White Birch MHC aims to provide a range of services that contribute to a functional and comfortable living environment for its residents. Based on common practices in manufactured home communities and available information, the park is expected to offer:
- Lot Leasing: The fundamental service involves providing individual plots of land for residents to place their manufactured homes.
- On-Site Staff/Management: The community typically has "on-site staff" to assist with resident inquiries and manage the day-to-day operations of the park. However, resident reviews indicate potential issues with responsiveness and action on certain concerns, such as maintenance and rule enforcement.
- Maintenance of Common Areas: Well-managed parks are expected to maintain shared spaces, roads, and general grounds. While the park is described as "well cared for" in some contexts, resident feedback specifically mentions a "massive pothole" that was not properly fixed, indicating a need for improvement in road maintenance.

While the park conceptually offers these services, recent resident feedback highlights areas where the delivery of these services, particularly maintenance and rule enforcement, could be improved.

- Access to Nature and Recreation: Proximity to areas like Saginaw Basin Land Conservancy and Bay City State Park provides opportunities for outdoor activities, including viewing wildlife and enjoying nature.
- Community and Management Potential: While some reviews indicate recent issues, the presence of "on-site staff" and a "resident portal" suggests a framework for good community management and resident support.
Conversely, some significant areas that detract from the overall highlights include "massive potholes" that are inadequately addressed and persistent "stink of marijuana" and "drug odors" that management reportedly "refuses to do anything about," despite lease clauses. These issues negatively impact the quality of life for some residents.

For Michigan locals exploring manufactured home living, White Birch MHC in Kawkawlin presents a community with both appealing qualities and significant challenges that warrant careful consideration. Its location offers the desirable "quiet charm of country living" while maintaining excellent accessibility to Bay City's amenities and major transportation routes like I-75, making it convenient for shopping, dining, and travel across the state. The community is also an "All Ages" park and "pet-friendly," broadening its appeal to diverse households seeking affordable housing options.
However, recent resident feedback highlights critical operational and management concerns that cannot be overlooked. The presence of "massive potholes" that are inadequately addressed points to a significant shortfall in basic infrastructure maintenance, impacting residents' daily convenience and safety. More concerning are the complaints regarding persistent "stink of marijuana" and "drug odors" from specific homes, coupled with accusations that park management "refuses to do anything about it," despite clear lease clauses. This suggests a severe lapse in rule enforcement and responsiveness, which can drastically diminish the quality of life for other residents who are unable to "get any fresh air or open your windows." The issue of "dogs barking all day long" further underscores a need for more effective management of community rules.
In conclusion, while White Birch MHC offers the potential for quiet, accessible, and affordable living in Kawkawlin, the serious and consistent concerns raised by residents regarding maintenance and, more critically, the alleged inaction of management on pervasive nuisance issues like drug odors and barking dogs, make it difficult to provide a strong recommendation without reservation. Prospective Michigan residents considering White Birch MHC are strongly advised to conduct thorough due diligence, including a direct visit to the park and direct inquiries about these specific challenges, to determine if the benefits outweigh the currently reported issues. The park's suitability hinges heavily on whether these significant problems are actively being addressed and resolved.

White Birch MHC Reviews
There's a massive pothole in front of our house, and instead of fixing it this is what they do here! Slabs of tar in the crater with the cones so we don't back into it. Gee thanks 😳 This is unacceptable and a huge inconvenience! Do better maintenance!
Apr 18, 2025 · Katie VanParisIt used to be a good park but now all it does is stink of marijuana. The park management refuses to do anything about it. The of end Beech Drive is terrible with the drug odors coming from 2403 Beech Drive. Park management has been notified several times and won't do anything about it, even though it states in the lease "No Marijuana". Can't get any fresh air or open your windows because the smell makes you sick. Also the dogs barking all day long. I would definitely not recommend anymore.
Jun 13, 2025 · Mark WilsonWe’ve been here for 4 years . Paid on time every month . Keep our yard nice and follow the rules .My issue is we never get a response for any repairs that are needed to be done. Our screen door has been broken since May . My first call to the office 5-12. There are other small repairs that need to be done . Never do we get a return phone call . Last summer when it was time to sign our lease we set up an appointment took the afternoon off work and they were a no show . I had to call and the manager basically she said “oops” and then sent us an email . Can’t ever go into the office because no one is there . A little communication would be nice and professional. I have even written a note when I dropped off my payment . Still nothing . And I will add the “playground “ has a set of swings that’s it . And those are junk too. It’s a shame that such a nice place is being run into the ground .New year and still nothing getting fixed .
Jan 07, 2025 · Kris SkrzysinskiWe have lived here for 8 months now and don’t have any complains. It is a quiet neighborhood, friendly neighbors, affordable, and office staff are friendly. The park is clean and kept up with, as far as mobile home communities go, this one makes many of the others look real run down! I would recommend to people, drive around to other parks and compare them….. my husband and I recently did and I definitely feel like we live in a luxury community compared to many others near us!
Nov 07, 2024 · Tonya EvittsThe property manager is amazing. The park is quiet. It is a solid place for my young family.
