This location places it in a convenient position within Orangeburg, offering a balance between rural tranquility and accessibility to local amenities. Its proximity to main roads ensures that you can easily travel to and from the site, whether you're heading into town for groceries, work, or a bite to eat. The accessibility is a significant benefit for long-term residents who need to commute or run errands regularly.
For those traveling with a vehicle, the on-site parking is a key feature, providing a secure and convenient place to park. This is especially important for campers and RV owners, as it eliminates the stress of finding adequate parking spaces. The large lots mentioned by visitors further contribute to this sense of space and ease of movement, allowing for a comfortable and uncluttered living situation. The location feels removed enough to be peaceful, yet is close enough to the essential services of Orangeburg to not feel isolated.
Navigating to Proett Plantation is straightforward, and its address is easily found on GPS and mapping services. This ensures that new visitors or long-term residents can find their way without any trouble. The location’s quiet nature is a defining characteristic, and this is largely due to its setting, which avoids the noise and commotion of busier areas. For people who prioritize peace and quiet above all else, the location of Proett Plantation is a major draw.
This campground is not defined by a long list of recreational activities or luxury facilities. Instead, it is characterized by its simplicity and focus on core services that are essential for long-term campers. The services offered are direct and practical, designed to meet the fundamental needs of residents.
Services offered at Proett Plantation include:
- On-site parking: A dedicated space for vehicles, which is crucial for campers and RVs.
- Long-term lots: The campground specializes in providing large lots for extended stays, catering to those who need a semi-permanent residence.
- Child-friendly environment: The campground is noted as being good for kids, which suggests a safe and open space for children to play, albeit without specific amenities like playgrounds or organized activities. The quiet nature of the site makes it a safe place for families.
These services highlight the campground's primary function as a long-term residential spot rather than a short-term vacation destination. It is a no-frills approach that appeals to a specific audience—those who have their own recreational needs and simply require a quiet, large space to call home.
Proett Plantation's features are what truly set it apart from other campgrounds. They are less about luxury and more about the fundamental qualities that make a place feel comfortable and livable for an extended period.
Key features and highlights include:
- Quiet atmosphere: This is perhaps the most significant highlight. The campground is known for its quiet and peaceful environment, which is highly sought after by many long-term campers. It provides a serene backdrop for daily life.
- Large lots: Visitors have noted the generous size of the lots, which offers ample space for campers to set up their living area without feeling cramped. This is a considerable advantage, especially for those with large RVs or those who appreciate having a bit of extra room around their site.
- On-site parking: The convenience of having on-site parking cannot be overstated, providing both security and ease of access for residents and their vehicles.
- Good for kids: The open and quiet nature of the property makes it a suitable place for children to be, offering a safe environment for families. While there are no dedicated playgrounds, the spaciousness of the lots allows for plenty of outdoor fun.
- Focus on long-term stays: The business model of the campground is geared towards those seeking a more permanent or extended residence, providing a stable and reliable place to stay for months at a time.
While the reviews mention a lack of amenities, this is a deliberate part of the campground's identity. It doesn't aim to be a resort; it aims to be a quiet, spacious, and reliable place for long-term living.

Proett Plantation is a compelling choice for a very specific type of camper. It is worth choosing for several key reasons, which align with the needs of a long-term resident rather than a short-term tourist.
First and foremost, its quiet atmosphere is its most significant selling point. In a world where peaceful retreats are becoming harder to find, this campground offers a genuine escape. For individuals who work remotely, need a peaceful place to study, or simply want to live in a serene environment, this is an excellent fit. The lack of a high-traffic, amenity-rich environment means less noise and more tranquility.
Secondly, the focus on long-term residency is a major benefit. Many campgrounds are designed for short stays, with strict limits on how long you can remain. Proett Plantation caters to a different clientele, providing a stable and consistent place to live for an extended period. This is perfect for those who are in a transitional phase of life, working in the area, or simply prefer the mobile lifestyle of RV living without having to constantly move. The large lots offer the space and comfort necessary for a prolonged stay, allowing residents to truly feel at home.
While the reviews provide mixed feedback, it is essential to understand the context. The negative feedback appears to stem from specific personal disputes with management, which is an unfortunate aspect of some business interactions. It is crucial for potential residents to have open and clear communication with the landlords from the outset to avoid any misunderstandings. The positive feedback highlights the core strengths of the property itself—its quietness and spaciousness.
For those seeking a straightforward, no-frills, and above all, peaceful long-term camping spot in Orangeburg, Proett Plantation offers a unique and viable option. It is a place for those who provide their own entertainment and amenities and are simply looking for a quiet, large space to park and live. If a quiet, long-term lot is what you're after, this campground is a place worth considering for your next extended stay.

May 13 · Douglas WorleyNice owner. Nice campground. Quiet and safe. No internet. No cable to speak of. No place to dispose of garbage .Only problem was there were ants everywhere. We even had ants get in our rig from the stabilizing jacks. The baby got bites on her feet playing outside in her sandles!
