Ward's Mobile Home Village Introduce
For Alabamians seeking housing options, especially within the Mobile area, it's crucial to be fully informed about potential living situations. **Ward's Mobile Home Village** in Semmes, Alabama, is a property that has garnered significant and serious concerns from past residents, painting a picture that warrants extreme caution for anyone considering a rental here. While the search for affordable housing is a primary need for many, it's essential to understand the potential challenges that have been consistently voiced about this particular mobile home park.
The feedback from former tenants of Ward's Mobile Home Village is stark and deeply troubling. Reviews describe a living environment that is far from ideal, with consistent complaints about the condition of the rental units and the overall maintenance of the park. Specific issues highlighted include "nasty" trailers with pre-existing cleanliness problems, missing or broken essential appliances like "no a/c, no heat," and significant structural damage such as "holes all over the walls" and "broken windows." More critically, severe health and safety concerns have been reported, including "RAW sewage coming up from the drains."
Beyond the physical state of the properties, the management practices at Ward's Mobile Home Village have been a major point of contention. Tenants describe the owner as a "straight bully" who is perceived as "greedy" and a "slum lord." There are allegations of aggressive rent collection tactics, even when rent is just "a day late," and attempts to contact tenants' employers. Furthermore, deeply disturbing claims have been made regarding the disposal of personal property after evictions and the public defamation of former residents on social media, accusing the owner of "taking advantage of families in need."
These serious allegations suggest a profound disregard for tenant well-being and basic living standards. For any Alabamian considering a move, especially those with families, these detailed accounts of unaddressed maintenance issues, poor living conditions, and problematic management behavior should serve as a significant red flag. The collective sentiment from multiple reviews points to a place where, despite initial promises, the reality of living can be fraught with distress and unresolved problems. It underscores the critical importance of thorough due diligence and potentially seeking legal advice before entering into any agreement with this establishment.

The geographical location of Semmes offers a more suburban or semi-rural feel compared to the denser parts of Mobile city proper. For residents, this means access to local amenities within Semmes, such as some grocery stores, schools, and local businesses. However, for a wider range of shopping, dining, and employment opportunities, residents would typically need to travel into larger areas of Mobile.
Accessibility to major roads would primarily involve local routes connecting to larger county roads and then onto state highways or interstate access points that lead into Mobile or other surrounding areas. While the specific accessibility from major interstates is not highlighted as a positive, its location within Semmes means it is part of the Mobile metropolitan area, ensuring a degree of connectivity to urban resources.
The immediate surroundings of mobile home parks can vary greatly, and based on the reviews, the external appearance and upkeep of the common areas, described as "over grown with grass and trash is every where," suggest a lack of general property maintenance that extends beyond the individual units. This can impact the overall living experience and the perception of the community's environment.

Conclusion: Why This Place is (NOT) Suitable for Locals
For Alabamians, particularly those in the Mobile area seeking a place to live, the overwhelming evidence from tenant reviews suggests that **Ward's Mobile Home Village in Semmes is NOT a suitable or safe option.** While the search for affordable housing is a critical need for many families, the severe and consistent allegations of deplorable living conditions, including unsanitary environments, lack of essential repairs, and serious health hazards like raw sewage, make this property a potential danger to its residents.
Beyond the physical state of the trailers and the park's grounds, the reported behavior of the management, characterized as abusive, bullying, and predatory, presents an extremely hostile and unacceptable living environment. Claims of threatening employment, illegal disposal of personal property, and public defamation are deeply concerning and indicative of a complete disregard for tenant rights and well-being. No Alabamian family, especially those in vulnerable situations, should have to endure such conditions or treatment.
Local residents are strongly advised to exercise extreme caution and seek alternative housing solutions. It is recommended to thoroughly research any property, consult tenant rights organizations, and ideally, visit prospective units and speak to current residents before committing to any rental agreement. The experiences shared by former tenants of Ward's Mobile Home Village underscore the vital importance of protecting oneself from properties that appear to exploit the housing needs of the community while failing to provide basic, humane living standards. This park, based on the provided reviews, appears to pose significant risks to the health, safety, and well-being of its residents, making it unsuitable for any local family or individual seeking a stable home in Mobile, Alabama.

★ 5★ 4★ 3★ 2★ 1if you are looking for a place to rent, FIND SOMETHING ELSE. the people who run this park are greedy slum lord oweners. as stated in the comments, yes, the will bend over backwards just to get you to rent one of thier crappy trailers. if you are a day late with your rent they will be at your door asking for it. we had the misfortune of renting from them when i was against it. the trailer was nasty, with dishes left form other tenant that we had to throw away, the fidge had to be cleaned, there were holes all over the walls, broken windows. no a/c, no heat. this park it self is over grown with grass and trash is every where. this place needs to be shut down.
February 12 · Don KephartWorst place ever!!!! If I could give negative stars I would!! NASTY!! The owner is a straight bully!! Every single one of these trailers should be condemned by the state and burned to the ground!! They refuse to fix anything wanting you to live in filth and mold with the roof falling in on you but expect your rent to be paid on time and if not she will call your job and try to get you fired!! They have RAW sewage coming up from the drains in these trailers and want to act like it’s not a big deal!! Straight nasty!!! The owner does not put any money into this park. Honestly she don’t even care about this park. She just wants your money.!! She will quickly throw you out on the streets with your children if you don’t like the things that she has to say. And once she throws you out, you don’t get to keep your property she throws it all away!!! Then gets on social media and drags your name through the mud all while she is the real monster taking advantage of families in need!!
August 21 · Stacey GleasonThe owner of this mobile home park is VERY educated and takes excellent care of her tenants. Her, her partner and kids have worked very hard to turn the place around. The owner has also used every resource to get the trailer park in a better living environment. She has worked with several families to get them off the streets. She is intolerant of disrespectful people and demands respect respect. If you have issues oayimg your bulls do jot apply.
July 02 · Dj OliverI've lived in Ward's Mobile Home Village for 8 years now. I lived here thru the transition of ownership and can say that I see positive improvements. As with any change of ownership there's an adjustment period of learning. The owner learning their tenants and park, making appropriate changes to satisfy the needs of both. And the tenants getting acquainted with any new rules and leases. As with any rental agreement there are rules renters have to go by and there are rules the owners have also. The owners here are professional and by the book who are trying to provide their tenants with a safe quiet place to live. Which I believe they're doing just that. They're things that need doing (no where is perfect) but it took years for it to get this way and it'll take some time to get it back rt but it's on its way, a work in progress. Thruare rational and understanding also very reasonably priced. The other tenants pretty much stay to themselves but if you need anything from them all you need to do is ask and most of not all are happy to help. So would I recommend it? Yes I would.
August 21 · Latisha ShirleyYou know it's really funny that people who have ZERO knowledge of what really is or has happened get on here and decide to try to ruin a business. Not that you really care to know the truth because most people do not they just like to run their mouths but there are several occasions where the lead maintenance has taken time out of his full time work Schedule or little bit of family time he gets to work on trailers when people decide to rush to get them in somewhere. The owner has does nothing but bendover backwards and jump through hoops to help families who have turned around and put her into a financial hole so when the next family comes it most of the time comes out of her own pocket trying to help them. She does above and beyond what most land lords would as quick as she does it.
