a very BUSY Chinese church where cars block up st.i expected better then what I saw and it is off very curvy back rds that are single lane.there is another way in.shopping is closest to edlersburg from carroll co.i was disappointed.

I’ve been calling this number everyday, 7 times a day for a week now and no answer. I also came to the office 4 times and there’s never anyone there. I was trying to see if they might have a unit available for rent. If there this bad with people trying to rent a place from them, how are they with there tenants when something needs to be fixed? The little brown shack doesn’t even have a alternate number to call.

Pros: We were newer to PA and did not know the laws. After the neighbor burned down our house the owner offered us a rent to own. I loved living here. There were a few great long term neighbors. The manager was nice and helpful. I only met one owner and he was nice. I miss it so bad and wish I could go back, but we had a dispute with the owners of the park about the city telling us we could not pay taxes for the owners land. It became a whole thing and my ex and I moved because of it. I'd be willing to talk to the owner again. If we had a proper contract and lease this would not have been a thing.Cons: There was a dispute over what taxes renters owed throughout the park. We had the city refusing to let us pay it and the owner telling us we had to. If you sell your mobile home the owner (since they own the land) has the right and been known to take patios and sidewalks you leave behind. So the new people are always wondering where the things that attracted them to it the most went. In this park I saw several electrical fires, because people who bought couldn't afford to update the electric. I never got the lease or contract for the mobile home. If he sees this I would love to talk to him again.Really this stuff is minor and with proper contracts and leases can be avoided. I still like to drive by the park and would love to talk it out with the owner and possibly buy another home there this time knowing all the rules of PA, lol

Since the residents purchased the park there has been major improvements both to the park and to individual homes. It has the feeling of a caring community and old-fashioned neighborhoods where people introduce themselves and take a moment to say hi.

the owner of the park is a very nice guy and most people living there are very friendly. Update:2/26/23 The park is now owned by "the community" even though in reality it is owned by the state. But that was the better option. Most things have stayed the same and it is a great place to live

Almost all the homes were well taken care of, the only drawback here is that I found out they didn't allow dogs,cats were ok. Very nice person came out to chitchat with me when I was looking. My realtor had been informed that dogs were allowed. The best way to really investigate a park is to talk with the people that live there. HOA fee is reasonable and the park looks as if it's taken care of. Office just up from the entry. Easy access to rtes 28,495.

My Mom has lived here over 10 years. It's a lovely place to live and visit. I have a service dog and he is always welcome, accept for 2 mean old men who live there. My Mom is friendly with several of her neighbors they are friendly likeable people. There are close stores such as Wal-Mart, Cumberland Farms, 2 liquor stores, 3 gas stations, Target, a Shopping Mall (outside)... and more, even a chocolate factory all within a mile and a half away.. Dr offices are all over the place within a 2 mile radius. It's the perfect place for seniors. It's also great for visiting families as Edaville Railroad is just down the road a couple miles. Also it's just a short ride to the Cape Code bridges and your off to a day on Cape Cod.

Decent place to live for $425 a month lot fee which includes water taxes sewer plowing trash much cheaper then an apartment in the area west Roxbury is expensive. Mostly older mobile homes in the park with a few newer ones prices have gone up a lot for homes here. It’s income restricted affordable housing for Boston. Neighbors are touch and go depends on who’s near your trailer, most of the neighbors mind there own business but you know any community setting there’s a few that ruin it.most residents are long term people that stay in the park. Awesome location with everything you need at your fingertips .

Can't move out fast enough.Under new ownership. Was AGL if you rent from AGL they take 3 months for minor repairs.You have to follow up daily to get them to come out.Finally when they did the repairs could have been done better by a child.Agl is/ was a joke.I would never recommend anyone ever rent a property from them.

The owner Jack is a wonderful guy. BUT whoever that lady is working for him is not. I had been working with them on getting in the park with my 2 children, my ESA, and my cat and already had purchase plans with the man selling the trailer i just had to be approved in the park. I talked to them about getting my ESA in and wouldn't accept him. Fine. No problem. I'll get him service trained (my son is autistic). I handed in the application and called about it to have them lie to me. The lady was telling people I have multiple dogs (I do not) she tried telling me other people had applied and were better than my application and that the gentleman that was selling me the trailer was selling to someone else. She was quite snooty while I was questioning on the denial of a ESA. I didn't think they could. But I told her I'd figure out a way to be able to make it work. She was dead set on if the dog is over 15 pounds it can't be there. I said if I get him as a vested service dog they can't deny me. Lots of attitude. Lying to the owner about how many dogs I have and lying about the place being sold to another person is NOT good business. Just to be sure I don't get in. Very shady. Very unprofessional. Very unfortunate. I hope they get more help in there because this lady clearly can't operate the place on her own the whole 8 hours a week she's there. Just crazy disappointment for no reason. My home was SO excited for this move/change and for the stick up her butt to be the reason we can't is insane. Do better evergreen.

