Jun 23, 2025 · Mark AckermanAbsolutely the worst RV Park Campground in Colorado Springs. Traveling through, been here since mid March and staying here for a couple more months. My friend rents a space and has for some time now. Now I do not pay them and I admit, using the showers. Never took advantage or misused the facility, and never gave out their code. After this evening.... Beware people.... Never walk up on a vehicle. Especially not knowing the unknown. Never try to block a vehicle and I advise not following a vehicle. Today's world could get a person SHOT and/or KILLED.. Not smart thinking.... The RV park Seriously need some updating, the bathrooms are dirty, hair left in the shower drains & toilet's are dirty, Numerous of homeless in and out at any giving hours of the day & night. Stealing, make noise and acting crazy. RV Park owners should be more attended to their surroundings.And there dog shouldn't follow the unknown. Crazy World

There are a lot of long-term people here and many have very old RVs and campers but we had no issues with the other residents. Everyone is just here minding their own business and living their lives. The campground staff were really friendly as were the people in the campground. They do have basic services (bathrooms, showers, laundry room) and while we did not need any of them, we saw other people using them quite a bit and they seemed to be kept very clean. There are a number of homeless people just outside the campground but they did not cause any issues and did not come into the campground. Some people have made comments about feeling safe but we had no issues at all. Everyone just seemed to be minding their own business. AT&T service and Verizon service were good at times and really bad at times. It seems like there are some capacity issues on the network. Sites are dirt as are the roads and the roads are a bit rough. Hookups were really good. Well placed and very functional. The campground is a bit pricy but it is a very convenient location. It is a short distance to Garden of the Gods, Manitou Cliff Dwellings, and historic Colorado City. I would not hesitate to stay here again. I would give this a 4 for location and a 3 for price.

Don't leave anything outside & keep your underside storage locked, including your propane bottles. The owners & staff were good to the tenants. Larry & Jeremy are & will be missed.
