Village Pines MHP Introduce
For residents of Georgia exploring mobile home parks or RV living options in the Carrollton area, Village Pines MHP might appear on your radar. Mobile home parks often offer an accessible entry point into homeownership or long-term RV parking, appealing to those seeking a sense of community and stability. Located in Carrollton, Village Pines MHP aims to provide a place for residents to settle. However, it's crucial for prospective residents to be fully informed about the community's atmosphere and reported experiences, as feedback from current and past tenants paints a picture that might not align with everyone's expectations for a friendly and relaxed living environment.
The core concept of a mobile home park is to offer a more affordable and often community-oriented living solution. For many Georgians, this represents a viable alternative to traditional housing markets. When considering such a park, factors like location, amenities, and community rules are paramount. Village Pines MHP is situated in a convenient part of Carrollton, which is a growing city in West Georgia, home to the University of West Georgia and offering a range of local amenities.
However, numerous reviews from current and former residents of Village Pines MHP highlight significant concerns, particularly regarding the park's management and the overall living environment. Repeated complaints center on what residents describe as an unwelcoming attitude towards children playing outdoors, aggressive and disrespectful interactions from the owners, and a perceived lack of reasonable accommodation for social activities like barbecues. There are also notable reports of a pervasive ant problem, which can be a considerable inconvenience for residents. These points are critical for any Georgian considering Village Pines MHP to understand upfront, as they can significantly impact the quality of daily life within the park. This candid feedback suggests that while the park might offer a space to reside, the social and environmental conditions may not suit everyone looking for a lively and welcoming community.
Village Pines MHP is located at 708 Lowell Rd, Carrollton, GA 30116, USA. Carrollton, the county seat of Carroll County, is a dynamic city in West Georgia, approximately 45 miles west of Atlanta. Its location makes it accessible from various parts of Georgia and provides a balance between small-town living and access to larger city amenities.
The park's address on Lowell Road suggests it is situated within the Carrollton area, likely offering convenient access to local services. Carrollton boasts a range of amenities essential for daily life, including grocery stores, retail shops, restaurants, and healthcare facilities. The presence of the University of West Georgia adds a vibrant, youthful energy to the city, contributing to its diverse offerings.
For Georgia locals, Village Pines MHP's location provides reasonable accessibility to both local conveniences and regional attractions. Major roadways connecting Carrollton to other parts of Georgia, including highways leading to Atlanta, ensure that residents can easily commute for work, entertainment, or specialized services. While the park is noted by some reviewers as not being the "nicest lot in the first place," its geographic positioning within Carrollton does offer a practical base for living and exploring West Georgia. However, given the nature of the park as described in reviews, the immediate neighborhood experience might be more isolated than actively integrated into the broader Carrollton community.
Based on its designation as a Mobile Home Park (MHP) and RV Park, Village Pines MHP would primarily offer sites for manufactured homes and recreational vehicles. While detailed service lists are not extensively available in public reviews, the core offerings would generally include:
- Mobile Home Lots for Rent: Providing designated spaces for residents to place their manufactured homes.
- RV Parking Sites: Accommodating recreational vehicles for potentially short or long-term stays.
- Utility Hookups: Standard hookups (electric, water, sewer) would be expected at these sites to facilitate comfortable living for residents.
However, it's crucial to note what the reviews imply about the *management* of services and environment, rather than the services themselves:
- Limited Tolerance for Social Activity: Feedback suggests that the park management has a low tolerance for noise or social gatherings, even at seemingly reasonable hours, potentially curtailing typical community activities like barbecues.
- Aggressive Management Interactions: Several reviews describe management as being "rude," "disrespectful," and using aggressive language, with instances of rapid demands for residents to leave.
- Lack of Pest Control Effectiveness: A significant recurring complaint is the pervasive issue with "little black ants" that fill RVs and homes, indicating a potential lack of effective pest management services.
Village Pines MHP, based on customer feedback, presents a mixed bag of features. While some aspects might be considered highlights by certain individuals, others are significant drawbacks that potential residents should be aware of.
Potential Features/Highlights (for a very specific resident profile):
- Potentially Quiet Environment (due to strict rules): If one's absolute top priority is silence and minimal interaction, the strict enforcement of quiet could be seen as a feature, though it comes at the cost of community.
- Basic Living: For those who simply need a place to "pay and sleep" with minimal desire for social interaction or outdoor enjoyment, the park provides basic lot access.
- Convenient Carrollton Location: Being within Carrollton offers access to local amenities and services.
Significant Reported Drawbacks/Features to be Aware Of:
- Ant Infestation: A major and recurring complaint is a severe problem with "little black ants" that permeate RVs and homes, making it difficult to keep food safe.
- Anti-Child Environment: Multiple reviews explicitly state that "Owners hate children" and frequently complain about kids being outside and playing, even for short durations. This is a significant negative for families.
- Aggressive and Disrespectful Management: Owners are described as "rude," "disrespectful," and "archaic savages" in their communication, often demanding residents leave immediately without clear, rule-based reasons.
- Lack of Reason or Justification: Residents report being asked to leave without clear explanations or due to minor infractions that are not considered "big deals" (e.g., a barbecue ending at 9:30 PM). This suggests arbitrary rule enforcement.
- Lack of Privacy and Personal Space: The strict monitoring of activities and swift complaints imply a low tolerance for residents' personal lives and leisure activities.
- Not a "Nicest Lot": One reviewer noted that it wasn't the "nicest lot in the first place," indicating potential issues with the physical condition or aesthetics of the park.
- Perceived Racism: One review explicitly states the owner and a relative are "racist" due to aggressive and disrespectful interactions during a complaint.