I love renting on this property, it's quiet and peaceful and very worth it for a military family, I love that we aren't bothered here by anyone and would live to re lease and stay another year. It certainly is worth it.

lived there back in the 70s as a kid we would eat the corn in the corn field then run across the highway and play with tanks at camp drum and steal there ammo boxes full of blanks and dump the gun powder out and set it on fire , once we almost got to ride on a helicopter on the base , no fences back then ,,, good times , except for the long winters , we left in 76 when I was 10 , it snowed like 8 feet

One of the most complacent property management companies I've ever delt with. No rules are enforced. They don't evict people that live here that have things like stabbings and drug dealing happening. It floods most of the time it rains, like over a foot of water. They don't fix pot holes. People leave trash everywhere. The managers have all been pretty rude and inexperience. My sink outlet has no GFI and they keep telling me it's up to code but it definitely isn't. Do yourself a favor and don't move here. They don't give a rats bum about anything but money. They bought up a ton of mobile home parks and aren't willing to actually run them properly. Half the people that live here don't have jobs and just make problems all day.

Nothing included with lot rent; water, trash, and lawn care are all the responsibility of the tenant. I'm aware that road maintenance, private plumbing/sewer, private utility poles, taxes, and management cost money, but with over 100 homes in this park times $600 per month, I really do wonder where the $60,000 in revenue goes.No enforcement of lease provisions regarding garbage/debris in the lawn - many folks here take advantage of the fact that management won't do anything about this, and it diminishes the property values for home owners.3 water outages in the last 6 months. Extended outage this evening, with no updates from property management since the outage (which they claimed would be "brief") began at 1pm (it is now 930pm). As a landlord myself, I understand that projects can quickly become more involved than originally planned, but this is discourteous to your tenants to not provide any updates, especially as folks are coming home from work, trying to cook dinner, and trying to get on with their evening. Property management is inaccessible for updates at this time of the evening. EDIT: I had to go stay with family due to the water outage, and on the way out, I saw a crew at work on Center Street. I am glad the issue is being addressed, but communication from management is insufficient. I'm not mad about the issue- only the lack of communication.A few weeks ago, I inquired about a repair timeframe for the numerous significant potholes upon entry to the park - so significant and numerous that they cannot be avoided. These things are bigger than your standard NY potholes... quite literally, they are large enough that a small-to-medium dog could hide in the largest ones. Management informed me that they are "monitoring the weather," and that the repairs would take place when weather allows. Cold patch can be installed in any weather conditions, and while not the "best" solution, it certainly should have been used at least temporarily. Last week, somebody (maybe another resident who is fed up?) dumped some gravel in the potholes. This gets the job done for now, but if this was management's temporary solution, it's embarrassing that they took so long and selected such a poor method of repair.Management does not appear to value park residents/owners. Fortunately, the regional PM is at least friendly, but friendliness cannot rectify the lack of pride that is apparent someplace in the management chain. Please be advised that you will encounter issues like these if you live here.Update on the potholes a month after original review: Property management has stated they have found a contractor to do the work. This sounds great, but we'll see once the work is done. Let's hope that management does not raise the rent and claim that this was the reason why - they have not addressed the issue since acquiring the park a few years back.

I’ve lived here 16 years and have enjoyed it until Cook Properties took over, now it is awful. I’d give zero stars if I could because that is what I get from them for all the money I pay, nothing. There are serious sewage problems, storm water problems, pothole problems, tree problems and billing problems. I do not recommend this park or any park owned by Cook Properties. If you do decide to buy from them get every single term in writing so you have it for your lawyer, cuz you will soon need a lawyer if you buy from them.

A wonderful senior community. Well managed and maintained. Private pond, bath house, and lodge are just some of the amenities. Although not located directly on the shore, it includes access to the lake.

Indian Village is a seasonal RV park. The camp sites are surrounded by the natural world. The residences of this seasonal camp ground work together to offer social events ie. Pancake Breakfast, Corn and Sausage Roast , Pig Roast to the Vine Valley Community and beyond.

