Conclusion: Why Westwood Heights Mobile Home is Suitable for Locals
For Michigan locals, particularly those in the Flint area, considering Westwood Heights Mobile Home presents a complex and challenging situation. On one hand, its location in Flint offers residents access to city amenities and services, which can be a primary consideration for many seeking affordable housing in an urban environment. The reported initiative of a food bank truck stopping by during summer months to feed children is a positive sign of some level of community support, and the mention of "working on items to improved the trailer park" suggests a stated intent for betterment. These aspects might initially appear appealing to families or individuals looking for assistance and signs of progress within a community.
However, it is absolutely critical for any prospective resident to be fully aware of the extremely serious concerns and highly negative experiences highlighted in other customer reviews. These reports describe the place as "absolutely terrible," with owners and managers being "liars" who fail to honor agreements. Significant issues include "extreme water and sewer bills," a pervasive roach problem requiring "a ton on Roach spray," frequent "gun shots," and an environment deemed "Not a place to raise your children." Such feedback paints a picture of severe living condition challenges and a lack of trustworthiness from management. The stark contrast between the positive mention of food bank service and the overwhelming negativity about living conditions and management integrity cannot be overstated.
Therefore, while the park's location might be convenient for some locals, its suitability is gravely undermined by the reported conditions and management issues. For any Michigan resident considering Westwood Heights Mobile Home, exceptionally thorough due diligence is not just recommended, but essential. This should include an extensive in-person visit to independently verify the living conditions, speaking directly with existing residents if possible, and obtaining all agreements and financial terms in writing. Given the severity of the complaints, seeking legal counsel to review any proposed lease or purchase agreement before signing would be a prudent step. The potential for affordability may be overshadowed by significant quality of life and financial burdens. Locals must be prepared for the realities described in the reviews and proceed with extreme caution if considering this as a place to call home.

Jul 02, 2024 · Christina FoxPlace is absolutely terrible. Owners and managers are liars. Don't hold up on any of there agreements. Extreme water and sewer bills. Be prepared to spend a ton on Roach spray. Not a place to raise your children. Gun shots all the time. Nothing is like they make it appear. Move in and you will see for yourself. Just make sure you have the money to waste.
Jun 06, 2016 · Me MeThe park use to be a decent park for cheaper. Since new manager came in he has drove away most of the people living there. The park it really crap. The trailers are falling down or are torn up inside. The park is infested with roaches in most of the trailers. Over ran with cats, as well. Not worth the money.
Aug 05, 2016 · Al ASKWorst place yet. I moved in in february of 2017. It was affordable and thought I could turn it around to make a profit. Wrong! They said they replaced the flooring, carpet was new but the subflooring was rotted out. Discovered that after my home flooded after only 2 weeks of living there because the pipes were constantly freezing and they refused to fix it, had to rip up the carpet to discover mold and giant gaping holes in the subflooring that my toddler could've fallen through. They refused to fix it. Said they MIGHT have the supplies to do it. On top of it they tried to charge me $120 for heat tape around my pipes that they never put on to begin with! There was old tape wasting away from 10 years ago!! The neighbor I had continuously took in fellons, we had crack heads reaching into our community mailbox. I fell behind on rent trying to make my home livable again, fixing the things they refused to. On the plus side they offered to have me clean trailers to work off what I owed. I have copies and pictures and videos of the original deal I had made with nate and yolanda. They gave me written copies of what my amount owed was and I kept a log for myself, including photos and videos of the trailers I did clean. When i left the park for my childs well being, I owed about just over $300 and they sent a bill to collections for just under a $1,000 to hit my credit. This place is scum. Sure they were decent enough to let me clean their moldy trailers, but for what?? For free?? I even have photos of mushrooms growing out of the ceilings. Horrible place to raise a child. And they can tell you all they want that it's mt morris township water... It's not. It's flint water. If I could give this place 0 stars, I would. Not to mention the news just did a report of a shooting about a month ago. Honestly, the whole park needs to be demolished.
Aug 09, 2018 · Lindsey DziesinskiThe landlord does not follow Michigan state rental laws. He's tried to evict my mom every month before the month was even over. For late payment, bounced check (accidental) and even tried to take her to court while she was in the hospital getting open heart surgery. The road has several large holes thru out the entire park. A lot of them are the size of coy ponds. There was an incident in the winter that someone was actually ran over in a field next to my mom's trailer by a car. She's had people knocking on her windows in the middle of the night. It's not safe here. There's been fires on two different trailers within weeks of each other.
