Woodland Hills MHC Introduce
For many Ohio residents, the search for an affordable and practical place to call home is a significant endeavor. In Mansfield, Ohio, Woodland Hills MHC is a manufactured home community that offers a particular type of housing solution. This community aims to provide an accessible living environment, allowing for the benefits of homeownership or rental, often at a more budget-friendly price point than traditional housing. However, it is imperative to address that public reviews for Woodland Hills MHC raise very serious and concerning issues regarding management, safety, communication, and living conditions.
Manufactured home communities, commonly known as mobile home parks, serve a vital role in providing diverse housing options throughout the United States. They typically offer a distinct lifestyle that can include a sense of neighborhood and a more attainable entry point into homeownership. Woodland Hills MHC, situated in Mansfield, endeavors to provide a residential setting, but the feedback from existing residents paints a picture of significant challenges. These challenges include accusations of poor communication from management, issues with neighborhood quality and safety, and perceived scamming tactics regarding lease transfers and security deposits. Furthermore, deeply disturbing reports of a serious crime within the park raise profound concerns about resident safety and management responsiveness.
The reviews clearly indicate that the park's depiction in photos may be "deceiving," and that its name "Woodland Hills" is ironic due to trees being cut down, leading to it being called "woodless hills." The most alarming feedback concerns the reported kidnapping and murder of a teenager from the park, with claims of a lack of help from management beyond providing limited video footage, and a perceived lack of community support from neighbors. This directly contradicts the ideal of a safe and supportive manufactured home community. Prospective residents considering Woodland Hills MHC must weigh these grave concerns very heavily and conduct extensive personal investigation before making any decisions.
Woodland Hills MHC is located at 673 Armstrong St, Mansfield, OH 44906, USA. This address places the community within the city of Mansfield, Ohio, which is the county seat of Richland County. Mansfield itself is a city with historical significance and a range of local businesses and amenities.
The park's location on Armstrong Street positions it within Mansfield's urban landscape, offering proximity to various city services and attractions. Residents would typically have access to local shopping centers, grocery stores, dining establishments, and healthcare facilities within a reasonable driving distance. The area around 673 Armstrong Street indicates a car-dependent neighborhood, with most errands requiring a vehicle. Public transportation options are minimal.
Mansfield's strategic location in north-central Ohio provides regional accessibility to larger metropolitan areas. It is approximately 65 miles southwest of Cleveland and about 80 miles northeast of Columbus, putting major employment centers, specialized services, and entertainment venues within a manageable driving distance. Local amenities nearby include shopping centers like Park Stewart Plaza and West Park Shopping Center (approx. 7-minute drive), and hospitals such as OhioHealth Mansfield Hospital (approx. 7-minute drive). Kingwood Center is also a relatively close recreational option (approx. 5-minute drive). While the physical location offers access to city amenities, the reviews highlight that the internal environment of the park significantly impacts the living experience, irrespective of external accessibility.
While the provided customer reviews for Woodland Hills MHC primarily focus on negative experiences rather than detailing services, manufactured home communities generally aim to provide a core set of services to their residents. However, it is crucial to present these in the context of the severe criticisms raised by residents. Based on common industry practices, residents would typically expect:
- Lot Rentals: The primary service involves the rental of individual plots of land where residents place their manufactured homes. Residents usually own their homes but lease the ground beneath them. (Consideration: Reviews indicate issues with lease terms, particularly concerning moving to a larger home and transfer of down payments, suggesting restrictive policies.)
- Community Management: A management team is responsible for overseeing the daily operations of the park, including enforcing community rules and handling resident concerns. (Consideration: Reviews explicitly state "Management is the worst I’ve ever worked with" and cite "horrible communication," indicating significant deficiencies in this critical service area. Claims of "scamming" tactics further challenge trust in management.)
- Utility Connections: The park would provide the necessary infrastructure for utility hookups to each lot, such as water, sewer, and electricity. Residents are typically responsible for their individual utility bills.
- Maintenance of Common Areas: The management is generally responsible for the upkeep of shared spaces within the park, such as internal roads and general landscaping. (Consideration: Reviews mention that the park in photos is "very deceiving" and that "they cut trees down," suggesting a decline in the park's aesthetic and environmental quality.)