Nice, well maintained, not many disturbances (comments are by personal observation). As a visitor of the community on a regular basis thru 2020 and 2021 it has always been a friendly place. Only critique is a few pot holes on the unpaved streets/drives. Nice to see all the streets paved/asphalt in future.

This is a great park to tour Cape Cod. Park has all basic necessities met. Water, sewer, and electric hookups. Trees and shade is sparse but overall is quiet and relaxing. Small commissary and exchange nearby. We will return!

Between TD Bank and Wendy's and that entrance is also for 7 Sargents Place (Sargents Trailer Park). 9 Sargents Place (Lake breeze Park) is behind this. Look for the street sign inside this entrance, follow the privacy fence near TD Bank far back until you see the sign. DO NOT GO ON ANY DIRT ROADS.

A nice and quiet family friendly mobile home park. They have a little private beach on Milton 3 Ponds which is a nice little perk in my opinion. They have been adding quite a few new homes which are quick to fill up. I think it is in a great location too, far enough from downtown to be quiet but close enough to the highway to still be convenient.

Mobile Home Brokers Unlimited was AWESOME, Bobbi-Jo is professional, trustworthy and a problem solver. We had some issues but she work thru them and resolved them. MHB is great to work with and very speedy with all the processes. And Mike the park manager is also awesome great personality took care of some issues.

Rent goes up every year, their billing for water is corrupt and shady, now they are trying to charge to put stuff in the dumpster but never communicated that there would be a charge. Management is incompetent and the lack of communication is stupid. Now they are saying that they will not allow any dogs after the ones that are already here die. This is monstrous. GPS location for the address I was trying to find was completely inaccurate and sent me to the wrong number when I tried to correct it based on what I could see and information provided from people outside GPS was still trying to correct me there are barely any numbers on the residences which makes it very difficult to identify which location is the appropriate one reception in that area is spotty which makes finding information even more difficult the roads getting there are full of huge holes which damage cars tires vehicles in general unless they're lifted or huge trucks

I like it here. Nice and clean. No riff-raff. Good management. Good neighbors -- I like knowing my neighbors. And it's a great size. Only complaint is there seems to be an anti-cat atmosphere prevailing unnecessarily due to uninformed opinions which creates much stress among alot of us elderly folks who look after these poor animals... People unaware of other wildlife that are nocturnal and unseen while they're sleeping, who create alot of problems, i.e., skunk, raccoons, wolf, fox, deer, coyote (yes), opposums, dogs, moles, voles, rats, mice, snakes... To name a few... And some of which our beloved CATS eat, chase, Kill. So enough said. Thanx for your time.

Rules change like the weather and applied certain days of the week to certain people. Retired OCD owner has nothing else to do but travel from her home 30 miles away to circle the Park & spy. Too preoccupied with trivialities while more critical neighborhood issues run amuck & critical complaints are ignored. Park too small (4 streets) w/too many small kids. No rental office, no sidewalk, 95% Jehovah Witnesses, illicit activities, no playground, no children supervision, no respect for private property, no off-street parking, ex-con residents, etc, etc, etc.

Harborside Village is a similar to a retirement community but also a vacation property community. The location is right on Wellfleet Bay and just 4.7 miles from the Cape Cod National Seashore. Every year there are properties that become available so a visit to the office on Rudy's Way may answer any more questions.

Been here 5 years, had the porch stairs go out from under me after my family reported them being loose, still have the dip in the floor in front of the Master bedroom door he said he'd fix when we moved in (2019). The front stoop fell off to reveal rotten boards underneath.You aren't allowed to winterize your windows using plastic and if you want the windows replaced, you have to pay for all of it yourself.You never know if you are going to have water or not, and if you have a filter, don't be surprised when it turns dark purple.Despite them knowing about my hearing dog when I moved in (gave copy of paperwork and everything) two years later I was required to obtain bite insurance. I begrudgingly paid and didn't complain too much. Now they are claiming that we never told them and says we are violating park rules. In reality they are the ones violating ADA.We paid our rent all through the moratorium from COVID and busted our behinds to ensure he was always paid despite a vehicle accident, our prior jobs going overseas and major health issues. In 2023 he tried to give us a 7 day notice to quit saying we were several months behind. We prooved it false. Now, when we have ended up having to get help with rent through the Maine Masonic Charity foundation he claimed we were 4 months behind and did it again!We aren't the only ones he's done this too either! Another Gentleman was injured at work and had to get help from the GA office and despite the town paying his rent , the landlord claims he was never paid.All of this speaks to someone willingly and knowingly attempting to defraud his tenants!Thankfully I have a sharp legal mind and keep copies of everything! Including texts, emails ect.To be honest, if things weren't so tight right now my family would just leave.

