Mobile home communities represent a significant part of the housing landscape, often providing more accessible housing options for many. However, the experience within these communities can vary widely. In the case of Warwick Mobile Home Community, some residents have shared significant concerns regarding certain aspects of living there. While the goal of any community is to provide a stable and comfortable environment, it is crucial for prospective residents to be fully aware of all perspectives before committing to a new home. This article will present information on the community's location, potential services, and key considerations based on direct resident experiences, allowing Virginia locals to weigh their options thoroughly.
Warwick Mobile Home Community is situated at 1 Commercial Pl, Newport News, VA 23606, USA. This address places the community in a section of Newport News that offers a balance of residential living with access to commercial and transportation arteries. Newport News is a major city within the Hampton Roads metropolitan area, known for its deep-water port, shipbuilding industry, military installations, and various educational and cultural institutions.
The park's location off Commercial Place provides residents with reasonable access to key roadways, facilitating commutes to employment centers, educational facilities, and various points of interest throughout Newport News and the broader Hampton Roads region. Major thoroughfares such as Jefferson Avenue and Interstate 64 are typically within a short driving distance, connecting residents to neighboring cities like Hampton, Williamsburg, and Norfolk. This accessibility ensures that residents can reach a wide range of shopping centers, grocery stores, healthcare providers, and dining options with relative ease. While the immediate surroundings of the park might be influenced by its commercial designation, the overall location within Newport News offers the conveniences of urban living. For Virginia locals considering mobile home living, the geographical positioning of Warwick Mobile Home Community offers practical connectivity to the resources and opportunities available in this bustling part of the state.
Mobile home communities typically provide a foundational set of services to support their residents, focusing on lot rentals and maintaining the common infrastructure. Based on the nature of Warwick Mobile Home Community as a residential park, and noting the specific feedback from residents, the park generally offers:
- Mobile Home Lot Rentals: The primary service provided is the leasing of individual plots of land where residents place their manufactured homes. This is the core function of any mobile home park.
- Community Management: There is an administrative body or office responsible for overseeing the park's operations, including handling resident applications, collecting lot rent, and enforcing community rules. However, the provided reviews heavily criticize the "attention" and "customer service" from "that man in the office," suggesting significant issues with how these services are delivered.
- Utility Access: Essential utility hookups, such as electrical, water, and sewer connections, would be available at each lot. However, a serious concern raised by residents is that "the water gets cut off more than often for an extended period of time," indicating an intermittent issue with a crucial utility service provided or managed by the park.
- Parking and Vehicle Management: The park implements a system for resident parking, likely involving permits. However, a major source of resident complaint revolves around the severe issues with a "towing company," which allegedly engages in a "scam" by towing vehicles for minor permit discrepancies (e.g., temporary vs. permanent tag numbers) and demanding cash payments. This indicates a highly problematic approach to parking enforcement.
- Maintenance of Common Areas: While not directly praised in the provided reviews, mobile home parks are generally responsible for the upkeep of internal roads and shared spaces. However, the overall negative sentiment from residents might imply that if maintenance exists, it does not outweigh other significant issues.
- Home Sales/Resales (Potential): One review alleges that management "buys the cheap trails and sells them very expensive," suggesting that the park or its management might be involved in the sale or resale of mobile homes within the community.
Warwick Mobile Home Community, based on direct resident feedback, presents a complex picture of features and highlights. It is crucial to address these points directly and factually:
- Significant Concerns Regarding Towing Practices: This is a predominant and extremely negative highlight. Multiple residents report severe issues with an aggressive "towing company" that allegedly engages in a "scam." Instances include towing for minor permit discrepancies (like temporary vs. permanent tag numbers) and demanding immediate cash payments ("cash app him $50"). Residents report paying "over $2000 in towing fees" and being towed "3 times" even for brief stops. This indicates a major, highly problematic operational feature of the park.
- Poor Customer Service and Management Interaction: Residents highlight "Very bad attention" and a perceived lack of "regard/care for the homeowners." Allegations include management making "many applications and never accepts anyone and keeps the money from the apps," and exhibiting "such a bad education, customer service." This suggests a significant failing in resident relations and administrative practices.
- Intermittent Water Service Issues: A critical highlight is that "the water gets cut off more than often for an extended period of time." This is a fundamental utility issue that directly impacts the quality of life for residents, requiring them to "always have bottles of water & baby wipes handy."
- Inconsistent Rule Enforcement: Residents perceive that management "pick & choose who's allowed to do what," citing examples of "some people have even gated their cars in while others are held in violation for illegal parking." This suggests a lack of fair and consistent application of community rules, leading to frustration and a sense of unfairness.
