A mobile home park, at its core, is a community designed to accommodate manufactured homes. These communities often provide a unique blend of affordability, a sense of neighborhood, and a simpler lifestyle compared to traditional stick-built homes. For those looking to manage their housing costs more effectively or seeking a close-knit environment, mobile home parks can be an excellent fit. Zane Village & Sales positions itself within this landscape, aiming to serve the housing needs of individuals and families in the Chillicothe, Ohio region.
Understanding the ins and outs of a mobile home park involves more than just the homes themselves; it's about the entire living experience. This includes the accessibility of the location, the services provided, the community features, and the overall management of the park. While every community has its unique characteristics and challenges, gaining a comprehensive understanding upfront can help you make an informed decision. Let's delve into what Zane Village & Sales brings to the table for its residents.

Its proximity within Chillicothe allows for relatively short commutes to local businesses, grocery stores, healthcare facilities, and educational institutions. For those who work or attend school within the Chillicothe area, the park's location can significantly reduce travel time and costs. Furthermore, being in Chillicothe means residents are connected to major roadways, facilitating travel to other parts of Ohio for work, leisure, or family visits. The immediate surroundings of Zane Village & Sales contribute to its overall appeal. While the reviews indicate some concerns about the upkeep of certain areas within the park, its location within Chillicothe generally offers residents the benefit of being part of a larger community with established infrastructure. This includes access to municipal services, emergency responders, and community events that are characteristic of living in a well-established Ohio town.
Based on the available information and typical mobile home park operations, Zane Village & Sales offers several core services to its residents. These services are fundamental to maintaining the community and providing a framework for comfortable living.
- Lot Rental: The primary service offered is the rental of individual lots where residents can place their mobile homes. This typically includes the use of the designated plot of land and access to the park's shared infrastructure.
- Utility Connections: The park facilitates connections to essential utilities such as water, sewer, and potentially electricity and natural gas, depending on the setup. However, it's crucial to note that while connections are provided, the cost of these utilities may or may not be included in the lot rent. Recent feedback suggests that some utilities, like trash collection, which were once included, are now separate, and there have been changes regarding internet services.
- Basic Infrastructure Maintenance: The park management is generally responsible for the upkeep of common areas and the main infrastructure, such as roads and drainage systems within the park. However, recent resident feedback highlights concerns about the effectiveness of road maintenance and drainage, specifically regarding flooding issues in certain areas.
- Community Management: The park provides overall management for the community, including setting and enforcing park rules, handling administrative tasks, and addressing resident concerns. Recent reviews indicate a shift in management to Oakwood Management, which has seemingly led to changes in policies and pricing structures.
While the provided reviews highlight some challenges, it's also important to acknowledge potential features and aspects of Zane Village & Sales that residents have experienced.
- Quiet Community: According to past residents, the park has been described as "pretty quiet," where "people keep to themselves." This can be a significant highlight for those seeking a more peaceful and private living environment.
- Sense of Community (Potentially): Mobile home parks often foster a strong sense of community among residents due to their close proximity and shared living environment. While current reviews indicate some dissatisfaction, the potential for a friendly neighborhood atmosphere can still exist.
- Affordability (Historically): Historically, mobile home living has been attractive due to its perceived affordability compared to traditional housing. While recent rent increases have been a significant concern for current residents, the base cost of lot rent and home ownership within a mobile home park might still be a more accessible entry point for some individuals compared to purchasing a traditional home in the Chillicothe area.
- Accessibility to Local Amenities: As highlighted in the "Location and Accessibility" section, a key feature is the park's location in Chillicothe, providing convenient access to the town's services, shops, and attractions.

Zane Village & Sales Reviews
I used to liked living here. It’s pretty quiet. People keep to themselves. They used to be fairly reasonable when it came to the price of rent. Ever since oak wood management took over my rent has went up 300$ trash used to be included it’s not anymore. Fees. Now they added spectrum to my bill. I didn’t want spectrum through the trailer park… I already had spectrum internet. Place my account under bulk billing saying I agreed to this. Why would I agree to a raise in internet prices? I’ve payed 29.99$ for 3 years.Through the park after 3 months goes up to 45$. Whats worse is the landlord said take it up with spectrum. They’re always finding loopholes to raise rent. I live in an crapy ass neighbor hood. Empty houses not taken care of. Empty lots not taken care of. They repaved last summer and all they did was paint the road black. Still floods continuously at the end of dearpath. What really can we do about it? Nothing but complain or move and moving isn’t an option.
Feb 08, 2025 · Miranda GardnerIt won’t let me give it a zero so I had to give a star it don’t deserve . I been here only a year and ready to leave , the interest on this mobile home is more than the mobile home payment , I was told that the lot rent would go up 10 dollars every October , and got a letter on the door saying it will be 25 dollars more instead of 10 starting next month . So you have to pay almost 400 a month on top of what you are paying for the mobile home and they do nothing , you have to fix your own issues and mow your own grass , they keep raising lot rent but won’t fix the drain on the road and everytime it rains you have to drive through water that covers your tires . They have nothing to do for the kids that live here . They make over half a million a year just in lot rent and can’t do anything to fix the problems this place has , DO NOT MOVE HERE . We are stuck . But Save yourself . Call BBB for us . ABC on your side too !!! Help !!!
Sep 06, 2022 · Angel BurgessMy mom lives in Zane village and has lived there on Cheyenne drive and when it rains it floods in front of her home . plus the roads in there are a mess pot holes every wears in that part . They raise the lot rent every year in October $10.00 dollars and don't fix anything . That place is going down hill fast. They also covered over the swimming pool with dirt so no swimming any more . plus no tennes court for the kids . No play ground for the kids . The Basketball court is worthless . I wouldn't recommend this place for anyone . I want my mom to move . Horbile management too . Not a place for anyone!
Sep 14, 2018 · Ronald ArledgeDislike fact that instead of replacing the water readers (were on outside of house) they took everyone's off and "back charged" for water. Mine was over $100 (normally around $30), and some were $400 or more. They took insulation off of the area over and around the water main from under my house (how they now check to see how much to charge for water) and left skirt open...in December. This created a crack (which we noticed water spill on Christmas day). They charged us $200 to fix beacuse they claimed it was our fault it had cracked. And water is linked to rent, so we had to pay or get evicted. Oh, but they 'worked with us' and split that charge between two months. They switched from Waste Management to a 'company' (couple of guys throwing trash into a tailor) that picks and chooses what to take (like leaving bags in bottom of can bc they must not like reaching into the can) and throws can into yard or in driveway. We dont have option of switching supplier because that's included with rent. Haven't painted speed bumps in over 3 yrs and you can't see them now. Only reason we are still living here is because we're trying to save enough money for a down-payment on a house.
Sep 10, 2017 · Charity RayPoor management. Unpaved roads. Drug dealers on every street. Management staff who are hardly ever in the office. Streets that flood. No basket ball courts or anything. This place has went down hill EXTREMELY bad since I was a child growing up here.