My mom and daughter and others I know lived here for 10 plus years and I visited frequently. It is a charming, safe and tranquil place to live, with beautiful creek and scenery. Most neighbors are wonderful people that are very community and family oriented! I consider it my home away from home.

The manager promises work done but Never does it, bad service here.26 years here and she just makes promises. Don't like living here anymore since Harmony bought the park. The manager had my back yard dug up to fix a water build up when it rains. She never finished the job, my yard is dug up with a 15 ft. by 6in. by 6in ditch. It's been like this almost A YEAR NOW, I've asked her to fix the lawn MANY TIMES, but I just keep getting excuses, I've even complained to HARMONY COMMUNITIES the new owners of the park. She told them that It will get fixed and so far it's BEEN ALMOST A YEARS NOW AND NOT FIXED. I don't know why Harmony Community's keeps her on the payroll because NOTHING IS DONE OR FINISHED AROUND HERE. VERY POOR SERVICE HERE. Even when I've paid my rent on time for the past 26 years this is the kind of service you get here. DON"T MOVE HERE! The manager here is WORTHLESS ,just promises upon promises. UPDATE- UPDATE = UPDATE It's 9-6-20. Well it took almost a year to fix my lawn they destroyed. It was fixed about 10 days ago, I SHOULD HAVE PAID SOMEONE TO DO THE JOB. The person that fixed it filled in the hole but left Big Rocks and mounds of dirt and left the ground uneven. A 12 year old could have done a better job. But I guess they will just hire anyone. I HAD TO FIX IT MYSELF BY REMOVING THE BIG ROCKS AND HUGE MUD BALLS

I lived there for over Three years.Got a great price on a trailer that a private owner was selling.Its Quiet.The trees are beautiful and if you hike down behind some trailers Buffalo creek is there.They have a social gathering room and a beautiful hall to rent..

I use to love it here, until new managment came in. They keep uping rent everytime we turn around added charges for god knows what. I would not recommend even wasting your time trying to get into this place. In the winter the roads are never plowed, and when they do plow they burry you in your driveway. wish I could give this place a 0 star

it's a very tiny park. affordable for me. people keep to themselves for the most part. it's maintained enough for me (i don't care for bright lights at night and couldnt care less about the occasional potholes here n there either).it can get VERY windy here, so prepare your trailer for hurricane winds.one mile from Hanover beach and sunset bay if you're into that. also only a few miles away from Evangola state park. a mile away from the Indian reservation, which means cheap fuel. a mile from the NYS thruway entrance. about 35 min to galleria mall depending on your speed/traffic.utilities: national fuel, nyseg, & city water (included with lot rent). must order private garbage pickup & recycling. (casella comes here i believe).Hope you like fireworks from April to November because it's right over your head daily.Lot rot increase 3% (state maximum) every year.People dump cats here and leave the mess for the few here with compassion to clean up the mess.Pay your rent before the 1st and get $20 off.I miss the elderly ladies we had here for many years... so does my dog 🙃there's a lot more young people with kids now..

For two years there has been an issue with the water. No drinking it, cooking with it, brushing your teeth. They provide two gallons a day per household, but you must get it. Roads are atrocious, winter plowing is ridiculous. Previous owner really took pride in taking care of the land and the tenants. Wish the new owners cared even a smidge as much as him. Lots of older families there. Come on... Do better! 🤦‍♀️

The roads are in dire need or repair and the drive is rough. A lot of the mobile homes are dilapidated and in serious need or repair. But for the most part, the park seems clean.

Hit my neighbors car because they parked behind my driveway, which is stated in the lease agreement signed by everybody not to do so ! Had asked them months prior to not park there. Then had the nerve to claim their vehicle is immobilized which it was only dented in a spot that had rust and a dent there already. Not the parks fault but yea watch out for unintelligent folks lol

Got some flatt rocks for my sister inlaw to put around her back porch. Neighbor tattled over rocks that werent even on her property nor really her concern. Well management came had to take rocks away. Petty. Making it hard for younger families to live there.

Would not recommend living here! If you have " certain " charges ( even if its not severe ). You will not be able to live here. I thought this community was one of a kind but I was wrong. I was trying to help a family because they have no where to go. They have kids and this winter is tough. But management does not allow other people to move in so taking care of others is wrong. To be honest I miss the old management because they were more lenient. If this doesnt change your mind then take the risk!

