Understanding the services offered at a mobile home park is crucial for any potential resident. While specific, detailed service lists are not always extensively publicized, mobile home parks generally provide certain foundational services. It is important for prospective residents to verify the exact scope of these services directly with the park management, as offerings can vary widely and evolve over time.
Based on general practices within the mobile home park industry and some publicly available information, here are potential services that might be available, though direct confirmation is always recommended:
- Lot Rental: This is the primary service, where residents rent the land on which their manufactured home is placed.
- Utilities (Potentially Additional Cost): While some parks include certain utilities, it's common for water, sewer, and electricity to be billed separately or be the resident's responsibility to set up. It has been noted that residents are charged for water use, and a lack of individual water meters is a point of discussion.
- Waste Management: Typically, mobile home parks will have a system in place for trash collection, though the frequency and specific methods can vary.
- Common Area Maintenance: Maintenance of shared spaces within the park, such as roads, lighting, and any communal landscaping, is usually managed by the park.
It is crucial for interested parties to inquire directly about which utilities are included in the lot rent and which are additional, as well as the specifics of any other services like internet and cable availability. The noted feedback about charges for amenities and the lack of individual water meters highlights the importance of clarifying all financial aspects and service inclusions prior to making any commitments.
When considering a mobile home park, potential residents often look for specific features or highlights that enhance their living experience. Waterview Mobile Home Park, like any community, will have its own unique characteristics. Based on available public feedback, it's important to present a balanced view of these features.
- Mix of Home Types: The park reportedly contains a mix of older and newer or used trailers. This can create a diverse community environment, with various styles and ages of homes.
- Clubhouse (with noted limitations): A clubhouse is mentioned as an amenity. However, it's important to note the feedback regarding its condition, specifically the lack of heat or AC, and the requirement to rent it for use, incurring additional charges. This suggests that while a communal space exists, its usability and accessibility come with specific conditions.
- Amenity Charges: Beyond the lot rent, there are charges for the use of amenities. This is a crucial financial detail for prospective residents to consider when calculating their overall living costs.
- Highest Lot Rent in Gloucester (as per feedback): One significant highlight, or perhaps a point of consideration, is the feedback that the lot rent is the highest in Gloucester, VA. This information is vital for individuals comparing affordability across different housing options in the region.
It is important to acknowledge that reviews mention concerns regarding criminal background checks not being conducted, apparent drug sales and use, and roach problems in many trailers. These are significant points of feedback that potential residents should be aware of and consider when evaluating the suitability of the park for their living needs and safety concerns. The presence of such issues significantly impacts the perceived quality of life within the community.
For individuals interested in Waterview Mobile Home Park, direct contact is the most reliable way to obtain the most current and specific information. It is always advisable to call ahead to schedule a visit, confirm office hours, and ensure that a representative is available to answer all your questions. When contacting the park, be prepared with a list of questions regarding lease terms, all associated fees (including amenity charges and utility billing), and any community rules or policies. This proactive approach will help you gather all the necessary details to make an informed decision about living at Waterview Mobile Home Park.
Deciding where to live is a significant choice, and for locals in Virginia, especially those in the Gloucester region, Waterview Mobile Home Park presents a particular type of living arrangement. Based on the information available, its suitability for locals hinges on a few key factors that prospective residents must carefully weigh.
Firstly, its location in Hayes offers a quieter, more rural setting, which can be appealing to those seeking an escape from urban bustle. If you appreciate a community that feels distinct from major city life, and you are comfortable with relying on personal transportation, the geographical placement of Waterview Mobile Home Park could align with your lifestyle preferences. It provides an opportunity for local residents to stay within the Gloucester area, maintaining connections to the community they know.
However, it is crucial for locals to consider the detailed feedback provided by current and past residents. The reported higher lot rent in Gloucester, coupled with additional charges for amenities and concerns about utility billing practices (specifically the lack of individual water meters), suggests that the financial aspect requires thorough investigation. For Virginians prioritizing transparent and predictable housing costs, it's essential to get a full breakdown of all potential expenses before committing.
Furthermore, the significant concerns raised about community environment, including the alleged absence of criminal background checks, apparent drug-related issues, and widespread pest problems, are paramount considerations. For local families and individuals seeking a secure, clean, and well-maintained living space, these aspects would naturally raise serious questions about suitability. A comfortable and safe living environment is a fundamental expectation for any resident, and these points of feedback indicate areas where potential residents may find the park unsuitable for their needs.
In conclusion, while Waterview Mobile Home Park offers a mobile home living option in Hayes, Virginia, its suitability for local residents is highly dependent on individual priorities and a willingness to thoroughly investigate the community's current conditions. It may appeal to those looking for a specific type of housing in the Gloucester area, but it is imperative for any prospective resident to visit the park, engage directly with management, and consider all aspects of the available feedback to determine if it truly aligns with their vision of a suitable home.

Waterview Mobile Home Park Reviews
Online it says they're renting online for as low as 3something a month - they're def not renting anything at all right now. Had my hopes up but was disappointed. Update your website 😑
Jun 29, 2025 · Vanessa DrissOld trailers mixed in with newer but used trailers. The lot rent is the highest in Gloucester Va. Land lord praises the amenities but you have to rent the club house which has no heat or ac. You are charged for use of the amenities as well as water. No lots have water meters. Criminal background checks are not conducted. Drug sales and use are apparent in the trailer park. Most of the trailers have a roach problem. I would not live here if it was the last place in the universe.
Jul 20, 2023 · Robert WagnerWebsite says complete different information on cost to live here. Go speak with the girl managing it and you'll find that they want over 2500 thousand dollars a month to live here in a trailer the neighborhood is very trailer park trash
Jan 20, 2024 · Chris AndersonDriving through there is like driving off road on an old logging trail, very bumpy, and lots of holes to dodge. The roads are terrible, and there's a massive dip at the end of carrie rd where it intersects with j leonards pl, and no sign to warn you before you run into it and get stuck or mess up your car. And then there's the speed bumps, which are very hard to see until you're right on them. They need to be repainted with the florescent yellow road paint, before they destroy someone's undercarriage on their car.But aside from the nightmarish roads, it's a very quiet community. It just needs new roads.
