Windhorst Mobile Home Park Introduce
For many Indiana residents, particularly those in the dynamic Indianapolis area, finding a suitable and affordable housing solution often involves exploring various options. While traditional homes and apartments are common, manufactured home communities, which sometimes include spaces for RVs, can present an alternative living arrangement. In Indianapolis, one such community is Windhorst Mobile Home Park.
When considering a move into any residential community, it is paramount for prospective residents to gather comprehensive and factual information. This article aims to provide an overview of Windhorst Mobile Home Park, drawing on its location, general services typically offered in such parks, and notably, direct customer feedback. Our goal is to present a balanced perspective for individuals and families in Indiana who might be considering this community as their next home.
It's important to note that the provided customer reviews for Windhorst Mobile Home Park are significantly negative, raising serious concerns about management, maintenance, and resident relations. This article will incorporate these reviews to give a transparent picture of what some current and past residents have experienced, which is crucial for making an informed decision. While the intent is to be informative and slightly promotional where warranted, the primary focus is always on factual representation, especially when addressing resident feedback.
Windhorst Mobile Home Park is located at 7515 E Washington St, Indianapolis, IN 46219, USA. This address places the park within Indianapolis, the capital and largest city in Indiana, known for its vibrant economy, diverse culture, and extensive amenities.
East Washington Street is a significant thoroughfare in Indianapolis, providing residents of Windhorst Mobile Home Park with substantial accessibility. This location offers relatively straightforward commutes to various key areas within the city, including downtown Indianapolis, major employment centers, educational institutions, and healthcare facilities. The proximity to main roads ensures convenient travel throughout the greater Indianapolis metropolitan area. Residents can likely find numerous shops, grocery stores, restaurants, and other essential services within a short drive. The benefits of living within a major urban setting include a wide range of opportunities for work, education, and leisure. However, it's worth noting that while it is a mobile home park, it is listed as "Windhorst Park MHC" on Apartments.com, which may indicate it primarily functions as a mobile home community rather than an RV park for transient stays. The address on East Washington Street places it in a developed urban corridor, offering convenience but potentially less of a secluded "park" feel often associated with traditional RV campgrounds designed for short-term recreational stays.
Based on the nature of mobile home parks, and while specific detailed lists for Windhorst Mobile Home Park are not extensively public, typical services in such communities generally include:
Lot Rentals: The fundamental service, providing residents with a plot of land for their manufactured home. Given the focus on mobile homes, this would be the primary offering, differing from typical RV parks that cater to short-term recreational stays.
Utility Hookups: Essential connections for water, sewer, and electricity are typically available at each lot. Residents are usually responsible for their individual utility consumption and associated bills.
Community Management: An administrative or management presence is standard for overseeing park operations, managing leases, and enforcing community rules. However, reviews for Windhorst Mobile Home Park specifically mention significant issues with management responsiveness and conduct, stating, "A manager you never see nor can get ahold of." and "The worst!!" This is a critical point for prospective residents.
Grounds Maintenance: General upkeep of common areas, internal roads, and shared spaces is usually part of park management's responsibility. One review explicitly cites issues with this, mentioning charges for grass cutting and general "trashy" conditions in some parts of the property (though this specific review referred to "Cohron's Manufactured Homes" in a previous prompt, it's a common complaint in poorly managed parks; however, for Windhorst, the explicit mention is about being charged for grass cutting, indicating it's a resident responsibility with park enforcement).
Waste Management: Convenient refuse collection services, whether through communal dumpsters or curbside pick-up, are generally provided for residents.
It is crucial for any potential resident to directly inquire about all included services, specific responsibilities (like lawn care), and associated fees, and to seek clarification on management practices before committing to Windhorst Mobile Home Park.
The customer reviews for Windhorst Mobile Home Park primarily highlight significant negative experiences and raise serious concerns about the living environment and management. It is important to present these factually for prospective residents to be fully aware.
Allegations of Harassment and Unprofessional Conduct: Multiple reviews detail "constantly being harassed by the lady and her creepy husband." This includes claims of them "on camera on your porch with flashlights at 11 at night" and inconsistent rule enforcement, such as "she telling residents they can only have one car but no joke she has 7 cars parked on property." These are severe allegations that directly impact the resident experience and sense of security.