This park is and has become a joke like none other. I've been living here since 2019, thought it was ok for a trailer park for a couple of years, then joe Izzy passed, but before he did, he finally gave it up and sold out. The new buyers came in pretending to take stock of each individual home and the needs of each family pertaining to repairs. All that said, I was roped into getting my home hud ready and approved for the new manager (a real go-getter, I might add, hehehe). This happened because I wanted a bigger place, and the lady that lived in "the bigger place" had hud, and we would just swap. Ok, I agreed, knowing that I was probably going to lose on this, but to the point, personal time, personal funds to do all repairs mind you this place I want out of Izzy didn't take the best care of so lots of damage that has to be repaired for hud. Done, so come time to move the old lady out and into my place. No manager, no help he sends the half crippled employee to help ME move this lady. I wrote it off. I thought I was bettering my family doing this move into a much nicer place. Upon moving into the new place, I noticed right away that the back porch was sliding down the hill. Notified the manager right away, and he said that the new owner doesn't do porch repairs. Haha, what a joke had to reset it by myself with my daughters. Then I see that the water table in the back yard has risen to the point it's flooding my deck with steady water year round worse in the rainy season so I investigated a little further to see that the pillars my home sits on are sinking like about a foot. Shifting the home as the ground freezes and thaws essentially destroying my home that I was roped into purchasing after the new owner bailed left the manager with a management company that supposedly bought the place and now charging land tax with lot rent and water. Comes to like 700 a month for me, not including my home payment. This place is trash, period. By the way, I've been dealing with a broken t12 and a bad lumbar since a work injury in August of 23, and this guy wouldn't even mow my damn Grass, let alone replace the furnace in this place when I was still renting or my leaking gas stove or replace the French drain causing my house to sink. Again, this place is absolutely trash.

This is my home, and I think 5hat the new management of this could realy do better to treat their existing tenants that pay their rent better than what they are doing. Yes they need to lay down some rules and raise the rent but for those that have been here longer should have kept their services that was part of the old leases and start to enforce the new rules for the new renters that come in. Now we are losing some really good people and getting ones that do not care about how they live here.

Would not recommend. Owners are nosey and will stop cars at random and ask them who they are and why they're there. If you have a guest stay she expects them to pay to do a background check. So don't count on family visiting for the holidays unless they wanna pay to do a background check. Pot holes everywhere and will damage your vehicle. Just all around a horrible place.

We drove through this park two days ago. Who owns this dump? The township should enforce the owner movibgvout all the deserted homes, cleaning the place up, and should sell what's left of this place to someone who should build a winery or something. It looks like a homeless camp. Our mother lived here back in the eighties, and it was decent then. I'm sick to my stomach to see this travesty.

My mom lives here. It's a very good neighborhood and the park manager makes sure to keep the tenants informed. You have to buy a trailer, whether it's one in the park or one you want to bring in. All you pay is lot rent and utilities. They are very welcoming and it is in an amazing school district.

If there was a zero star id pick that... the place is full of violence and the park management are a husband and wife team... they pick their favorite people in the park... kim one of the park managers came banging on my door later than 11pm accusing me of having a friend over.. i owned the place i should be be allowed to have anyone over... they made me tow my car from my house and i finally gave up... i won the court case and Norman got in my face and said who do u think we are, charity??? I sold them my trailer for 1 dollar because i couldnt deal with the harassment anymore... i was told by them if i sold them my house for one dollar i would get a good review towards any apartment rental... i couldnt even get into the prodjects because they didnt fufill their side of the agreement.... i bought a house myself and i just started a lawsuit on Norm Cutri and Kim.... norm lives in florida and owns a buntch of trashy trailer parks... hes a slum lord

She's made many friends here through the years & appreciates the pride the other tenants take in keeping their lots neat and tidy. She was able to get property insurance easily through Foremost as this is a Foremost Sponsored Park, meaning they have to meet a set of requirements set by the insurance company.

