Extremely Disappointing Stay at Lot 75 – Would Not ReturnI booked Lot 75 nearly a year in advance, for a long stay expecting a peaceful and enjoyable camping trip with my family. Unfortunately, this was one of the most frustrating campground experiences I’ve had. From the start, important policies weren’t communicated — including a rule that you can’t keep your boat in the water unless you’re physically sleeping on-site. I made it clear in multiple phone calls that I’d be coming and going during the week, but no one mentioned this. That restriction completely disrupted our boating plans and would’ve changed my decision to book here.Neighboring campers repeatedly parked inappropriately, blocking parts of our site and making it difficult to maneuver our vehicle and boat trailer. Although the guests were friendly, this kind of behavior went unchecked by management, even after it became a repeated issue. There was a clear lack of rule enforcement across the campground. We witnessed excessive late-night partying (until 2:00 AM), uncollected dog waste, and unsupervised children at the pool, yet no staff stepped in.The final straw was discovering dog feces all around our hookup area as we packed up — incredibly unsanitary. To make matters worse, our neighbor blocked our exit with his truck on departure day, and no one was available to resolve the issue because he was out boating.Lastly, we were charged $85 for electric use despite only staying about six nights, keeping the thermostat up while away, and not using any high-draw appliances. The billing seemed inflated and unexplained. After all these issues, we left three days early and will not be returning. I’ve never felt so disappointed after looking forward to a trip for so long. Sadly, this resort did not live up to the experience it promises.📸 (I’ve attached a photo to support my experience.)📞 I’m happy to speak further if management chooses to follow up.My is The Cougar RV, nearly impossible to pull out. - Renee Majors

Camp N'Water Outdoor Resort Introduce

For Florida locals seeking a tranquil yet activity-rich camping experience on the state's picturesque Nature Coast, Camp N'Water Outdoor Resort in Homosassa presents itself as a compelling option. Tucked away on the tree-shaded banks of the Homosassa River, this resort offers a blend of natural beauty and convenient amenities, making it a potential haven for RV enthusiasts, cabin renters, and those eager to explore the abundant waterways and attractions of Citrus County. It aims to provide a "relaxed and congenial atmosphere," inviting guests to enjoy the serene setting while being just minutes away from local entertainment and natural wonders.

Camp N'Water positions itself as a versatile destination, catering to various types of travelers. Whether you're planning a long-term stay, a weekend fishing trip, or a family vacation, the resort offers different accommodation types including fully equipped RV sites and comfortable cabin rentals. The appeal of being directly on the Homosassa River is undeniable for those who love water activities. As one positive reviewer enthusiastically shared, "We had a great weekend at Camp N’Water Outdoor Resort! June was incredibly friendly and welcoming, which made us feel right at home. The campground was clean and well-maintained, and launching our kayaks was super easy with the convenient access. The marina was absolutely adorable, and we loved how close everything was—shopping and entertainment were just minutes away. We’ll definitely be back!" This testimonial highlights the resort's strengths: friendly staff, cleanliness, ease of water access, and convenient location.

However, it's also important for prospective visitors to be aware of mixed experiences. A detailed review from a camper on Lot 75 expressed significant disappointment, citing issues such as uncommunicated boat policies ("can’t keep your boat in the water unless you’re physically sleeping on-site"), unchecked rule enforcement (late-night partying, uncollected dog waste), and difficulties with neighbor parking and departure. "The final straw was discovering dog feces all around our hookup area as we packed up — incredibly unsanitary," they stated. This suggests that while the resort offers many promising features, consistent management and rule enforcement are aspects that some guests have found lacking. For Florida locals considering a stay, understanding these varied experiences can help set appropriate expectations and ensure a more enjoyable visit.

Camp N'Water Outdoor Resort is ideally situated at 11465 W Priest Ln, Homosassa, FL 34448, USA. This location places it directly on the shaded banks of the Homosassa River, a spring-fed river renowned for its clear waters and abundant wildlife, including the iconic manatees. Homosassa is a charming community in Citrus County, often referred to as Florida's "Nature Coast," offering a more laid-back and authentic Florida experience compared to some of the state's busier tourist hubs.

For Florida locals, the resort's accessibility is a significant advantage. Homosassa is easily reachable via major state highways. From the Tampa Bay area, typically a drive north on US-19 would lead directly to Homosassa. From Orlando or Central Florida, routes involving the Florida Turnpike and then connecting to US-19 or other state roads would provide access. The drive itself to this part of Citrus County is often scenic, transitioning from urban or agricultural landscapes into the lush, wild beauty characteristic of the Nature Coast.

A key aspect of its accessibility is its direct river frontage. The resort boasts a marina with boat slips and an easy-to-use boat launch, making it incredibly convenient for campers bringing their own watercraft. This allows for seamless access to the Homosassa River, which flows into the Gulf of Mexico, opening up opportunities for fishing, kayaking, scalloping, and exploring the intricate river system and nearby Gulf waters. Furthermore, its location is just a short drive from major local attractions, meaning campers can easily venture out for excursions to Homosassa Springs Wildlife State Park, Monkey Island, or various local dining and shopping options. This blend of riverfront seclusion and proximity to amenities makes Camp N'Water a highly accessible and convenient choice for Florida residents.

Some cabins are pet-friendly.

  • Fenced Dog Park: A dedicated fenced dog park provides a safe area for pets to exercise.

  • 24/7 CCTV in Common Areas: For added security, common areas are monitored by CCTV.

Camp N'Water Outdoor Resort distinguishes itself with several key features and highlights that enhance the overall guest experience, particularly for Florida locals:

The "adorable marina" and easy boat launch are major perks for water enthusiasts.

  • Versatile Accommodations: Offering both full hook-up RV sites (including 30/50 amp, water, sewer, concrete pads) and a variety of fully furnished cabins, the resort caters to diverse comfort levels and group sizes. This flexibility makes it suitable for different types of Florida campers, from seasoned RVers to families seeking a "glamping" experience.

  • Proximity to Major Attractions: Camp N'Water is strategically located just minutes away from popular Homosassa attractions. This includes the famous Homosassa Springs Wildlife State Park (known for its manatee observatory and Florida native wildlife), Monkey Island (with its resident spider monkeys), Yulee Sugar Mill Ruins Historic State Park, and a short drive to Crystal River for more manatee encounters and scalloping tours (seasonal). This makes it an ideal base camp for exploring the Nature Coast.

  • Year-Round Outdoor Pool: The heated outdoor swimming pool, available all year, provides a refreshing recreational option regardless of the season. This is a significant amenity for Florida's warm climate, offering a place to relax and cool off.

  • Convenience Features: On-site laundry facilities, a camp store, and free Wi-Fi and cable TV add layers of convenience that enhance the overall comfort, making longer stays more manageable.
