Woodland Hills Mobile Home Community is a residential mobile home park located in Conroe, Texas, designed to offer a living solution primarily for families. Reviews indicate it is a "quiet community" that fosters a "family friendly atmosphere." While specific details on available homes or rental options aren't provided, the mention of "spaces are filled now but still contact the landlord for 'soon available'" suggests it's a popular and generally occupied community.
A notable aspect of Woodland Hills Mobile Home Community, as highlighted by a resident, is its diverse demographic, with a "majority of the residents are Hispanic families." This contributes to a vibrant cultural environment where "it's a nice area for kids to play together." The community seems to blend its residential areas with natural elements, as there is a "woods area" nearby, though this also comes with concerns about past and current residents leaving trash. Despite this, the overall tone from a detailed reviewer suggests a positive experience, recommending it as a "quiet, cost efficient and family friendly atmosphere." However, it's important to acknowledge a contrasting brief review that simply describes the park as "Horrible! noisy and dirty," indicating that individual experiences may vary significantly.
Woodland Hills Mobile Home Community is located at 1938 S 1st St, Conroe, TX 77301, USA. This address places it squarely within Conroe, a significant city in Montgomery County, Texas. Its position on South 1st Street suggests a location that provides both a sense of established community and convenient access to essential urban amenities.
For Texans, the accessibility of this location is a key factor. Residents of Woodland Hills Mobile Home Community can easily reach downtown Conroe, which offers a variety of local businesses, dining options, and public services. Conroe's growth also means easy access to larger retail centers, grocery stores, and medical facilities, ensuring that daily necessities are always within a reasonable driving distance. The proximity to major roads and highways in Conroe also facilitates smoother commutes for work or travel to other parts of the greater Houston area.
A significant highlight of its location for families is the availability of a "School bus" service for students, indicating that the community is well-integrated with the local Conroe Independent School District. This ease of access to educational resources is a major convenience for families with children. Furthermore, the presence of a "woods area" nearby offers a natural element to the urban setting, potentially providing green spaces for residents, although the issue of litter in this area needs consideration. Overall, the location strikes a balance between providing a quiet residential environment and maintaining convenient access to Conroe's expanding urban offerings.
Based on the provided customer reviews, Woodland Hills Mobile Home Community offers several services that cater to its residents, particularly families. While not an exhaustive list of all typical mobile home park amenities, the highlighted services include:
- School Bus Service: A significant and highly practical service mentioned is the availability of a "School bus... for students." This indicates a direct link to the local school district's transportation system, which is invaluable for families with school-aged children.
- Quiet Community Environment: While not a physical "service," the park appears to cultivate a generally "quiet community" atmosphere. This contributes to the residents' quality of life, offering a peaceful living space, as long as occasional family gatherings do not disturb the peace excessively.
- Family-Friendly Atmosphere: The community is noted for being "family friendly" and a "nice area for kids to play together," which implies a welcoming environment for children and fosters social interaction among families.
- Management Availability: The suggestion to "contact the landlord for 'soon available'" spaces implies that there is a responsive management team available to handle inquiries and presumably, resident needs.
However, it's also important to note what is implied or explicitly absent in terms of services, based on one negative review: the park being described as "dirty." This suggests a potential lack of consistent general maintenance or waste management, specifically concerning "trash in the woods." While "some residents do feed" stray cats, this also points to a lack of formal animal control services by the park management. Potential residents should inquire directly about routine maintenance, waste disposal protocols, and any pest control measures in place.
Woodland Hills Mobile Home Community presents several distinct features and highlights that appeal to its target demographic, though some come with caveats:
- Family-Friendly Environment: A prominent highlight is its "family friendly atmosphere," where "kids to play together." The majority of residents being "Hispanic families" contributes to a vibrant cultural setting that encourages social interaction among children and families.
- Quiet Community: Despite occasional family gatherings, the park is largely described as a "quiet community," offering a peaceful living environment for residents. This is a significant advantage for those seeking tranquility.
- Cost-Efficient Living: The park is recommended for those who desire a "cost efficient" place to live, suggesting it provides an affordable housing option in the Conroe area.
- School Bus Accessibility: The availability of a "School bus... for students" is a major convenience for families, simplifying daily commutes for children attending local schools.
- Responsive Landlord/Management: The advice to "contact the landlord for 'soon available'" spaces implies that management is accessible and responsive to inquiries.
- Natural Surroundings: The presence of a "woods area" provides a natural backdrop, and homes for wildlife like "raccoons, squirrels, stray cats and birds," adding to a more natural, less urbanized feel.
However, it is crucial to address the less favorable "features" highlighted in the reviews:
- Cleanliness Concerns: One review explicitly states "dirty" and "noisy," and another mentions being "disappointed that past residents and perhaps current residents leave trash in the woods." This indicates a significant issue with waste management and general cleanliness in certain areas.
- Stray Animals: The presence of "a few stray cats" and residents feeding them suggests a lack of a comprehensive pet management or animal control policy by the park, which could be a concern for some.
- Noise Potential: While generally quiet, the mention of "family gathering but they are not ballistic, usually family parties end by noon" indicates that noise can occur, and the "noisy" review highlights this as a potential issue for some.
These points highlight that while the community offers strong social and family-oriented aspects, potential residents should verify the current state of cleanliness and management of communal spaces.