Moved in thought it was gonna be a nice place but there are 14 stray cats and kittens running around destroying stuff in the neighborhood. Fixed up the porch here and the cats got on it and shit and pissed all over the outside furniture and carpet I had on the porch have tried everything to keep the cats away, but they refuse to leave my porch alone on top of that. You’re not allowed to have Animals even though it says you’re allowed to have Animals Most if the trailers here are fixed in the absolute cheapest way possible. When it rains, it’s a damn swamp here because there’s no proper rain run off. Trying everything to stay living here, but everything is telling us we need to leave. Oak Springs Mobile Home Community is a 55 and older community and a wonderful place to live. Awesome neighbors, well maintained and updated property with reasonable property rent. An empty space or mobile home is grabbed up as soon as it becomes available. My husband and I have been living here for three years and are delighted to be living here.

This is our sister park. We like where we live, just are disappointed that everything is going "Cranberry", as in, maximized business. There is no reasonable rated living anymore for those on fixed income. Even if you want to live independently and by your own means, you're forced not to. It's expected, but when you are forced from your home of 5, 10 or more years, just sad. So, if you move in, expect your lot rent and water to go up yearly.

Forest Brook mobile home park is a thief. They cashed my $500 dollar deposit on a trailer, and when I called and canceled my request for the trailer. I would not recommend that trailer park to anybody because it’s not worth the money very badly kept and maintained.

Management unresponsive when you need them. Letting existing homes deteriorate, letting the park go way downhill. Be a day late with your rent and you get a $50 late fee plus a three day notice to evict taped to your door. Allow trash and items that belong in storage or thrown out to be kept outside on the sides of homes. Charge people different rates for the lot rental. They do not properly take care of the property. The children’s playground is infested with carpenter bees and is rotting. What more do you need to know?

I'm glad I live in the highest rating mobile home park in Portage. Pave driveways & roads. Also cable included in lot rent bundle. I highly recommend West Park estates. I would never want to live in this trailer park. I would never refer anybody to this Mobile Home Park.

I just had my lawnmower stolen and my truck broken into, and I've had my trash cans stolen. The road to get into this place is horrible, and needs to be replaced, but they only fill in the pot holes, making it bumpy as he!!. There is another entrance that no one can use, even if you want to bike or walk. They raise the rent, and should use the money to put in a gate that you need a code for.

I wouldn't even give this Senior Mobile Home park one star. It used to be one of the nicest parks however under new ownership with the third owed on the 22 years I have lived here the park has went so far down hill that they r having great difficulty keeping the long time tenants, they have lost so many that the last owner had to file bankruptcy. They chased the old timers out and tho it's 55 and over brought young families with kids in which is against the rules governed by the state. You r lucky to get any returned calls, they do nothing to clean up the park tho they raise the rent 30pecent yearly. Being 55 and over the seniors can not get discounts they should be eligable for. It's my thoughts the park won't make it. Their lack of concern for the all over problems no one will move in and lots moving out. There is much more and I would seriously consider moving in. They r a rip off and have no intention on caring of the seniors in the park. I am currently working with the state as they have many violations.

I would like to say since the landlord left and the new one came, things have definitely improved in some aspects like for instance they did try to fix the roads, but there is still a massive pothole near the entrance after you get to where you either turn right or left from either entrance. The old owner put a notice on my door stating that if I don't power wash my trailer then they will be raising the rent by considerably concerning amount as well as putting a notice on a couple of other neighbors who are old and don't have the luxury of getting a power washer, so they ended up having to use big brush to scrub their trailer. I also want to say that even now the landlord doesn't stay until the time they're supposed to close. They usually leave 30 minutes early so when I try to go and pay my rent they aren't there and I have to risk leaving it in the mailbox. The problem with that is a while ago I put money in there and it disappeared yet the landlord said maybe it just fell out and flew away or maybe somebody took it after it fell out. The landlord from before they fired her was a terrible landlord and needed to get fired. The new landlord, however, is a lot better and I'm grateful because they're actually doing a lot more than what the old landlord was doing. For instance she painted the roads with a new blacktop but it didn't fix a few Paul's like the one that I mentioned which is getting bigger. I'd also like to mention most of the neighbors are nice but there are but there are A couple bad apples among them. I would also like to mention that THEY NEED TO FIX THE SEWAGE DRAINS because water doesn't seem to want to drain properly even after they try to fix the drains twice and I ended up having to fix the drain myself where I live and yet it still doesn't drain as well even after making a clear path for to drain better. I'd also like to mention the people that tried to fix the drains the first time after I moved in left left tracks from a to Manny dozer that's supposed to dig dirt and expose the pipes for the sewage and ever since then it's still noticeable and has been for a year now. I think they need to hire some new people in the landscape department.P.s. FIX THE ADDRESS SO THAT WHEN I WANT TO DELIVER SOMETHING I CAN PICK MY TRAILER OR AT LEAST THE MAILBOXES. I literally have to send some packages to family members house because it doesn't register the trailer parks address or any of the trailers in it and if it does it isn't mine because even google maps won't let me pin my trailer or any of the trailers on my road.

