While a comprehensive, exhaustive list of services specifically for Willowick Royal Mobile Home Park might not be widely available in public data, mobile home parks generally provide a core set of services as part of their lot rental agreements. Based on typical industry standards and insights from property listings and resident reviews, we can infer the following:
- Land/Lot Rental: The fundamental service is the lease of a plot of land upon which a manufactured home is situated. Residents typically own their mobile homes but pay a monthly rent for the land. Property listings indicate land lease amounts for homes within the park.
- Utility Hookups: Essential utilities such as water, sewer, and electricity hookups are standard in mobile home parks. Property listings mention "Sewer: Public Sewer" and "Water Source: District/Public," indicating these services are provided, with costs potentially included in the rent or metered separately.
- Community Management: As indicated by resident feedback, there is an on-site or accessible management team responsible for overseeing park operations, including rent collection, rule enforcement, and addressing resident concerns, though the effectiveness of this is debated in reviews.
- Maintenance of Common Areas: The park management is typically responsible for the upkeep and landscaping of shared spaces within the community, such as internal roads and any communal facilities.
- Parking: Individual homes typically include dedicated parking spaces, with some listings mentioning "2 Carport Spaces" or "2 cars parking spaces" and "Driveway - Concrete" features for homes.
- Recreational Facilities: While not explicitly detailed in all reviews, some property listings mention "club house with pool and recreation area and barbecue areas throughout the community" and "Community Pool," suggesting that these amenities are offered to residents.
- Gated Community: One listing refers to it as a "cozy gated community," implying controlled access for enhanced security.
It is always recommended for prospective residents to confirm with Willowick Royal Mobile Home Park management the exact scope of services included in the lot rent, any additional fees for utilities or other services, and the current operational status of all amenities.
Willowick Royal Mobile Home Park offers some appealing features, but also presents significant challenges that prospective residents should be thoroughly aware of.
- Community Amenities (Implied/Listed): Property listings suggest desirable amenities like a "well appointed club house with pool and recreation area and barbecue areas throughout the community." These features can greatly enhance the quality of life, providing opportunities for recreation and social gatherings.
- Spacious Homes with Outdoor Space: Listings describe homes with "spacious 4 bedroom, 2 bathroom, double wide mobile home" and "a bonus 1/4 bath and a versatile bonus room." The presence of "several fruit trees including avocado, guava, apple and citrus" and an "installed sprinkler system for effortless yard care" indicates private outdoor spaces and a potentially pleasant living environment at the individual home level.
- Gated Community: The description as a "gated community" implies a focus on security and controlled access, which can provide residents with an enhanced sense of safety and privacy.
- Location Convenience: Its Garden Grove location provides access to local schools, shopping, and major freeways, making it convenient for daily life and commuting.
- Potential for Affordable Homeownership: Mobile homes often offer a more accessible entry point into homeownership in Orange County compared to traditional housing, making it an attractive option for those seeking affordability.
However, it is crucial to address the significant concerns raised by past and current residents:
- Management Behavior and "Attitude": Multiple reviews highlight severe issues with park management. One resident states, "The manager always gives us attitude for some reason whenever I go visit my cousins. He always gives us a weird look." Another past resident notes that "the manager was rude wouldn't work with you if you had issues etc." This suggests a challenging relationship with management, potentially impacting resident satisfaction and problem resolution.
- Aggressive Towing Practices: A serious concern involves unwarranted towing: "once called a tow truck on my dad car for no reason whatsoever for having the car out of the driveway not even half way out he never gave us any warnings." This indicates a potentially predatory or excessively strict towing policy, leading to financial burden and stress for residents and their visitors.
- Decline in Property Upkeep and Aesthetics: A long-term past resident observes a significant decline in the park's condition: "it is really run down and looks terrible. Nobody is keeping their yards up at all." This suggests a lack of consistent enforcement of community standards or investment in maintenance, potentially leading to a diminished living environment over time.

Mar 27, 2024 · Jesus RodriguezI used to live there all of my childhood and even two of my kids early childhood. Back in the day it was a pretty cool place to live but now it is really run down and looks terrible. Nobody is keeping their yards up at all . I don't know who management is nowadays but when I lived there the manager was rude wouldn't work with you if you had issues etc. If I had a choice to live there again I would look elsewhere.
Dec 02, 2022 · Lisa AllenI have lived here for over 10 years. Manager is rude and disrespectful and has unrealistic expectations. Doesnt give residents control over their own space. For instance, you aren’t allowed to have childrens toys in your OWN backyard or have any fruit plants if you have them already he’s making you remove them. Also, my neighbors car got towed in their own driveway. Completely unreasonable.
Jul 15, 2022 · Camila castellanosUnfortunately this place’s management is unfair. I am unable to get a guest pass to visit my family. If I am visiting I am not allowed to be outside in the backyard…I am not allowed to be in a family gathering on the backyard!John and Silvia are unreasonable and RudeNo people skills at all
Oct 25, 2023 · Cindy JaimesOur car got towed recently. My father parked outside on the lot less than 25mins. Cost $380 to get the car out. If you ever park on the street parking lot make sure you have a parking pass/sticker. Be careful of the Landlord & whomever going around and watching people's cars. If you have family here and want to visit just park your car outside the gate and walk in. These people are thieves and will get your car towed simply because they're miserable and need money. The towing company they use is trash..check them out on Yelp - Nightstar Towing. See the screenshots of people saying the same.
