The important part is:Pine Cone Resort in Freehold, NJ, has an (unpublished and undisclosed) policy not to allow sewage service or dumping for folks who come in with anything in their holding tanks. Holding tanks must be empty on arrival. And don't question them about the efficacy of springing such a policy on visitors at the last minute - you'll get an earful.TLDR: We made reservations for the final night of a 10-day trip at the Pine Cone Resort in Freehold, NJ. The only confirmation we had was a phone conversation. When we got there, the receptionist found our reservation and started checking us in. Then she asked (might be paraphrasing here) "Are your holding tanks empty?" We had dumped at the last campground, and we had a day's waste in them, so I answered honestly (something like) "No, there's about a day's waste in them." That's when we were told we would be denied sewer/dump service because they had a policy of "No outside dumps."Mind you, this is the first we heard of that policy. It was not on their website, there was no email confirmation for that policy to be disclosed, and they didn't mention that on the phone prior to arrival. When asked, they could not produce a documented policy to that effect, and would not go on record as having such a policy. We even offered to pay extra to dump – no.After that, I had a very unpleasant discussion with someone I believe to be the owner. They did offer to refund our reservation if we decided to cancel. After making sure we had a Plan B, we cancelled. I would have left only a one-star rating for their deplorable performance, but they get a second star for actually refunding our money.My real gripe is - we found out about the policy after it was too late to do anything about it, and that it seriously interrupted our plans for that part of the trip. Had we known ahead of time, we would have made appropriate arrangements. Hence this review, so others will be aware.Funny (sorry, not sorry): They wouldn’t take our S#1t, but they had no trouble dishing it out.EDIT: A response to the owner's response:Thank you for going on record about your "no outside dump" policy - people need to know. Yes, we asked for a non-sewer site because we did not need a hookup, just a dump. There is no place online to request that (as you suggest in your reply), but we did mention that when verbally confirming the reservation. You say you don't advertise a Dump Site. Your website shows a Dump Station on your map (a fact I mentioned while there - screen shot uploaded here - taken just now), so yes, you DO/DID advertise a Dump Station - an outright lie and false advertising. And it was also on the Camp Map you gave us at check-in (also uploaded here). Yes, I did raise my voice - after being told things like "No NJ campground accepts outside dumps" - another outright lie. You can't just lie to people and expect them not to be upset. Furthermore, we did offer to pay more to be able to dump or for a sewer site (see original review), but again you denied that request due to your "no outside dump" policy. You sprung that on us after it was too late to do anything about it. My real gripe is that you were not transparent about your policy and it truly had a negative impact on our trip. Lying to us made the experience all the more unpleasant. There's no way we would have stayed after the treatment we got.I understand this is mostly he-said, she-said. Except that you lied about not advertising a dump station, and that is independently verifiable as readers can also go to Archive.org to look up historical versions of your website that show the same map posted here. And your reply that we should have indicated the need for sewer online is another falsehood, as there's nowhere on the form to do that. Best case is you lied to us and misrepresent your campground. The park is gem in the middle of one of the most populated areas in America. Nice rustic scene with lots of shade and the staff was wonderful. Lots of green space to walk the dogs and relax with a nice pool. Spots are tight but manageable roads are in good shape I loved it there and will be back. Folks that complain about the price are wrong it’s a very expensive area !

She was very pleasant to work with and was thorough. She just wants people to follow rules. Hence why this was by far the cleanest camp ground I have been to. Can't wait to return.