- Community Rules and Regulations: To ensure an organized living environment, the park would typically have rules governing resident behavior and property standards. (Consideration: The review regarding not being allowed to move to a larger home after having a baby without finishing a lease suggests inflexible or unsupportive rules regarding resident needs.)
- Security Measures: While not explicitly a "service" in terms of direct provision, park management has a responsibility to contribute to a safe environment. (Consideration: The deeply troubling report of a kidnapping and murder, and the claim of "No help whatsoever from management, just a video," raises profound concerns about the park's commitment to, or effectiveness in, ensuring resident safety. The presence of "Only 1 at office" also points to inadequate security infrastructure.)
Given the severe nature of the resident feedback, prospective residents must conduct extensive due diligence and consider whether the actual services and support provided align with basic expectations for a residential community.
While Woodland Hills MHC, like other manufactured home communities in Ohio, may aim to offer certain features designed to appeal to residents, it is crucial to present these in direct contrast to the very serious negative feedback provided by current or former residents. Here are potential features, alongside critical considerations from the reviews:
- Affordable Path to Homeownership: Manufactured homes generally offer a more accessible entry point into homeownership compared to traditional stick-built houses. (Consideration: This benefit is severely undermined by claims of "scamming" regarding lease transfers and down payments, and the high "stress" associated with living there.)
- Individual Home Sites: Residents typically benefit from their own designated lot, providing private outdoor space. (Consideration: The aesthetic quality and "deceiving" nature of photos, coupled with trees being cut down, suggest the environment may not align with expectations for "woodland hills.")
- Location in Mansfield: The park is situated in Mansfield, providing access to city amenities, including shopping, dining, and healthcare. (Consideration: While external location amenities are present, the internal "neighborhood" is described as "horrible," overshadowing the benefit of external access.)
- Connectivity to Major Ohio Cities: Mansfield's location offers reasonable access to Cleveland and Columbus. (Consideration: The reported safety issues and overall negative living experience within the park may make broader geographical advantages less significant.)
- Opportunity for Mobile Home Living: For some, the lifestyle of a manufactured home community offers a unique sense of independence and community structure. (Consideration: The direct claims of "worst places I have ever lived" and "Not worth the stress" suggest the opposite of a desirable living experience.)
The overwhelming negative highlights from the reviews, particularly concerning safety, management communication, and perceived deceptive practices, severely impact any potential positive features. Prospective residents are strongly advised to consider these critical concerns before considering Woodland Hills MHC. The reported murder of a teenager, and the perceived lack of management or community support, are particularly grave issues that raise serious questions about the fundamental safety and well-being of residents.
As a content writer specializing in local business SEO, it is important to state that specific promotions or special offers for Woodland Hills MHC are not publicly detailed in the provided customer reviews. Information regarding such offers typically changes frequently and is best obtained directly from the park management.
However, given the extremely negative and serious concerns raised by current or former residents, it is imperative to caution prospective residents about any potential promotions. While manufactured home communities sometimes offer incentives to attract new residents, these should be viewed with extreme scrutiny in light of the reported issues. Common types of offers that might be available in some communities include:
- Move-In Specials: These could involve reduced security deposits, a discount on the first month's lot rent, or waived application fees for new residents. (Consideration: Reviews explicitly mention "scamming someone" related to down payments and lease transfers, which directly contradicts the idea of beneficial move-in incentives.)
- Referral Programs: Some parks offer incentives, such as a discount on lot rent, to residents who successfully refer new tenants. (Consideration: Given the severe safety concerns and overall dissatisfaction, it is unlikely current residents would recommend the park.)
- Home Purchase Incentives: Partnerships with manufactured home dealerships might lead to special pricing or attractive financing options for those looking to purchase a new home for a lot within the park.
- Seasonal Promotions: Occasionally, parks may offer special deals tied to specific times of the year.