Roads are absolutely horrible. Huge pot holes and unnecessarily large speed bumps. People park wherever they feel like, even blocking stop signs and other people's driveways. And hey it's ok if your dog kills another dog. You can still keep your dog and let your kid walk it around the park and then get another dog and leave them all outside barking at all hours of the day and night. Kids screaming and cussing walking down the road. Always trash at the playground.

DO NOT MOVE IN TO THIS TRAILER PARK!!! Park management doesn’t give a damn about any of its residents or their safety in this community. They will turn a blind eye to you. Nor do they uphold their rules for the park that they make you sign when moving in. If you think this is a nice community like I thought, I’m hear to advise you its not nice at all.

I lived here two years ago and still visit often. The speed limit is unreasonably low (10 MPH). Most of the trailers are well kept with neat yards. Lots of people outside loafing and lounging during working/school hours. The number and size of speed bumps is unnecessary.

Moved out over a year ago and now they have sent me to collections for $1200 for lot rent knowing I haven't live there and there's no lease for me there. Stay away the place if full of drugs and the sheriff's department is usually there daily.

Mobile home community. Bring youre own and buy a lot or move into one already there and buy from previous owner. Storage units available onsite and laundry available onsite. Electric hookups and Propane heating all year round required. Right next to the overpass. Lovely little place to go for a stroll.

New ownership is unreachable! Rent has been raised twice within a year. Used to be 400,then 550, and now 625! This is absolutely ludicrous!!! Roads are in poor condition and some of the mobile homes look like a junk yard. Stray cats everywhere. Nobody has a phone number to get ahold of management. We haven’t had a new lease in 3 years! Something needs to be done.

Went to pick up my nephew from a friends and the mobile home park is very dilapidated with trash pouring out of containers and on the ground, many of the trailers appeared unfit to live in. I didnt feel safe awaiting him to come out. More importantly I did not see any signage regarding children at play, and no marked speed limits. It saddens me that people live in these conditions and no pride is taken in their environment.

This place is a joke. Run by con men/women.. I have personally witnessed verbal and physical harassment against my girlfriend and her neighbors. The new management and staff have zero respect for the previous tenants and furthermore less respect than previous ownership.. they deserve lesser than 1 star but is the only way to express thyself.Also would like to express the negligence of one's privacy and property rights.. apparently here you are stripped of common respect and you are nothing more than a monthly income to be had. If you disregard this than you can simply leave.. a single disregard for the people who have lived here.

3 stars BUT this is not a bad review. I stayed 1 month & it is truly not bad, it's just not a 5 star type of place & I am ok with that. This is not really an RV Park, this is a mobile home park that you could park your RV at. The lady who runs it is nice. We were the only RV there, which was lovely. If you want simple, quiet, & are ok with no amenities.

I have read the reviews here and I gotta say that the only thing I see is a woman who is trying to keep what she has nice. We have been here almost two weeks and we love it. Its quiet and beautiful. Diane has done alot of work to the place to make it better and more stable for larger campers. She stops by once in awhile to see if we need anything and if everything is going ok. We didn't know we would need a 50 amp plug in extension and she happily loaned us one till we could order one of our own. She does ask that you clean up after yourself and any pets you may have as any park owner would. She has had people leave here and leave trash all over and let their animals make a complete mess. And as far as helping people out they she has burned too many times to let people stay until they get paid. Too many have pulled out and not paid her a dime. So I see the shady ones who leave the bad reviews. We have enjoyed it here immensely. Diane had been nothing but hospitable and kind. She is strict with her rules but definitely has a reason to be. I give this park 5 stars and would give more if I could. Its absolutley beautiful here and definitely worth the drive to our work site. I will say that if you end up leaving before the month is through there is no refunds. This is an edit so I am editing my review for 3 stars instead of 5.

Great park. Big yards. Quiet. I saw the sour puss lady that gave a one star review and let me tell you I'm glad they left. They had a viscous dog that attacked everything and everyone the day they got here. The owners politely asked them to keep the little monster on a leash. As for phone service anyone who spends any real time pipelining here knows all service is spotty. I'm surprised they got any refund. Most parks will not refund any money on monthly sites. I guess ya better know what you're getting into before you commit? My stay here is and has been great. Owners are nice. Site is peaceful. Internet company offers month to month service. Honestly I'm glad those people with the mean dog left. It's just too bad they had to badmouth a park who did them a solid and refunded any amount. Spots in this area are hard to get. This one is the best I've had.

