Winterset Farms stands out not just for its unique bi-state location but also for its vibrant and diverse resident base, as highlighted by a long-term resident: "I have the best neighbors in the world. A very eclectic group of people young and old." This suggests a welcoming and inclusive environment that many seek in a residential community.
This article will serve as your comprehensive guide to Winterset Farms, offering a factual and engaging overview. We will delve into its precise location and accessibility, the various services and inclusions that come with lot fees, notable features and highlights, and important contact information. Our aim is to equip you, a local Delaware user, with all the necessary details to determine if Winterset Farms aligns with your housing needs and lifestyle preferences. We'll also address some common considerations for mobile home residents, such as property taxes and park rules, to provide a well-rounded perspective.
Winterset Farms is situated at 2801 Ebright Rd, Wilmington, DE 19810, USA. This address places it squarely within New Castle County, Delaware. However, a significant and unique aspect of Winterset Farms is that part of the community extends across the state line into Pennsylvania. This geographical quirk offers a distinct advantage for residents on the Pennsylvania side: access to the highly-regarded Garnet Valley School District. As one resident enthusiastically noted, "Winterset Farms is a great place to live on the Pa. side... It is in the Garnet Valley School District that is a plus." For families with school-aged children, this is an incredibly attractive feature.
Beyond the unique school district access, the overall location provides excellent accessibility to major regional hubs. Wilmington, Delaware, offers a wealth of employment opportunities, cultural attractions, dining, and shopping, including tax-free shopping, which is a significant draw for Delaware residents. The proximity to Philadelphia, as mentioned in general property listings for homes in the park, means easy access to a major metropolitan area with an even broader range of amenities, including historical sites, entertainment venues, and diverse culinary experiences.
The campground's strategic placement also ensures convenient travel. It is located close to major interstate highways such as I-95 and I-495, facilitating easy commutes within Delaware, to Pennsylvania, and beyond to neighboring states like Maryland and New Jersey. This makes Winterset Farms an ideal location for those who travel frequently for work or leisure.
The neighborhood itself is described as suburban, with a blend of quiet streets and accessibility to essential services. While the specific roads within the park are not detailed, the surrounding area offers a mix of residential comfort and commercial convenience. One review does highlight a specific parking rule: "Make sure you park directly in front of the trailer you are visiting. I could not and parked one trailer down, was given a nasty not on my car when I left." This indicates the importance of adhering to park guidelines, especially regarding parking, to maintain community order.
Winterset Farms, as a well-established mobile home community, provides a range of services that are typically included in the monthly lot rent, aiming to offer a convenient and comfortable living experience for its residents. Based on information from property listings and resident feedback, the following services are generally provided:
- Lot Leasing: The primary service offered by Winterset Farms is the leasing of individual plots of land where residents place their manufactured homes. This provides a designated space within the community.
- Water & Sewer: Essential public utilities such as water and sewer services are included in the monthly home site rent. This simplifies utility management for residents and ensures reliable access.
- Basic Cable: For entertainment and connectivity, basic cable TV service is also included in the monthly lot fee.
- Common Area Maintenance: The park management is responsible for the upkeep and maintenance of common areas within the community. This includes shared green spaces and general landscaping, contributing to the overall aesthetic and appeal of Winterset Farms.
- Snow Removal: Especially important in the Delaware/Pennsylvania region, snow plowing services for the common roads and areas within the park are provided, ensuring accessibility during winter months.
- Playground: A community playground is listed as an amenity. This offers a designated and safe space for children to play and socialize within the park.
- Professional On-Site Management: While one review noted challenges with management responsiveness ("Landlord doesn't want to hear or help with problems"), another praised the "front office" as "very nice people who deal with a lot" and appreciated their "leniency at times when money is tight." This indicates the presence of a management team responsible for overseeing park operations, resident relations, and general administrative duties.
It's important to note that while many essential services are included in the lot rent, residents are typically responsible for their own electricity, heating fuel (often leased propane), and potentially other personal utilities. Property taxes are also generally the responsibility of the homeowner, which is a point of contention for one resident who wished taxes were "lower and included" and that Garnet Valley should pick up their trash, implying trash service may be handled differently for homes on the PA side or that residents have separate concerns about municipal services. Prospective residents should verify all inclusions and exclusions directly with Winterset Farms management.
Winterset Farms offers several compelling features and highlights that contribute to its appeal as a mobile home community for residents in the Delaware region. These attributes cater to a desire for community, convenience, and a pleasant living environment.
