Charlies Place RV park Introduce
For those in the Texas RV community seeking a long-term or temporary spot near Cedar Creek, Charlie's Place RV park in Seven Points presents a unique and specific type of living arrangement. It is a small, quiet location that is more geared towards a structured, rental-style residency than a traditional, short-term camping getaway. Based on a number of reviews from residents, this is a place with a clear set of rules and an atmosphere that prioritizes order and quiet above all else. This article will provide a factual and detailed look at what to expect from a stay at Charlie's Place, based on publicly available information and real customer feedback. It's a location that offers a well-kept environment but comes with a distinct set of community expectations and a strong sense of a watchful presence.
The reviews for Charlie's Place are a mixture of factual observations and strong personal opinions, which highlights the specific nature of this RV park. A common theme is the diligent maintenance of the grounds, with the owner reportedly mowing the lawn twice a week. This attention to upkeep ensures that the property is "well kept." The park provides some useful amenities, such as a washroom with a full-size bathroom, washer, and dryer, which are practical for a long-term stay. However, the reviews also describe a highly monitored environment, with the owner, Charlie, reportedly watching "everything and everyone" via an extensive camera system. This level of supervision, along with a "24/7 quiet time," suggests that this is not a location for socializing, loud music, or boisterous family gatherings. For someone looking for a peaceful, solitary existence in their RV, this might be a fit. For others, the strict rules and lack of social freedom could be a major downside.
Charlie's Place RV park is located at 411 W Cedar Creek Pkwy, Seven Points, TX 75143, USA. This address places it conveniently in the Seven Points area, close to Cedar Creek Lake. The location is an advantage for those who want to be near the popular lake and its recreational opportunities. Being on a parkway, it offers relatively easy access, making it a good spot for those who need to get to local eateries and other amenities. The presence of on-site parking is a standard convenience for an RV park, ensuring that residents have a place for their vehicles.
While the location is a great starting point for exploring the surrounding area, it's important to understand the park itself is a self-contained community with its own distinct rules. Unlike other RV parks in the area that might be more vacation-oriented, this one seems to be designed for residents who value a quiet, structured environment above all else. The proximity to Cedar Creek Lake is a nice bonus, but the park's internal policies and atmosphere are what will truly define your experience. The location is great for convenience, but the accessibility to a tranquil environment is entirely dependent on one's willingness to conform to the established way of life there.
The services offered at Charlie's Place RV park are practical and geared toward long-term residents.
On-site Parking: The park offers "On-site parking," a standard and necessary service for RV residents and their vehicles.
Washroom Facilities: There is a washroom with a full-size bathroom, as well as a washer and dryer. This is a very useful amenity for those living in their RVs long-term.
Sheds: The owner reportedly provides sheds for each unit, and some sites have coverings for the RVs. This is a unique and valuable service for storage and protection.
Well-Maintained Grounds: The reviews consistently mention that the grounds are "well kept," a service that speaks to the owner's dedication to maintaining a neat and orderly property.
It is important to note that the hours for the washroom are restricted, and sheds may not be available for all tenants or may come at an extra cost, and the owner may enter unlocked sheds. These specific details are critical for a potential tenant to be aware of.
Based on the provided information, the features and highlights of Charlie's Place RV park are a mix of positives and distinct quirks.
Diligent Ground Maintenance: The owner's frequent mowing and attention to the grounds mean that the park is consistently well-maintained, which is a significant plus for residents.
Inclusion of Sheds and RV Coverings: The availability of sheds for extra storage and coverings for RVs are valuable features that are not common at all RV parks. This is a practical benefit for those who are staying long-term.
Quiet and Peaceful Environment: The "24/7 quiet time" ensures a very low-noise environment, which is a major highlight for those seeking peace and quiet above all else.
On-site Laundry and Bathroom: The full-size washroom and laundry facilities are a great convenience, providing essential amenities for comfortable living.
However, the reviews also highlight some less desirable features, such as the strict rules regarding dog barking and socializing, and the highly monitored environment. The fact that the owner will threaten eviction for dogs getting out, even for a short time, and that there is no socialization allowed for pets, even in the dog park, are significant features that would deter many potential renters. The general atmosphere is described as being one where "gossip is a hobby" and that "you are being watched," which are major negatives for those seeking a relaxed and private living situation.