- Perceived Lack of Homeowner Support: The strong sentiment of "no regard/care for the homeowners" and "I feel bad for the homeowners who are stuck & cannot move" indicates a significant dissatisfaction with how residents are treated and supported by the park.
- High Turnover Desire: The explicit statements like "If you have any other options, do not move here!!" and "As soon as I find some land I am moving my home out of here!" underscore a strong desire among some residents to leave the community due to negative experiences.
- Location within Newport News: While the operational issues are severe, the physical location in Newport News does offer access to city amenities and infrastructure, which would otherwise be a positive feature in a different context.

Based on the provided resident reviews, Warwick Mobile Home Community in Newport News, Virginia, presents significant and serious challenges that prospective residents in the Virginia region should be acutely aware of. While it offers a physical location within Newport News with access to urban amenities, the overwhelming feedback from current and past homeowners points to a deeply problematic living experience.
The recurring issues with an allegedly predatory "towing company" demanding cash payments for minor parking discrepancies, frequent and extended "water cut off" periods, and a perceived lack of "regard/care for the homeowners" from management create an environment that residents describe in extremely negative terms. Statements like "DO NOT MOVE HERE!!" and "one of the WORST!! decisions of my life!" are stark warnings that cannot be overlooked. The allegations of inconsistent rule enforcement and concerns about the application process and home sales further contribute to a picture of a community where residents feel unsupported and exploited.
Therefore, for locals in Virginia exploring mobile home park options, it is imperative to exercise extreme caution and conduct extensive personal due diligence when considering Warwick Mobile Home Community. While mobile home living can offer an affordable housing solution, the serious concerns raised by multiple residents regarding fundamental utilities, parking security, and management practices suggest that the potential for significant headaches and financial strain is high. Warwick Mobile Home Community Reviews
If you have any other options, do not move here!! I have been a homeowner for only a year & a half & we have had nothing but problems with the towing company, yesterday the towing guy told my son he had to send him $50 to his cash app for him not to tow his car because his truck permit had his temp tag # & not his permanent plate #, it's the same truck, it's registered & insured but b/c the plate # was different we had to cash app him $50, it's all a scam!! I have paid over $2000 in towing fees!! There is no regard/care for the homeowners in this community, some people have even gated their cars in while others are held in violation for illegal parking. They pick & choose who's allowed to do what. Buying a house here was one of the WORST!! decisions of my life! If you can afford to buy a home somewhere else, please do!! As soon as I find some land I am moving my home out of here! I feel bad for the homeowners who are stuck & cannot move. I was going to move my home to another community but im so scarred from this experience that I decided to wait to buy my own land. I usually don't write reviews but I wish someone would have warned me!! Also, the water gets cut off more than often for an extended period of time so make sure you always have bottles of water & baby wipes handy!

May 09, 2025 · Flipper Da MasterHey, I have tried so many times to reach out and I have no answer from anyone at the office… Im moving out of the community because of the many reasons… 1) since I moved in I let the office know about the doors not closing properly and on a day that my house was inspected (I don’t know what for) it was left open… I was at the office and told them that someone left my back door open… I was that the order was placed… the floor in front of the entrance and never got fix… 2) I gave warnings of the tree in my yard was going to fall and injured someone because the branch was lose, even showed pictures of it… nothing was done until a month ago with storm that the tree fell on top of the neighbor's home while 4 children were inside with their parents/ relatives. 3) the other tree still remains right on top of my house… like waiting to fall on top of my room, 4) we were told something about a fence around the house and I have never seen it done to our property. 5) I was one day in the office to pay my rent and the one of the property lease rep her name start with an L, I went in to ask for my bill #… I got a number that was not mine and ended up paying someone else’s rent… but the next day I got a red letter on my door saying that I have to move out in 5 days… so I needed up in the office asking why I was sent that letter if I had pay and I had my receipt to prove it… she told me that was my mistake for not seeing that was not my amount. How was I blame for this of I don’t work there, I don’t have access to the computer, and I don’t get to see my name on the paper I just got a number… I found that to be very disrespectful coming from this lady… 6) I had an air conditioner broke for a month and no one showed up until the day before the rent was due. And to be lectured on how to put my furniture in my house… when I pay the rent. So at this point I have talked about all the inconveniences I think is plenty to have my contract terminated… specially when my life is on the line here. Again I have tried to call, sent emails and like before nothing have been answered. My neighbors have lived here longer than me and have told the office about all the trees issues and nothing have been resolved ; so I’m not going to get hurt like my neighbors did. This is enough to make anyone crazy here… bad service I thought it was going to be my home for years, but with all this negligence with other people lives is a no go.Thank you 🙏🏽 sincerely