- Unique Bi-State Location & School District Access: A prominent highlight is the park's distinctive geographical position, straddling the Delaware-Pennsylvania border. For homes situated on the Pennsylvania side, access to the highly-regarded Garnet Valley School District is a significant draw for families. As a resident shared, "It is in the Garnet Valley School District that is a plus."
- Diverse and Friendly Community: The community atmosphere is a strong point, with a resident describing their neighbors as "the best in the world" and "a very eclectic group of people young and old." This suggests a vibrant and welcoming environment for individuals and families of all stages of life. Many reviews for the broader neighborhood of Winterset Farms (which includes the mobile home park) also describe it as "family-friendly," with "friendly neighbors" and a "homey" feel.
- Included Utilities and Amenities: The inclusion of water, sewer, basic cable, common area maintenance, and snow removal in the monthly lot rent simplifies budgeting for residents and adds significant value. This makes for a more predictable and often more affordable housing expense. A playground is also an included amenity for younger residents.
- Proximity to Tax-Free Shopping and Amenities: The location in Wilmington, DE, offers convenient access to Delaware's tax-free shopping, a major economic advantage. Additionally, the park is close to "amazing restaurants, public transportation," and various recreational areas, enhancing the quality of life for residents.
- Pet-Friendly Environment (with restrictions): While some listings indicate pet restrictions, the community is generally described as "dog friendly" in broader neighborhood reviews, with mentions of "fenced areas for dogs to run around in" and other pet owners around, suggesting a welcoming atmosphere for pet owners, albeit with specific rules.
- Accessible to Major Roadways: The park's location provides good access to key interstates, including I-95, making commutes to Philadelphia, other parts of Delaware, and surrounding states convenient.
- Established Community: As a long-standing mobile home park, Winterset Farms likely benefits from an established infrastructure and a settled resident base, offering a sense of stability.
While one review highlights a specific parking issue and another expressed concerns about property taxes not being included and management responsiveness, the overall positive sentiment emphasizes the strong community spirit and the valuable inclusions in lot rent, particularly for those looking to live in the Garnet Valley School District area.
As of the current available public information, there are no specific promotions or special offers explicitly advertised for Winterset Farms. Mobile home parks, like many rental communities, may offer various incentives that can change over time based on market conditions, current availability of lots or homes, or seasonal demands. Such offers are typically communicated directly to prospective residents upon inquiry or through localized real estate listings for homes within the park.
For individuals in Delaware who are interested in Winterset Farms, it is highly recommended to directly contact the park's management to inquire about any current or upcoming promotions. If available, these could potentially include:
- Move-in incentives: Examples might include reduced security deposits, a discount on the first month's lot rent, or waived application fees for new residents.
- Long-term lease benefits: Some communities may provide special rates or added benefits for residents who commit to extended lease agreements for their lots.
- Referral programs: Existing residents might be incentivized to refer new residents, which can occasionally lead to benefits for the new tenant as well.
- Specials on new or available homes: If the park has new manufactured homes for sale or vacant lots, there might be promotions related to the purchase or placement of a home.
Since specific promotions are dynamic and often not widely available in public records for individual mobile home parks, the most reliable way to discover any current special offers at Winterset Farms is to reach out directly. A direct conversation with the park management, who one resident described as "very nice people who deal with a lot," will provide the most accurate and up-to-date information regarding any available incentives that could be relevant to your housing decision.

Winterset Farms Reviews
Winterset Farms is a great place to live on the Pa. side. I live on the Pa. side and love it. I have the best neighbors in the world. A very eclectic group of people young and old. It is in the Garnet Valley School District that is a plus. The lot fees are a little much but what are you going to do. The front office are very nice people who deal with a lot. I appreciate the leniency at times when money is tight. I just wish that the taxes were lower and included. Also wish since I pay said taxes that Garnet Valley should be picking up my trash. The world today take, take, take, never give back. Property taxes. Paying for something I already own is the biggest racket going. All in all the place is a nice place to raise a family.

Jun 02, 2024 · Rev. Nicci HartlandThis community is the little golden nugget of New Castle County DE. Well maintained homes, excellent neighbors, quiet and a great place to either raise a family or retire. The taxes are low, as are the utilities. We moved in in 2018 and love it here.
Apr 24, 2021 · Sue BSteer away from this place. The lot fee is the highest in the state and they are citation happy. If leaves or grass isn't cut every week the will give you a nasty message and write you a citation quicker than you can blink
