All a scam I moved my family out of state to willowbrook.We had an eviction notice on our front door not even 2 weeks of being there not even unpacked yet for a “fee” we were never made aware of upon signing. Then they’ll make sure to slap $500 worth of court fees on top of the $700 lot rent every month not including any other extra fee they can throw in including being “force mowed” and make sure not to let you get caught back up and look forward to slamming it on you until you eventually have to move and boom they’re posting the “deal of the month”for the next sucker. You’ll also look forward to finding weed pipes in the slide of the community park and lose dogs running around attacking people, amongst an array of bs rules living here was hell . 10/10 do not recommend willowbrook or sun communities
Apr 05, 2025 · Megan PhelpsThis place is a nightmare! I was buying a mobile home. The home was a total fire hazard, rodent infested, and pest infested. I moved in and discovered they have a groundhog problem! The groundhog burrowed underneath my shed and the property said that’s MY problem even though these creatures are destroying THEIR tenant’s property.As it grew colder, I noticed that the groundhog dug a tunnel from my shed to underneath my house. Apparently the spot was already occupied by a pregnant skunk!!!! I believe she gave birth underneath my house because if I went to the bathroom in the master bedroom, I would startle them and they would spray (THE ENTIRE FAMILY)!!!!If that wasn’t bad enough, a few tenants moved and abandoned their cats, so now there’s fat stray cats in the community. And THEY also joined the fight to reside with underneath my house. Especially since the tenants across the street fed it regularly. I would come outside and the cat was lying on the ROOF OF MY CAR, when the cat would fight the other animals, it would get scared and jump up on my roof!!! How? He’d climb my stairs, jump on the recycle/trash bin, up on top of the shed, to the roof!!!My house seemed to be the only one with a gap underneath the carport. So birds would build multiple nests underneath my carport. At first, I like hearing them chirp. Then , an exterminator told me that I needed to get rid of them ASAP because they carry bird mites!!!!There were also a string of car break-ins in the community that were unsolved!!! It came to light that it’s the community manager, Amanda’s, son who’s responsible. And he only stopped because the wrong person caught him and almost shot him!There’s a woman in the community who is prejudice and she loves to walk her little dog throughout the community. She allows (actually encourages) the dog to poop in the yards of the Black residents. Then, when I caught her, she lied and said that it was my neighbor’s dog. She walks with a bag , as if she’s going to pick it up, but she doesn’t. I’ve actually watched her yank the dog’s leash and lead him over to MY yard and the lady across the street!Someone jimmy-rigged a gorgeous ceiling fan in my small dining room, using washers to level it out against my slanted ceiling. One day, I flicked on the light, and sparks began flying. I had it replaced. While the electrician was there, he told me that my house was still a fire hazard because the home’s outlets don’t have the same fire-protectant box and that if the circuit ever overloads, it WILL start a fire. He said I had to have them installed in EACH socket (of which, there were 13)!!!I finally moved out, per the instructions of the mortgage company. Sun Communities put me in collections!!!! Because a little-known fact that the debt collector told me, is that when you give the property back to the bank, there’s a gap in the time that you turn it over to them, and they turn it back over to the community. You are responsible for the rent during that gap in time. She also warned that she’s seen it take as long as 6 months!!!! So now my credit is jacked up!!!This place is a nightmare!And although they were bringing in a ton of new homes when I left, WHO WANTS RODENTS/PESTS/ANIMALS/STRAYS destroying their property?!?This is no place to raise a family!

She works hard to maintain this community looking good and in order.Might I add, Tracy is equally amazing.I moved into a brand-new mod home with my spouse, and all that was promised to be done was completed way ahead of schedule. This location is fantastic!And not only for socializing and family raising, but additionally, for the amazing property administration.Everything about this is just beautiful, and I would tell anyone searching for a lovely community and outstanding management that this is the place to be.Again, Amanda and Tracy have done a great job creating a homey atmosphere here.

Jun 07, 2025 · Everett MathisI've been here 4 years. When me and my family first moved here we had zero issues. The first two years was excellent, the last two years has been hell. They let the kids around here do whatever they please. Throw rocks at your rental, leave trash on your front yard,cut through your property,hang around on your property. They say you need to have three complaints in a one month span I've had several and others had several with no consequences. They violate your peace. They sent a newsletter out saying $1,000.00 dollar fine if your caught feeding a stray cat but no fines for having unruly children. They pick and choose who to tow I've had my car towed $154.00 dollar fine. I called on a neighbor who had their car parked on the street and they said it's their family member that's staying with the family. But I thought it was no parking on the street period? Only for certain few.So glad this is my last year here.
