Deer Run Property Owners Association Introduce
For Ohio residents seeking a truly integrated outdoor living experience, the Deer Run Property Owners Association in Camden offers a distinctive approach to campground life. More than just a transient camping spot, Deer Run operates as a community where individuals can establish a more permanent presence with their campers and RVs. This type of campground fosters a unique sense of belonging and camaraderie among its members, providing a stable base for outdoor enthusiasts. It’s an ideal setting for those who appreciate consistent access to their outdoor retreat without the constant setup and breakdown of traditional camping. While it offers the benefits of nature and recreation, its emphasis on property ownership within the association structure means a different experience compared to public campgrounds. Here, the focus is on a shared community, where members contribute to and enjoy the collective environment. This makes Deer Run a compelling option for Ohioans looking for a long-term outdoor haven.
The Deer Run Property Owners Association is conveniently located at 9513 Free Short Pike, Camden, OH 45311, USA. This address places it within Preble County, a rural yet accessible region of Southwest Ohio. Its proximity to Camden, a small town, means that while visitors enjoy the tranquility of a campground setting, they are still within reach of essential services, local shops, and gas stations for convenience.
Accessibility to Deer Run is generally straightforward for Ohio locals. Free Short Pike, while perhaps a less trafficked road than major highways, connects effectively to state routes, allowing for relatively easy travel from larger population centers such as Dayton, Cincinnati, and Columbus. The drive itself offers a pleasant transition from more urban or suburban environments into the serene countryside, setting the tone for a relaxing retreat. The rural setting contributes to the peaceful ambiance of the campground, providing a true escape from the hustle and bustle. For those who own RVs or campers, the roads leading to and within the association are typically navigable for such vehicles. While it’s nestled away for a sense of privacy, it remains well-connected enough to be a practical and appealing destination for Ohioans seeking a regular outdoor getaway.
The Deer Run Property Owners Association provides a range of services primarily geared towards supporting its community of property owners and their camping lifestyle. While it functions differently from a transient public campground, its offerings are designed to enhance the experience of its members. Based on the nature of a property owners association and available feedback, the key services typically include:
- Site Ownership/Leasing Opportunities: The core service involves the ability for individuals to own or long-term lease a specific lot for their camper or RV, providing a stable, personal outdoor retreat.
- Utilities Access: Generally, such associations offer access to essential utilities like water, electricity, and potentially sewage hookups at individual sites, allowing for a comfortable and convenient long-term stay.
- Community Management and Maintenance: The association is responsible for the overall management and maintenance of common areas, internal roads, and shared facilities, ensuring a pleasant and functional environment for all members.
- Security and Community Oversight: Providing a secure environment is often a priority, with measures in place for the safety of residents and their property. The community structure also encourages neighborly oversight.
- Supportive Staff and Management: As evidenced by customer reviews, the staff and management are noted for being "wonderful people" and "awesome to work with," indicating a responsive and accommodating approach to member needs. This includes flexibility in managing unexpected situations like vehicle breakdowns.
- Access to Common Areas and Amenities: While specific amenities are not detailed, property owner associations often provide shared recreational areas, bathhouses, or other communal facilities for members' enjoyment.
- Community Events and Engagement: Being a property owners association, there are often opportunities for community events, gatherings, and involvement in the upkeep and enhancement of the property, fostering a strong sense of community.
Deer Run Property Owners Association offers a distinctive set of features and highlights that make it a compelling choice for a specific segment of Ohio's outdoor enthusiasts.
- Community-Oriented Environment: A primary highlight is its strong sense of community. Unlike transient campgrounds, Deer Run fosters a neighborhood feel, where members often know each other, leading to a friendly and supportive atmosphere.
- Permanent or Seasonal Camping Solution: It caters to those looking for a stable, long-term or seasonal camping spot, eliminating the need to pack up and move frequently. This allows for personalized site development and a true "home away from home" feel.
- Accommodating and Gracious Staff: Customer testimonials specifically praise the "wonderful people, employees, and campground." The staff's willingness to "work with us if we needed to come back after leaving for repairs, and gave us our same site back" demonstrates exceptional customer service and understanding. This level of support is invaluable.
- Scenic Outdoor Setting: While specific environmental details are not provided, its location in rural Preble County suggests a natural setting, offering opportunities for relaxation, enjoying the outdoors, and potentially engaging in activities like walking or simply enjoying the peaceful surroundings.
- Flexibility for Unexpected Situations: The mentioned experience of a breakdown and the campground's accommodating response is a significant highlight, showcasing their commitment to guest satisfaction even in challenging circumstances. This peace of mind is a major benefit for long-term residents.
- Potential for Personalization: As a property owners association, members often have more leeway to personalize their lots within community guidelines, allowing for a more customized camping experience over time.
However, it is also important to consider all aspects of community feedback. One review indicates a concern regarding the aesthetic upkeep of some individual lots, describing them as potentially looking like a "junkyard" due to a lack of pride. This suggests that while the overall community spirit and management responsiveness are strong highlights, the visual appeal of individual sites can vary depending on owner upkeep. Prospective members might want to visit to assess the current state of the property and individual lots to ensure it aligns with their expectations for a beautiful community. This transparency allows for an informed decision, considering both the excellent service and community spirit, alongside the potential for varied individual lot appearances.

Wonderful people, employees, and campground! After leaving early for a breakdown that we needed to travel to have repaired, Deer Run was gracious enough to work with us if we needed to come back after leaving for repairs, and gave us our same site back when we returned! They were awesome to work with and a beautiful community!Thank you and we will definitely be back!Tim & Terri Terry
Jul 13, 2023 · Tim TerrySuch a shame this once beautiful place has deteriorated so badly. People have no sense of pride in their lots or campers. It looks like a junkyard.
May 08, 2025 · Janet CaudillAbsolutely love Deer Run. New Management/owners I do believe. The clean up effort has been excellent. The campground looks great and I am excited for the future here.
Jun 12, 2024 · Andrew BrownIf you like the outdoors and would like to own a long term lot to camp on or, more commonly, place a camper then you may just love it here. Amenities include electricity year-round, publice restrooms with showers until water is shut off during the winter and there's also a pool and small putt putt course.
Jan 09, 2024 · Michael C.What's not to love? Hot showers, real toilets, clean shower house. Great fishing at the pond. Kids love the pool. Adding a lot at Deer Run for my camper to my Christmas wish list!