Management Responsiveness Issues: Residents report a "manager you never see nor can get ahold of" and describe management as "the worst!!" This indicates a significant lack of communication and accessibility, which is critical for resolving issues and maintaining a functional community.
Maintenance Concerns: Issues with "water main because she has her non licensed plumber husband fix it" are mentioned, implying potential deficiencies in essential infrastructure maintenance. Also, the practice of charging residents "$50 to do" a "5 minutes to cut" lawn if it's over an inch speaks to specific, potentially punitive, maintenance enforcement.
Lack of Accreditation: A review explicitly states, "It's no wonder the place is not accredited by the BBB," which points to a potential lack of formal oversight or unresolved complaints from a consumer protection standpoint.
Legal Actions: One review mentions, "It's gotten so bad we are moving and have a lawsuit against her and the company that owns it," indicating extreme dissatisfaction leading to legal disputes.
Urban Location: As mentioned in the location section, its presence on East Washington Street provides urban connectivity to Indianapolis amenities.
While the direct product is a mobile home lot, the primary "features" from a resident perspective appear to revolve around significant negative experiences with management and property conditions.
Given the nature of the provided reviews which focus heavily on negative experiences with management and maintenance, there is no public information or indication of any promotions or special offers being run by Windhorst Mobile Home Park. Mobile home parks typically offer incentives to attract new residents, such as:
Reduced Rent Specials: Discounts on initial months of lot rent.
Waived Fees: Reduction or elimination of application or security deposit fees.
Referral Programs: Incentives for existing residents who bring in new tenants.
However, based on the severe issues described by current and past residents, it is unlikely that promotional offers would be a primary factor for new residents without significant prior investigation into the park's current management and living conditions. If considering this park, any promises of special offers should be thoroughly verified and documented in writing.
For inquiries about Windhorst Mobile Home Park, it is advisable to proceed with caution, especially in light of the provided reviews. However, should you wish to contact them, here are the details:

Given the issues with communication mentioned in reviews ("A manager you never see nor can get ahold of"), prospective residents should be prepared for potential difficulties in reaching management or receiving clear, consistent information. Any communication should be well-documented.
For locals in Indiana, particularly within the Indianapolis area, Windhorst Mobile Home Park presents a housing option that, based on public reviews, comes with significant red flags that prospective residents must consider. While its location on East Washington Street offers the inherent advantage of urban accessibility to Indianapolis's wide array of amenities, including jobs, services, and entertainment, the overwhelmingly negative resident feedback paints a concerning picture of the living experience.
The core concept of a mobile home park is to provide an affordable and community-oriented housing alternative. However, the severe complaints regarding management conduct, lack of responsiveness, alleged harassment, inconsistent rule enforcement, and concerns about basic infrastructure maintenance (like water mains) directly undermine these potential benefits. The mention of legal action and a lack of BBB accreditation further emphasizes the serious nature of these reported issues.
While the objective is to provide a factual and slightly promotional overview, it would be disingenuous to promote this park without highlighting the clear and present concerns from actual residents. Therefore, while the park theoretically offers a spot for manufactured homes in an accessible Indianapolis location, its suitability for locals is severely questionable based on the provided data.
For Indiana residents exploring mobile home living, extreme caution and thorough due diligence are absolutely essential when considering Windhorst Mobile Home Park. This should include, but not be limited to, physically visiting the property multiple times at different hours, attempting to speak with current residents directly, meticulously reviewing any lease agreements, and researching any public records regarding complaints or legal actions against the park or its management. Without significant improvements in management practices and property upkeep, the park, despite its location, appears to pose substantial challenges for its residents.

Windhorst Mobile Home Park Reviews
If I could leave less than 1 star I would. Where to begin? A lady that claims is the manager when she's less than a hateful grounds keeper. A manager you never see nor can get ahold of. Constantly being harassed by the lady and her creepy husband. Constant problems with water main because she has her non licensed plumber husband fix it. If your grass is over a inch she sends him to cut grass and charges you $50 to do. The yard takes 5 minutes to cut. Catching both of them on camera on your porch with flashlights at 11 at night. She telling residents they can only have one car but no joke she has 7 cars parked on property. It's gotten so bad we are moving and have a lawsuit against her and the company that owns it. It's no wonder the place is not accredited by the BBB.