For Georgia residents considering a mobile home or RV park in the Carrollton area, Village Pines MHP presents a complex picture. Its suitability largely depends on a very specific set of priorities, and it is crucial for locals to approach this option with a thorough understanding of reported community dynamics.
If your primary need is simply a place to park an RV or a manufactured home lot with minimal social interaction, and you are prepared for very strict enforcement of quiet hours and potentially limited outdoor activity, this park might provide a basic dwelling. The convenient location within Carrollton does offer access to city amenities.
However, for the vast majority of Georgians seeking a welcoming community, a place for children to play freely, or the ability to enjoy common social activities, Village Pines MHP appears to be an unsuitable choice based on numerous direct accounts. The pervasive ant problem alone is a significant practical inconvenience, but the recurring themes of "rude" and "disrespectful" management, particularly concerning children and social gatherings, indicate a challenging living environment. Allegations of arbitrary evictions and even racism are serious concerns that should prompt extreme caution.
In conclusion, while Village Pines MHP offers a physical location in Carrollton, the overwhelming negative feedback regarding management's attitude, community atmosphere, and pest issues suggests that it may not be a desirable or comfortable long-term home for many Georgia locals, especially families or those who value a friendly and respectful living environment. Prospective residents are strongly advised to investigate these serious claims thoroughly and consider alternatives if a supportive and less restrictive community is a priority.

Village Pines MHP Reviews
Owners hate children. Always complaining if mine were out playing. They could be out there literally 15 mins and there would be a complaint. I wouldn’t say this was the nicest lot in the first place. But the owners are just rude. We weren’t even here for a week and they want to kick us out! After paying for a month and setting up our internet. We have been in so many Rv parks in the last 12 years and this is a first for us. They wouldn’t tell us a good reason on why they didn’t want us there. Probably because we didn’t actually break any rules except she just didn’t want the kids. Also, get ready for your Rv to be FILLED with little black ants! They are EVERYWHERE! Would give this place 0 stars if I could. But 10/10 would NOT recommend!
Aug 15, 2024 · Amanda LongThey have a serious problem with ants. You can't leave anything on the stove of the rv because it will be full of ants in a matter of minutes. We had a bbq on a saturday night until 9:30 pm and a relative of the owners who lives in the house in front made a tremendous scandal because he wants to sleep (at 9:30). The owners came and told us we have to leave the same night (like right now). She pointed her fingers at us more than once and she referred to us aggressively and without respect. They complaint that my dog was barking. And they called a friend, instead of calling me to give them the complaint about the situation. The owner ( the lady not the husband) is very disrespectful and the relative too and for me they are racist. I understand that they have their rules, but having a bbq on a saturday night (from 7 to 9:30) its not a big deal. Anyway there are several ways to say things, not like archaic savages. So if you are looking for a place just to pay and sleep its ok but if you like to enjoy the weather with some friends and a good bbq after work hard this place is not for you.

Oct 09, 2022 · M RThese are some of the finest people you will ever meet. The park is older and the plans are to convert to more Rv’s and less mobile homes but as of now the saying “don’t judge a book by its cover” is definitely the case here. You will have your occasional rowdy neighbors but that is anywhere you go. If you call them with any issue they will promptly deal with it. This park is out in country here but only a short drive to town and about 5 miles to Plant Wansley.
