Woodlands Community Introduce
For New York residents, particularly those aged 55 and better, seeking an affordable and tranquil place to enjoy their retirement, Woodlands Community in Hornell, NY, offers a compelling option. This manufactured home community provides an opportunity for homeownership in a peaceful, rural setting, allowing residents to embrace a more relaxed lifestyle. While some past resident reviews mention concerns regarding management responsiveness to specific issues like lawn repair and general community governance, and a desire for more amenities, it’s important to focus on the community's intent as a 55+ park and its core offering of affordable living. The community strives to provide a managed environment for its senior residents.
Woodlands Community, located at 1190 Webbs Crossing Rd, Hornell, NY 14843, is a manufactured home park that has transitioned to become a 55+ community. This designation means it is primarily designed to cater to the needs and preferences of adults aged 55 and older, aiming to foster a quiet and cohesive environment among residents in a similar life stage. In a manufactured home community, residents typically own their homes while leasing the land (lot) from the park. This model often provides a significantly more affordable entry point into homeownership compared to traditional stick-built houses, which is a major draw for many retirees or those on fixed incomes. While some reviews indicate challenges with the transition to a 55+ community for existing residents and occasional issues with specific maintenance requests, the fundamental offering of Woodlands Community is a managed living space for seniors in the Hornell area.
Woodlands Community is situated at 1190 Webbs Crossing Rd, Hornell, NY 14843, placing it in Hornell, a city in Steuben County, New York. This location offers residents a blend of rural tranquility with reasonable access to local services and the broader Finger Lakes region.
Hornell itself is known as "The Maple City" and has a rich railroad history. While not a major metropolitan center, it provides essential amenities, including local grocery stores, pharmacies, and dining options. The community's location off Webbs Crossing Road offers a quieter residential setting away from the immediate bustle of downtown Hornell.
For accessibility, Hornell is connected by various state routes, including NY-21, NY-36, and NY-17 (Southern Tier Expressway, which becomes I-86). These routes facilitate travel to nearby cities like Corning, Bath, and Alfred, as well as Rochester and Buffalo for more extensive shopping, medical facilities, and cultural attractions, though these would be a longer drive.
The region is also part of the scenic Finger Lakes, offering access to numerous state parks like Stony Brook State Park and Watkins Glen State Park, as well as attractions like the Corning Museum of Glass and local wineries, making it ideal for day trips and outdoor activities. While public transportation options within Hornell are limited, residents generally rely on personal vehicles for mobility. The location of Woodlands Community allows for a peaceful living environment while still providing convenient access to the necessities and recreational opportunities of the surrounding Steuben County and Finger Lakes region.
As a manufactured home park where residents own their homes and lease the land, Woodlands Community typically offers a core set of services designed to manage the shared infrastructure and contribute to a structured living environment. Based on the common practices of such communities and general information available:
- Lot Rental: Residents lease the individual plot of land their manufactured home occupies. The monthly lot rent contributes to the maintenance of common areas and the overall operation of the park.
- Utility Hookups: Lots generally come equipped with hookups for essential utilities such as water, sewer, and electricity. Residents are typically responsible for their individual utility bills. One historical listing for a home in Ames Trailer Park (a similar type of community in Hornell) mentioned lot rent included water, snow removal, lawn care, garbage, and taxes, which might give an indication of typical inclusions for such a community in Hornell, though this specific information is not confirmed for Woodlands Community itself.
- Community Management: A management team or elected board oversees the community, handles inquiries, enforces rules, and manages common infrastructure. Residents' feedback mentions an "elected board" and a president, indicating a resident-involved management structure or oversight.
- Maintenance of Common Areas: The park management or board is typically responsible for maintaining shared spaces, including internal roads and any common green areas.
- Waste Management: Access to garbage disposal services is generally provided for residents.
- Rules and Regulations: A clear set of rules and regulations is in place to ensure a peaceful and orderly living environment for all residents, particularly as a 55+ community.
Woodlands Community, as a 55+ manufactured home park, offers several features and highlights that would appeal to its target demographic:
- 55+ Community: The defining feature is its designation as an age-restricted community for residents 55 years and older. This typically fosters a quiet and mature environment, appealing to retirees and active adults seeking a more tranquil setting.
- Affordable Homeownership: Manufactured homes often provide a significantly more affordable pathway to homeownership compared to traditional stick-built homes, allowing residents to manage their finances effectively during retirement.
- Quiet and Peaceful Setting: The community offers a serene atmosphere, away from the hustle and bustle, appealing to those who prefer a calmer lifestyle.
- Individual Home Ownership: Residents own their homes, providing a sense of permanence and the ability to personalize their living space.
- Pet-Friendly Potential: While specific pet policies are not detailed, many 55+ communities are pet-friendly with certain restrictions, allowing residents to live with their companion animals. (General 55+ community rules for "Woodlands Park" in other regions indicate "No more than one dog and no more than one domestic cat are permitted per mobile home. Dog breeds subject to the Dangerous Dogs Act 1991 are not permitted on the site. Any dog must be kept under proper control at all times and must be kept on a leash when outside a homeowners pitch.") These are general examples and may not apply directly to this community.
- Proximity to Nature: Being in Hornell, residents have access to the natural beauty of the Finger Lakes region, including nearby parks like Kanakadea Park for outdoor activities.
It is important to acknowledge that some resident reviews indicate a perceived lack of dedicated recreational amenities within the community itself, such as playgrounds for children (which would be less relevant for a 55+ community), basketball courts, trampolines, or swing sets. There were also comments about the absence of street lights, which could be a safety concern for elderly residents. Prospective residents should inquire directly about current amenities and infrastructure.
As a manufactured home community where residents own their homes and lease the land, "promotions" at Woodlands Community typically relate to the inherent affordability of the housing model rather than temporary discounts on lot rent.
- Competitive Lot Rent: The monthly land lease amount in manufactured home parks is generally designed to be competitive, providing an ongoing cost advantage compared to renting an apartment or owning a traditional home in the Hornell area, especially for a managed community.
- Affordable Home Purchase Prices: Manufactured homes themselves typically have a lower initial purchase price than site-built homes, making homeownership more accessible for seniors on a budget.
- Cost-Effective Living: The combination of a lower home purchase price and lot rent (which often includes some services like waste removal or common area maintenance) can result in a more manageable overall monthly housing expense.

Woodlands Community Reviews
Woodlands elected board is extremely reactionary and retaliate against residents who make the president pat emerson do her job she was elected for.I strongly reccomend finding another place as its also now a 55+ community and have tried to remove ME AND MY FAMILY since they changed to a 55+ comminity after i moved in. Not to mention my lawn was destroyed mearly 4 years aho and they still have to repair my lawn via landscaping. The elected officials do not do anything but fondle each other ans protect each other from having to actually be held accountable for anything. And the taxes are ludicrous as we pay lot rent which is supposed to go towards taxes but whatever.

Mar 12, 2023 · Manboutu O'maeleyI’ve lived in the park for 10 years and they are doing great things. Owners only pay taxes on their home. The community pays land taxes. We are a 55+ community but have 20% space allocated to under 55.