What is worth choosing about Charlie's Place RV park? The primary reason to choose this location is if you are an individual or couple seeking a very quiet, orderly, and well-maintained long-term rental spot for your RV and you are comfortable with a high level of supervision. The provided amenities, like sheds and laundry facilities, are practical and beneficial for long-term living. The property is consistently manicured, which creates a neat and appealing aesthetic. However, based on the customer reviews, it is clear that this park is not for everyone. The strict "24/7 quiet time," the prohibition of dog socialization, and the highly monitored environment are significant drawbacks for those who want a more relaxed and social camping experience. As one reviewer aptly put it, "This is a rental spot for your RV, and not a place to gain friends." For those who are fully aware of and accept these terms, Charlie's Place offers a specific kind of structured living in a convenient location. For anyone looking for a more traditional, social, and freedom-oriented camping experience, the reviews suggest that it would be wise to explore the "numerous other rv parks in this area" that might be a better fit.

★ 5★ 4★ 3★ 2★ 1moved into this location a few months ago. will say that the grounds are well kept. the owner mows the lawn about 2x a week on 2 different riding mowers. Though there is a newly built dog park, there is no barking allowed at all by any dogs, even those inside your own place. There is a wash room with full size bathroom and a washer and dryer. This used to be 24hrs, but is now 7am-7pm. Though this is a quiet location close to the eateries, know that all neighbors love to talk on what others are doing. Gossip is a hobby here. The owner includes sheds for each unit, and some have coverings for your RV. But if you leave the shed unlocked and you leave things out, the owner will put things in your shed, even if those things are wet wood creating rot on your items. If your dogs get out, no matter how friendly, you will be threatened with eviction. You are not allowed to let your dogs play with other dogs on property, even in the park. But there are beautiful birds to watch on this property. Know that as you watch, so are you being watched. Owner has 2 50+ inch tvs dedicated just to the cameras on property. #BIG BROTHER... All in All this location is great if you keep in mind this is a rental spot for your RV, and not a place to gain friends..... I'm giving 2 stars because of my personal experiences on this property. The owner spoke to my wife inn a rude manner, when our non-vicious dog got lose for like 4minutes. There is a quiet time 24/7. So don't think you'll be able to play music while you BBQ with family and friends. If it doesn't fit in the 6x8 shed, then you can't have it outside your rv. Anything you do while on property will be monitored by the owner Charlie Peter's. Your business is his business. There are numerous other rv parks in this area. The prices might be a bit higher. But honestly if you need peace with no one bothering you, or standing outside your home causing your dog to bark. Then texting you about your baking dog. I suggest you go to those other locations before you choose this small spot.
March 28 · D.anthony JacksonThis is the worst location in the surrounding area. The owner Charlie lives on ground. He has two 52 inch tvs in his unit that only show camera footage of the grounds. He watches everything and everyone. There is a 24/7 quiet time at this location. There is a dog park, but don't have your dogs bark or the owner will threaten to evict. There are a few good tenants on site, however the owner has two tenants who will call the police at anytime if you happen to spin tires as you leave the dirt drive. The wash room locks at 7pm. So if your plumbing is bad and you come from work, don't expect a shower. Packages come up missing on a normal. Every Tuesday and Thursday morning, you will be woken to the owner meeting the grass with his new zero turn mower. Usually around 6am-11am both days. Owner will stand outside your unit and antagonize your dogs to cause them to bark, then text you that your animals are barking. Owner doesn't want you to socialize your animals with neighbors animals. He will threaten eviction. But will not show up to court on set date. There are sheds located at each unit but they cost extra. And the owner will enter your shed when you not at home if you don't apply a lock. Ground floods in heavy rain. So bring boots. Bottom line. Avoid this location and go to Blue Sky.
March 28 · AnthonyThere’s lots of RV parks around seven points, or Gun Barrel City that’s a whole lot better than Charlie’s place. The owner isn’t honest, and mother hens all the guests. I’ve been to many parks in the last 7 years and this one is one of my least pleasant ones. My advice is to avoid this one.
