Volunteer Village, located in a prime spot in Bluff City, provides residents with a specific type of living environment, and recent changes in ownership and management have brought about varying experiences for its residents. It’s a place where some long-term residents have found stability and peace, while new buyers have encountered significant challenges.
Mobile home parks can offer an accessible entry point into homeownership or provide a stable rental option, and Volunteer Village Mobile Home Park aims to be a part of that landscape in Tennessee. While some residents commend its quiet atmosphere and convenient location, particularly for those working nearby or enjoying local attractions, new perspectives have emerged concerning recent operational changes. As a potential resident, understanding these different facets is key to making an informed decision about whether Volunteer Village aligns with your housing needs and expectations.
Volunteer Village Mobile Home Park is conveniently situated at 3064 US-11E, Bluff City, TN 37618, USA. This location on US-11E (also known as State Route 34) provides excellent accessibility for residents in Bluff City and the surrounding areas of Northeast Tennessee. Its position on a major highway ensures easy commutes to nearby cities like Bristol, Johnson City, and Elizabethton, making it a practical choice for those working across the Tri-Cities region.
A significant highlight of this location, as noted by a resident, is its incredibly close proximity to Bristol Motor Speedway (BMS) and Lady Farm Equipment. This makes it an ideal spot for racing enthusiasts who can easily walk to the Speedway or even see it from their front door. The ease of access to these prominent local landmarks, combined with the general connectivity offered by US-11E, means residents have convenient access to local amenities, services, and recreational opportunities. This strategic location offers a blend of semi-rural living with access to the wider economic and entertainment hubs of the area.
As a mobile home park, Volunteer Village offers essential services focused on providing lots for manufactured homes and managing the community. While detailed lists of services are not publicly available, common services for such parks include:
- Lot Rental: The primary service involves providing spaces for manufactured homes, with residents typically owning their homes and renting the land they sit on. This generally includes connections for essential utilities.
- Property Management: A key aspect of any mobile home park is its property management, which is responsible for the overall operation, maintenance of common areas, and enforcement of park rules. Recent changes in property management at Volunteer Village have been noted, with different experiences reported by long-term and new residents.
- Community Maintenance: Efforts are typically made to maintain common areas, roads, and infrastructure within the park to ensure a clean and functional environment for residents. Updates and ongoing improvements have been mentioned by some residents.
Volunteer Village Mobile Home Park presents several features that may appeal to prospective residents, alongside concerns highlighted by recent experiences.
- Quiet Environment: Several residents have described the park as "very quiet with not a lot of traffic," suggesting a peaceful living atmosphere that appeals to those seeking tranquility.
- Proximity to Bristol Motor Speedway (BMS): A significant highlight is the park's extremely close location to BMS, with some residents able to see the speedway from their homes and walk to it. This is a major draw for racing fans and those working at BMS.
- Convenient Location to Local Businesses: The park is also within a short walk to Lady Farm Equipment, offering convenience for those employed there or in related industries.
- Ongoing Updates: Some residents note that "many updates are going on," which could indicate improvements to the park's infrastructure and amenities under new ownership.
- Long-Term Residency: The presence of residents who have lived there for "over 5 years" suggests a degree of stability and satisfaction among a segment of the community, particularly under the new owner mentioned by some.
It is important to note, however, that recent reviews also highlight significant concerns, particularly from new buyers. These include:
- Issues with Property Conditions and Warranties: Claims of homes "falling apart" and lack of honored warranties despite purchase agreements.
- Discrepancies in Purchase Agreements: Allegations of homes being sold under "false pretenses" and previous agreements not being honored by current management.
- Hostile Management Interactions: Reports of a "very hostile and nasty" new property manager, including threats and disputes over lot spaces.
- Safety Concerns: Mentions of "drunk drugged out men creeping around your home peeping in the windows," with inadequate response from current management regarding trespassers.
- Lack of Mailbox Access: Residents reporting never having access to their mailboxes.
- Allegations of Scams: Concerns about new buyers being "scamming people out of their deposits."

For residents of Tennessee, particularly those in the Bluff City area, Volunteer Village Mobile Home Park presents a complex picture of suitability. On one hand, its location offers undeniable convenience for those who work at or enjoy events at Bristol Motor Speedway, with the unique advantage of being within walking distance. The park's generally quiet atmosphere, as noted by long-term residents, can be appealing for those seeking a peaceful living environment away from heavy traffic. The presence of existing residents who have lived there for over five years suggests a history of stability for some.
However, it is crucial for any Tennessee local considering Volunteer Village to be fully aware of the serious concerns that have been raised by other residents, particularly new buyers. Allegations of homes being sold under false pretenses, unhonored warranties on properties "falling apart," and reports of hostile interactions with the new property manager are significant red flags. Furthermore, safety concerns regarding "drunk drugged out men creeping around" and issues with trespassers, combined with reported lack of mailbox access, point to potentially serious challenges with living conditions and management responsiveness for certain residents.
Therefore, while the park's location and quiet environment might initially seem suitable for some local needs, the conflicting experiences highlight the absolute necessity for prospective residents to exercise extreme caution. Any individual or family in Tennessee considering Volunteer Village Mobile Home Park should, as advised by current residents, meticulously record every step of the purchase or rental process, get all agreements in writing, and consider obtaining video/audio evidence. It appears that for some, the community offers a stable and convenient place to live, especially those with established relationships under previous ownership or management. However, for new entrants, the current environment presents considerable risks and requires extensive due diligence to ensure suitability and safety.

Volunteer Village Mobile Home Park Reviews
Buyer Beware ⚠️ Record your purchase! Thank The Most High Yah we recorded our daughters. Definitely not family friendly or safe! They are selling homes under false pretenses and they do not honor good faith agreements to finish your property. They then say well the previous property manager said a lot of false things like that makes it legal. The new property manager is very hostile and nasty. You will never have access to your mailbox. Drunk drugged out men creeping around your home peeping in the windows. Previous property manager took care of it by issuing notice. New property manager is greedy and when you tell her you don't want people parking in your lot for the race, she will threaten you and tell you that that's not your lot space after being sold that space. Telling men they can walk by your home after notice was given 3 months prior not to trespass in that space. She is only harassing the new buyers scamming people out of their deposits! Do Not waste your money! Buyer Beware ⚠️ these homes are falling apart, they are completely lying about them being under any warranty. #1 was purchased about 8 months, their floor is falling in and they found out they didn't have a warranty. If you don't have any other options please beware! Get everything in writing or on video/audio recordings. If you are a current tenant please contact Tennessee Human Rights Commission and help us put this vile company out of business.