For the most accurate and up-to-date information on any current promotions or special offers, prospective residents are strongly encouraged to contact Woodland Hills MHC directly using the contact information provided below. However, it is crucial that any inquiry goes beyond mere promotions to thoroughly investigate and address the very serious concerns about safety, management conduct, and living conditions that have been reported.
For individuals who, despite the severe concerns raised in reviews, wish to learn more about Woodland Hills MHC, or inquire directly about available home sites and policies, contact with the park is listed as follows:
- Address: 673 Armstrong St, Mansfield, OH 44906, USA
- Phone: (419) 989-7164
- Mobile Phone: +1 419-989-7164
When contacting the park, it is absolutely essential to prepare specific questions addressing the profound issues raised in the customer reviews. These should include:
- Inquiries about current safety measures, including the presence and monitoring of security cameras throughout the park, not just at the office.
- Questions regarding management's policies and support systems for residents in the event of emergencies or crimes.
- Clarification on lease terms, particularly those related to transferring between homes, down payments, and any fees, in light of "scamming" allegations.
- Questions about resident communication protocols and how management addresses complaints and feedback.
- Inquiries regarding the park's maintenance plans for common areas and landscaping, given the "woodless hills" comment.
Given the critical nature of the feedback, prospective residents should consider documenting all communications and seeking independent legal advice if pursuing residency.
For Ohio residents, particularly those in the Mansfield and wider Richland County area, considering Woodland Hills MHC as a potential home requires an extremely cautious and informed approach. While manufactured home communities generally offer a more affordable pathway to homeownership compared to traditional housing, the specific and severe concerns raised in the public reviews for Woodland Hills MHC present a substantial barrier to its suitability for many.
The reviews paint a disturbing picture of a community struggling with fundamental aspects of residential living: "horrible" communication from management, a "horrible" neighborhood, and serious allegations of "scamming" practices. Most gravely, the reported incident of a kidnapping and murder of a teenager within the park, coupled with claims of inadequate management response and a lack of community support, raises profound questions about the safety and well-being of its residents. The irony of its "Woodland Hills" name being contrasted with "woodless hills" further indicates a decline in the park's environmental quality.
Therefore, based solely on the provided public data, it is challenging to recommend Woodland Hills MHC as broadly suitable for locals. The primary suitability, if any, would be for individuals or families who are willing to accept significant reported risks and challenges. This would require an exceptionally high degree of personal investigation, direct confrontation of the severe issues with management, and a willingness to potentially navigate a difficult living environment. For the majority of Ohioans seeking a peaceful, safe, and well-managed home, the information provided suggests that Woodland Hills MHC currently falls significantly short of these essential criteria. Locals seeking manufactured home living in Mansfield are strongly advised to consider other options or to conduct an unparalleled level of due diligence if this park remains a consideration.

Woodland Hills MHC Reviews
One of the worst places I have ever lived. Communication is horrible and so is the neighborhood!!! This is at 673 Armstrong Street Mansfield Ohio 44906! Management is the worst I’ve ever worked with. Not worth the stress!! They will not allow you to move to a bigger size mobile home once you have a baby, they make you finish your lease before you do anything and the large sum of money you put down on the rental will not transfer to another home. Always scamming someone! The park in the photos are very deceiving!! They cut trees down also so basically Woodland Hills is woodless hills. Just bad all the way around!!
Feb 20, 2025 · UnknownNeed more video cameras. Only 1 at office? A 16 year old boy was kidnapped and murdered 2 weeks ago from this park. No help whatsoever from management, just a video of the boy entering the park and never leaving. Neighbors are just as friendly. All those doorbell cams, and not 1 person in the park offered to help, even after showing a flyer of the missing boy. And before management tries to make excuses, please be mindful of your words, I am family of the murdered teen. I do not recommend visiting this park for fear of everyone's safety.
Nov 27, 2024 · justin tuckerQuiet community that unless you know where it is you won't know where it is. $850ish for a nice newer 2 bedroom mobile home. Clean and well insulated too. Shopping is close buy. Walmart and many others are 5 minutes away. Plenty of medical, dental and more so close. ROUTE 30 is 1 minute from here. I-71 is just 5-7 minutes. Columbus is 68 miles. I plan on being here for a few years.
