Being situated on FM 1486 (Farm to Market Road 1486) suggests a location that balances rural tranquility with access to local conveniences. While the specific proximity to local amenities in Montgomery (like grocery stores, schools, and medical facilities) is not detailed in the reviews, its address indicates it's part of the broader Montgomery community. The area around Montgomery is generally known for its outdoor opportunities, including boating, fishing, and hiking, which could be appealing to residents. Accessibility to these natural attractions could be a positive for those who enjoy an active outdoor lifestyle.
Mobile home parks generally provide basic infrastructure and community management. Based on the provided reviews, and common industry practices, Welcome Home Communities - Montgomery would likely offer:
Mobile Home Lot Rentals: The core service is the provision of individual lots where residents place their manufactured homes. These lots typically include connections for essential utilities such as water, sewer, and electricity, though the reviews suggest potential issues with maintenance of these lines (e.g., "next door neighbor's sewer line in our yard").
HOA Fees: Residents pay HOA fees, which in well-managed communities typically cover common area maintenance (landscaping, roads), some utilities for shared spaces, community amenities, and administrative costs. However, reviews explicitly state, "You pay HOA fees, and nothing is clean or up kept with this place. The pictures people see are of another place." This indicates a significant concern regarding how these fees are being utilized for upkeep.
Gated Entry (with issues): The park features a gate, implying an intention for controlled access and security. However, a review notes, "the gate is always breaking" and needing "auto entry since one not always work." This suggests unreliable functionality of a key security feature.
Community Rules (with enforcement concerns): The park has rules, including a specific mention of "NO SATELLITE DISHES ARE TO BE HOOKED OR ROOTED ON OR AROUND YOUR HOME." However, residents claim, "If you're friends with the lady that manages this place, then you can have satellite dishes and whatever you want," indicating inconsistent enforcement of rules.
Yard Maintenance Expectation: Residents receive "emails to say we have to mow or clean up the yard," implying a requirement for individual lot upkeep. However, a resident states management "don't mow till the guy that owns the land wants to pay a visit," which points to a double standard in maintenance expectations for common areas versus resident lots.
Based on customer reviews, Welcome Home Communities - Montgomery presents a mixed bag of potential and significant challenges.
Initial Appeal: One resident noted, "Yes, it looked great when we first moved in." This suggests that the park initially presents a well-maintained appearance that might attract new tenants.
Proximity to Natural Attractions: While not directly from the reviews provided for this specific location, other "Welcome Home Communities" in the area (like The Village at Lake Conroe or The Reserve Sleepy Hollow) highlight proximity to Lake Conroe and Sam Houston National Forest. This could be an indirect feature for residents who value outdoor recreation.
Concerns Regarding Upkeep: A major and recurring concern is the "upkeep." Residents state, "Management seems not to care about upkeep" and "nothing is clean or up kept with this place." Specific examples include "Signs fallen down, torn up" and "Weeds with mosquitos, lake pollution." This indicates a significant issue with the general maintenance and cleanliness of the common areas.
Management Issues and Double Standards: Several critical issues are raised regarding management, specifically Leanne, the manager. Residents report that "Management seems not to care about upkeep," "Leanne is the manager of this park. She doesn't help at all," and "DONT TRUST THESE PEOPLE. THEY WILL LIE TO YOU JUST TO GET YOUR MONEY." A significant concern is a "double standard" where "if your friends then rules can be broken" and "Leanne friends can have satellite dishes on their house and it's ok. Leanne does what she wants at this park, as well as other employees." This points to highly inconsistent rule enforcement and potential favoritism.
Unresolved Maintenance Issues: A very serious problem cited is an unresolved "next door neighbor's sewer line in our yard," with the resident being told, "Nothing that welcome home can do." This highlights a significant failure in addressing critical infrastructure problems.
Children Supervision Concerns: One review mentions "kids are running all around without their parents," indicating potential issues with child supervision within the community.
Lack of Communication/Responsiveness: Residents report that "When asking questions, there is no answer." This suggests a lack of transparency and poor communication from management.

Given the serious concerns raised in reviews, prospective residents are strongly encouraged to visit the park in person, speak with current residents, and thoroughly investigate the condition of common areas and the nature of management interaction before making any commitments. Document all communications and ensure all agreements are in writing.
Based on the provided customer reviews, Welcome Home Communities - Montgomery presents a challenging picture, and its suitability for locals in the Texas region is questionable due to significant reported issues. While every mobile home park has its unique characteristics, the concerns raised about this particular community directly impact the quality of life for its residents.
The most prominent issues revolve around management and property upkeep. Texans seeking a place to call home expect their HOA fees to translate into well-maintained common areas, functioning amenities, and consistent rule enforcement. The reviews strongly suggest that Welcome Home Communities - Montgomery falls short in these critical areas, with reports of "nothing is clean or up kept," "signs fallen down, torn up," "weeds with mosquitos," and "lake pollution." This lack of maintenance, despite residents paying HOA fees, is a significant detractor and indicates a fundamental problem with the park's operation.
Furthermore, the deeply troubling accounts of "double standards," favoritism, and a manager who "doesn't help at all" and is accused of lying to "just to get your money" are severe red flags. A trustworthy and responsive management team is essential for any residential community, and the reported experiences here suggest a profound lack of accountability and professional conduct. Unresolved issues like a "sewer line in our yard" with management claiming "Nothing that welcome home can do" point to a failure in addressing basic living necessities and resident safety.
While the initial appearance of the park might be appealing, as one reviewer noted "it looked great when we first moved in," the long-term experiences described paint a starkly different picture. For Texans, who value honesty, fairness, and a clean, safe environment, the recurring issues at Welcome Home Communities - Montgomery suggest that it may not be a suitable or reliable place to invest their money and establish their home. Prospective residents are strongly advised to exercise extreme caution, conduct thorough due diligence, and consider alternative options that demonstrate a consistent commitment to resident well-being and property management integrity.

Welcome Home Communities - Montgomery Reviews
Would give no stars if i could. Management seems not to care about upkeep. Also, it's if your friends then rules can be broken. For in HOA, it's laughable. Signs fallen down, torn up, and the gate is always breaking. Yes, it looked great when we first moved in. Until the next door neighbor's sewer line in our yard. Nothing that welcome home can do is what was told to us. Also, kids are running all around without their parents. We get emails to say we have to mow or clean up the yard when they don't mow till the guy that owns the land wants to pay a visit. You pay HOA fees, and nothing is clean or up kept with this place. The pictures people see are of another place. This is what we see every day. These pic are proof that this place isn't up kept. When asking questions, there is no answer. It's a double standard. If you're friends with the lady that manages this place, then you can have satellite dishes and whatever you want. Even though it states in the rules, NO SATELLITE DISHES ARE TO BE HOOKED OR ROOTED ON OR AROUND YOUR HOME.. There are several in this park. DOUBLE STANDARD. WHERE IS OUR MONEY GOING SENSE? IT'S NOT GOING TO THE UP KEEP WITH HOA ??? Leanne is the manager of this park. She doesn't help at all. Load music from houses and car from her friends and it's ok. Leanne friends can have satellite dishes on their house and it's ok. Leanne does what she wants at this park, as well as other employees. DONT TRUST THESE PEOPLE. THEY WILL LIE TO YOU JUST TO GET YOUR MONEY.
Apr 19, 2025 · Kristin DancerLeaves a lot of room for improvement. Weeds with mosquitos, lake pollution, both gates need auto entry since one not always work? Have had to have room mate with his car trip exit gate.
