Has all you need as far as basics.Elecctric hookups close on all sites for all appropriate voltages.Longer stay hook drainage pipe in and leave your valves open,that's convenient. In a low area by Bourbose river,approx:1/2mile at most from.river and your on the flats.When rains alot,it puddles alot but goes down fas t. It has risks of flooding ,however,like all Mississippi River flood plane areas which this is part of technically with the Bourbouse.People keep to themselves ,however,unless you need help.That's nice in my opinion. The people running the park have been descent folks to me and wife at Birch creek and informative if asked.The weekly weekend flea market is great for finding almost any type item eventually.I fixed up our abit older RV much better on a "dime" and found parts along with accessories wife chose to update the interior,l am completing woodwork and general fixing from it sitting.lt otherwise was like new inside,lol,until the older plastics used in Starcrafts in 2008 are in use and they begin to crack.A couple by sink in both area only,and vent top disintegrated and on order,lol,but otherwise l replace the "board that swell,peels,and chips like mad due to its not true wood but particles.Im replacing with 3/4 and 1" depending and 1/4 in very top under roof layer of material in spots.A "supposed to be easy" buy it and live a few months and get rid of and move to new permanent as it's in "good shape",lol,turned south,isn't that the way it goes guys and gals.A cheaper place here too,down the rd,you'll see one,it's about 400$ approx. for what we have more per month plus another 400$ or more than here on deposit.So 700$ t 400$ about 1100 for utilities included but is truly nicer and has a pool and throw back fishing lake.Lots of nice trees to and we'll kept but more harsh on rules,not at Birch on if you have steady pay method ,pay all,cause no issues ofcourse,no problem then price is for us for sure.Good place to work from and have an interim or more of a home or visit ,alot within two hours of here down South.

The manager was able to get ahold of the owner and got us a new site fairly quickly. Once there all was well. Thank you so much.