The park itself is nice, except for the driveway in and out. The owner keeps it rough to keep traffic slow. It will beat up your truck and bounce your camper at 5mph. The owner is less than friendly. Your rent is a little high, and there is no such thing as a refund. If you pay today and have to leave three days from now, you get nothing back.

Very nice Mobile Home park. Residents are mostly well kept as are yards. Streets need some work and the sidewalks, too. Very quiet and safe. Very little traffic noise, but you do hear a train several times a day.

Ive lived here for 17 years. Give or take a year or two. I always come back. It may not be what it used to be, like friendly or communicative. But its definitely the best kept development in Lodi. Would be nice to see the owners or a manager once in while. When can we park on the street again?!?!

Used to be the nicest park in Medina County when my best friend and his family built and owned it. Since being sold several years ago, rent has increased regularly and park has gone way downhill concerning upkeep!No onsite manager and one is needed BAD!!It took my wife and I over 6 years of letters and phone calls to the Owners just to get one of two overgrown Pin Oak Trees removed from beside our home as it has damaged our roof, windows and an entire outside wall and I had year round work cleaning up its mess. Tree Serviced hired by Owners left such a huge mess afterwards that I had an entire weekend of tree trunk, small limb, leaves and sawdust cleanup from my lot and the street. They used a tractor type crawler to carry large logs to the rear of our lot and the dozer type tracks did major damage to our lawn. I also had a severe injury to myself during cleanup that will require a major surgery ASAP and I am in severe pain awaiting a doctors appointment. It's been one month after tree removal (6/26-6/27) on July 26-27 and I still have heard nothing concerning the promised stump grinding so I can restore my lot to it's pre- tree removal beautiful condition! I am disabled but, they have made it apparent that it's "who you know and blow" as another resident called the Office just recently to request a tree removal and the tree service was at her home the very next day and I was told they did outstanding work on that job. The Park Owners have made it obvious to some of us that they only care about certain residents and in receiving the lot rent $$$ from anyone that's willing and able to pay as it increases regularly!

A renter there has many issues. The interior has several plumbing issues that haven't been addressed. The issues were reported but nothing has been done. Upon moving into the trailor, the carpet wasn't cleaned, the interior wasn't painted, holes in the walls not repaired, several windows are broken and the remaining glass is very sharp and dangerous. The lights have no coverings and the blinds are broken. The steps into the trailor have a rail, but it's on the wrong side. The door doesn't fully close and the last step into the trailor has broken away from the edge of the entrance, posing a trip and fall risk. It needs repaired.

I've lived in this park for over a year. I love it. It's Quiet and the people are nice and friendly as far as the one's I've met...I have no complaints.

Pot holes everywhere. Park for kids run down. Kids running roads doing nothing but cussing and fighting or destroying empty trailers

This place is ridiculous. They say they got a park there they don't. There's no laundry room anymore and no trash . For 500 a month in lot rent you think you'd get some ammenities I'd rather spend a couple hundred more a month and have a landlord fix the trailer or issues.

I came to tour the community was looking for a used home there was none available but Rachel was very helpful on helping me look into financing. Very nice and clean property!

After moving in March we still have out shed in pieces in back yard with promises it will be put up and still isnt and still have no ac this place is not what is was made out to be promises that do not get filled but they still want rent when i have to pay $200 a month for storage because i cant keep things here and have to sweat inside because they slack on everything very disappointed with this whole park

My mother lives in this park, the manager Heather is absolutely AMAZING and response time is almost instant! The grounds of the park are clean and very well groomed, the maintenance man also mows my mom’s yard as she can not move around very well. We are so appreciative of Heather & the Maintenance man who I believe his name is Derrick

Do not move here! They keep raising the rent. Adding in unneeded things such as mail boxes when we had a mail room! There is no amenities no park no pool and no guest parking yet we are told no street parking so where are visitors supposed to park?! They keep adding in unnecessary rules making this place feel like a HOA! Then they do things like turn the park water off without any warning! I was in the middle of a shower covered in soap! With places to go and no way to rinse myself off! When I called and text to complain no one answered the phone and no one responded to my text! I can’t wait until we’re able to move out of this park! At least when Heather was here you could get someone to reply or give a answer even if she couldn’t control when the problem was resolved!
