Woodland Trails Homes is conveniently located at 82 Deer Chase, Collinsville, IL 62234, USA. This address places it within Collinsville, a vibrant city in southwestern Illinois, situated in both Madison and St. Clair counties. Collinsville is known for its blend of suburban comfort and access to the metropolitan amenities of St. Louis, Missouri, which is just a short drive away. The park's specific address on "Deer Chase" suggests a setting that might incorporate natural elements or a quieter, residential feel, fitting with the "Woodland Trails" name.
The community's location in Collinsville offers excellent accessibility. It is strategically positioned within minutes of major interstates, including I-55, I-70, I-255, and I-270. This makes it incredibly convenient for commuting to jobs, accessing shopping centers, or enjoying the vast array of entertainment, sporting events, and cultural attractions in the greater St. Louis metropolitan area. Residents can enjoy the peacefulness of a rural setting in Collinsville while still being approximately a 15-minute drive from downtown St. Louis. Collinsville itself provides local amenities, historic sites like the "world's largest catsup bottle," and a range of community parks and recreational facilities. The easy access to major transportation arteries is a significant advantage for those who work or have interests across the bi-state region.
Woodland Trails Homes primarily offers spaces for manufactured homes, catering to individuals and families looking for homeownership within a managed community. Based on public information and resident feedback, the core services offered include:
- Lot Rental: This is a fundamental service. Residents own their manufactured home but pay a monthly fee to rent the land it sits on. One long-term resident noted, "you still got to pay lot rent and that sucks," indicating that while homeownership is achieved, the ongoing lot rent is a significant financial consideration. This sentiment is common in mobile home communities across Illinois, where lot rents can range from $300 to $800 per month, depending on location and amenities, with a national average around $400.
- Home Sales & Custom Orders: Woodland Trails Homes offers both existing homes for sale within the community and the option to custom-order new manufactured homes from trusted manufacturers like Adventure and Champion Homes. This service provides flexibility for prospective residents to find a home that suits their needs and budget.
- Professional Onsite Management: The community benefits from professional onsite management. While a resident review mentions "The manager is always over you," suggesting a very present management style, this service typically means there is a dedicated team to handle community operations, maintenance, and resident inquiries.
- Utilities (potentially included): While not explicitly detailed, some mobile home parks include certain utilities (like garbage, sewer, or water) in the lot rent. It's important for prospective residents to clarify which utilities are covered and which they will be responsible for.
- Community Maintenance: Services for common areas are typically provided, ensuring that shared spaces, roads, and general infrastructure are maintained. The park explicitly advertises "Lighted, concrete paved streets," indicating a commitment to road maintenance.
Prospective residents should thoroughly inquire about all fees associated with lot rent and home payments to fully understand the financial commitment, as highlighted by a current resident's experience: "if you're going to buy a home and pay monthly payments to them and lot rent that really sucks."
Woodland Trails Homes offers several features and highlights that are designed to enhance the living experience for its residents, although some aspects are viewed differently by current residents. Key features include:
- Quiet Community: A significant highlight mentioned by a long-term resident is that "It's a pretty quiet community." This indicates a generally peaceful living environment, which is highly valued by many seeking a residential setting away from excessive noise or commotion.
- Large Home Sites: The park advertises "Large Home Sites" with "Turn-key home and landscape packages available." This implies spacious individual lots for homes, offering more personal outdoor space compared to some other housing types.
- Rural, Peaceful Setting with Urban Access: Woodland Trails is located in the "wooded bluffs of Collinsville," providing the relaxation of a rural, peaceful setting. However, it's combined with the crucial benefit of being just a 15-minute drive from the vast amenities of downtown St. Louis, offering the best of both worlds – tranquility and convenience.
- Professional Onsite Management: While perceived differently by residents (some find managers "always over you"), the presence of onsite management is generally a feature that ensures the day-to-day operations of the park are handled.
- High-Quality Manufactured Homes: The park offers homes from "trusted manufacturers such as Adventure and Champion Homes," emphasizing "Best Quality Homes." Manufactured homes are often built to higher insulation requirements and tighter building envelopes, making them 20-30% more energy-efficient than some traditional homes, which is a significant cost-saving feature for residents.
- Family-Owned and Operated: The community promotes itself as "Family Owned and Operated," which can sometimes imply a more personal and invested approach to community management compared to large corporate entities.
- Community Value and Sense of Community: The park highlights "Our Community Value" and the opportunity to "Experience Sense of Community," suggesting efforts to foster a positive neighborhood environment.
- Lighted, Concrete Paved Streets: This practical feature contributes to safety, ease of navigation, and overall aesthetic within the community.
However, it's also important to acknowledge challenges highlighted in reviews. One resident mentions: "Yard is for yourself so good luck," indicating that yard maintenance is the responsibility of the homeowner. Another notes safety concerns regarding speed: "25mph forget about it. People is in a race," suggesting issues with adherence to internal speed limits. These points offer a balanced view of the daily living experience.

Woodland Trails Homes Reviews
I live here been here since 2002. It's a pretty quiet community if you decide to come live here bring money 💲plenty of it because you're going to need it if you buy your home and you own it that's good but you still got to pay lot rent and that sucks.and if you're going to buy a home and pay monthly payments to them and lot rent that really sucks.
Apr 24, 2025 · George CulpThe place is nice, but it's what you can see. Actually I feel like a guardian is looking at me everyday. The manager is always over you. And the rent is a lot. Yard is for yourself so good luck. 25mph forget about it . People is in a race.
Apr 29, 2023 · Shine GariI bought the new trailer which was already placed on the lot I had selected. Nice staff in the office! Quiet, clean and well run! Average age is 55. Lot rent and utilities etc. are your responsibility. They are furnished with stainless gas stoves with stainless microwave and vent with gas dryer option, full sized dish washer, Fridgadaire side by side fridge, garbage disposal, air, gas heat, double glazed windows with vinyl shades, 2 baths 3 bedrooms. You are responsible for your lawn and trees.
Feb 26, 2023 · KTHLoved living here for 14 years. Texie, the manager of the park, is a wonderful lady. This Park is right on the bike trails and perfect to walk around the neighborhood. Felt very safe and hardly ever locked my doors. Never had issues with power outage because all the lines were underground. Definitely recommend living here. The only reason i left is because I married and moved to Missouri. Otherwise I would have stayed.
Aug 16, 2020 · Jennifer HolmesIt's definitely one of the nicest trailer parks however the lot fee price being 385 a month which includes nothing but the lot and harassment about cutting THEIR grass is a huge turn off. I say their grass because they absolutely will not let you alter the land in any way but expect you to maintain it.
