The Detroit / Ann Arbor KOA Holiday aims to provide a fun and engaging experience with several features and highlights, though it's important to consider all aspects from customer feedback:
- Private Lake for Recreation: A significant highlight is the campground's private lake, which offers ample opportunities for enjoyment. Guests can rent pedal boats, and it's a popular spot for fishing, with many visitors reporting success in catching fish. The lake also features a walking trail around it, providing a scenic path for leisurely strolls.
- Abundant Activities and Events: The campground is known for planning events and activities for the entire weekend, especially popular with families. These can include a water slide, a "Wibit" water course (inflatable water park, minimum 42" height requirement), a jumping pillow, miniature golf, a baseball diamond, soccer goals, and playgrounds. Themed weekends and scheduled activities, like Carnival Weekend, Water Wars, and Halloween Weekends, aim to keep campers entertained. The presence of a "Fun Pass" for access to some activities suggests a robust recreational program.
- On-Site Store with Amenities: The fully stocked store is a convenience, offering not just essentials but also treats like hand-dipped ice cream, which is a big hit with visitors.
- Wildlife Sightings: One reviewer mentioned seeing an eagle, indicating the presence of natural wildlife, which enhances the outdoor experience.
However, it is crucial for prospective visitors to be aware of recurring concerns expressed in customer reviews:
- Site Conditions and Mud: A frequent complaint, especially after heavy rain, concerns the prevalence of mud and large potholes throughout the grounds and on individual sites. Some sites, like Site 180, are specifically called out as being extremely difficult for larger RVs due to trees, roots, and tight turns, leading to "the worst site we have ever been put." This can severely impact the ability to have campfires or use picnic tables.
- Road Conditions: The internal roads are often described as dirt or gravel with extensive potholes, making navigation challenging and potentially hazardous for vehicles.
- Facilities Maintenance: While KOA standards typically imply well-maintained facilities, some reviews have noted issues with amenities such as showers being muddy, or laundry machines being broken.
- KOA Standards vs. Reality: Some long-time KOA campers have expressed disappointment that the physical condition of this particular KOA does not meet the "gravel and nice roads" standards they expect from the brand.
It is highly recommended that prospective campers, especially those with larger RVs, inquire about specific site conditions and road maintenance directly before booking, and perhaps request a site that is known to be more accessible and less prone to mud.

Detroit / Ann Arbor KOA Holiday Reviews
We are not people who typically write a review, but the terrible experience we had here has to be shared. We were placed in site 180 with our 31 ft travel trailer. Although the site allowed placement of our trailer, it was almost impossible to pull out with the trees and roots. A neighbor had to move a truck, and we had to go to the right rather than the prompted left to leave. We have traveled to 31 states with many stays at campgrounds over the past several years. This ranks the worst site we have ever been put. While there was a lot of heavy rain over our 5 day stay, this is not a KOA that has gravel and nice roads we are accustomed to for KOA standards. We watched as the work crew dumped small piles here and there, but huge mud holes remained extensively throughout the grounds. We could never have a campfire or spend time at our table as it was very muddy. Our daughter visited with a car two days and almost was stuck. Sadly, this could have been a nice place to have visited as it does appear to have potential with a nice lake etc. BUT WE HIGHLY RECOMMEND NOT BOOKING HERE!!!!!! If you do, absolutely DO NOT LET them put you in SITE 180!!!!!!
Jun 22, 2025 · Amy DemiWe had a great time camping at the Ypsilanti KOA resort. They had events and activities planned for the entire weekend and the kids had so much fun. It was an adventure walking on the trail around the lake. We rented the pedal boats and bikes during our stay and also enjoyed the beach. The store was fully stocked and had hand dipped ice cream. We seen an eagle while we were there and everyone caught lots of fish.
May 27, 2025 · vanessa S5/17/25 Had a great weekend, lots of upgrades to the campgrounds! The staff is great! Lots of smiles and so helpful of the campers needs! Bingo was fun! Karaoke and the Glow Light dancing was a blast! Thank you Shawn for making the campground a fun place to stay again! I’m seeing people that have stayed over the years before and they are coming back! It’s like a family again! The store is so nice now with the rearrangement and makes items easier to shop for. Love seeing the workers Bill, Patty, Sandy, that have been there for us for years and the newer staff! Keep up the good work and thanks for the memories and making more!
