---Mobile home parks typically provide a fundamental set of services that support the residential experience for their tenants. While specific offerings can vary, here are the common services residents can generally expect at a community like Village Mobile Home Park:
Lot Rental: The primary service offered by mobile home parks is the rental of individual plots of land where residents place their manufactured homes. The park is typically responsible for the upkeep of common areas within the community.
Community Management: An integral service is the presence of management, whether on-site or readily accessible. This team is responsible for overseeing the park's operations, addressing resident concerns, enforcing community rules, and handling administrative tasks such as lease agreements and rent collection.
Utility Connections: The park generally facilitates access points for essential utilities to each lot, including water, sewer, and electricity. While the connections are provided, residents are typically responsible for setting up and paying for their individual utility services directly to the providers.
Road Maintenance: The internal roadways within the mobile home park are usually maintained by the park management. This ensures safe and navigable access throughout the community for residents and visitors.
Common Area Upkeep: Maintenance of shared spaces, such as entranceways, any community buildings, or designated recreational areas (if available), is typically managed by the park to ensure a clean and presentable environment.
It is important for prospective residents to directly contact Village Mobile Home Park management to obtain a precise and current list of all services included with lot rental. This will help clarify any additional fees, services that are the responsibility of the resident, and any specific community guidelines related to services. Recent reviews suggest that maintenance issues have been a point of concern for some residents, with one noting, "There are considerable maintenance issues. I haven't seen much of the promised effort from the new owners." This indicates that while services are generally offered, the execution and responsiveness regarding maintenance may be an area to inquire about further.
---Village Mobile Home Park, like many communities of its kind, aims to offer a particular set of features and highlights that draw in residents. Based on the general characteristics of mobile home parks and insights from customer feedback, here are some points to consider:
Affordable Housing Pathway: Mobile home parks often provide a more accessible and affordable route to homeownership or stable housing compared to traditional single-family homes in the Hazelwood area. This can be a significant advantage for individuals and families in Missouri seeking cost-effective living solutions.
Independent Living Space: Residents typically enjoy a degree of independence, with their own manufactured home and often a small plot of land, allowing for personalization within community guidelines.
Community Potential: Mobile home parks, at their core, offer the potential for a community atmosphere where neighbors can connect. As one review noted, "Some of the people that live here are great," highlighting the positive social aspects among certain residents.
However, it's crucial to address specific feedback that sheds light on current conditions. One customer explicitly stated, "As we all know you cannot leave zero stars otherwise I would not have put one. Ok, so I drove through there and it is the absolute biggest dump ever! ... This place is not fit for the homeless to live in. Unbelievable!" This review also contrasts the physical appearance with website rules, noting, "it's so funny that on their website there are all these rules about how nice you need to keep your home and skirting and everything if you live there but that place isn't fit for rats.!" Another resident mentioned, "There are considerable maintenance issues. I haven't seen much of the promised effort from the new owners." Additionally, a troubling update from a resident highlighted an issue with a deposit being withheld due to fire department damage from a neighbor's car fire, which they described as "NOT COOL!"
These detailed reviews suggest that while the park might theoretically offer the benefits of mobile home living, the current reality for some residents involves significant concerns about property maintenance, the overall aesthetic of the park, and management practices, particularly regarding deposit returns. For prospective residents in Missouri, it is highly recommended to conduct thorough due diligence, including a personal visit to the park, observing the condition of common areas and homes, and speaking with current residents if possible, to form an independent assessment of the living environment and management responsiveness.

This financial aspect can be a key driver for individuals and families looking to manage their budgets effectively while securing a place to call their own.
However, it is crucial for prospective residents to weigh the potential benefits against the candid feedback provided by current and past customers. Another review, while noting that "Some of the people that live here are great," also points out "consistent trouble makers, busy-bodies, self-appointed judges & jurers...just like anywhere else." Village Mobile Home Park Reviews
As we all know you cannot leave zero stars otherwise I would not have put one. Ok, so I drove through there and it is the absolute biggest dump ever! There are many mobile home neighborhoods in areas like St. Charles & Fenton that are very nice! With new homes and well maintained grounds. But Wow! This place is not fit for the homeless to live in. Unbelievable! And it's so funny that on their website there are all these rules about how nice you need to keep your home and skirting and everything if you live there but that place isn't fit for rats.! Lmao
Sep 29, 2023 · GhernandezThis place is sorta ok if you just keep to yourself. Some of the people that live here are great, and some are consistent trouble makers, busy-bodies, self-appointed judges & jurers...you know, just like anywhere else.... There are considerable maintenance issues. I haven't seen a much of the promised effort from the new owners.Update: ripped me for my deposit due to damage created by the fire department when the neighbor's car caught on fire. NOT COOL!
Oct 19, 2021 · Just Sayin'I lived here many years; some were good. The poster who gave this 5 stars has not lived here to my knowledge. There are many vacant units and some of them are condemned. Sometimes police activity is frequent. Maintenance has often been a major issue. Unless Hazelwood Code Enforcement has passed its inspection, you can't be sure of your move-in date. If you have children, be aware that multiple ex-cons reside here.
Nov 18, 2017 · Marilyn SchaflerI enjoy living out here and have been here over a year new owners have taken over park and lots of great changes have came into effect. I am quite disturbed how more than half the reviews made on here are negative but the people who made them weren't great people themselves. It is quiet and peaceful out here now that the people who were up to no good have been kicked out or left the park and as far as one person's comments on children there are only 5 kids out here total and all they do is play ball or ride bikes that's what kids are supposed to do outside this isn't a bad place to lice and it's affordable I enjoy it out here now that things have changed!
Jun 13, 2018 · Erika GravesI actually like it here. It's going to be great after the road is fixed in the trailer park. But management is on top of things, very nice people.
