Introduction / Overview
Villa West Manufactured Home Community is a prominent residential park situated in the thriving city of West Jordan, UT. It offers a unique opportunity for individuals and families in the Utah region to achieve home ownership in a competitive market. Manufactured housing provides a cost-effective alternative, with the community handling common area maintenance, streamlining the responsibilities of property management for the homeowner.
The community operates on a land-lease model, meaning residents own their home structure but lease the land it sits on. This model typically results in a lower overall housing cost compared to purchasing land and a home in the surrounding area. The monthly lot fee, which is a major component of the housing cost, generally includes a variety of essential services, ensuring convenience and predictable monthly budgeting. While some residents have noted concerns regarding the cost of the lot rent, it’s important to compare the total monthly housing cost—including lot fee and mortgage/loan—against the rising average rental and mortgage costs for the West Jordan area, which currently range significantly higher than the reported lot fees alone. The median household income and general rental prices in West Jordan reflect a strong market where affordable options are highly valued.
Villa West maintains an all-ages policy, which is appealing to a wide demographic, including young families drawn to the park's child-friendly amenities and proximity to a quality school district. This established community has approximately 186 units and continues to provide a stable, managed environment for its residents.

- Professional Management and Maintenance: An experienced and professional management team is on-site or readily available. Their primary function is to handle the daily operations of the community and maintain the common areas.
- Home Brokerage/Sales: The park's capacity to act as a Mobile Home Dealer/Rental Agency indicates they can facilitate the sale or rental of units within the community, providing a convenient resource for both buyers and sellers.
- Community Events: In addition to maintenance, management often coordinates planned social activities or oversees the use of community gathering spaces to foster neighborly interaction.

For Utah residents, particularly those in the Salt Lake Valley, Villa West Manufactured Home Community offers a compelling mix of location, affordability, and family-centric amenities. The core value proposition is the ability to invest in a home structure—a tangible asset—at a fraction of the cost of a traditional house in the surrounding 84088 ZIP code, all while benefiting from a prime West Jordan location. The ease of access to major shopping centers like Jordan Landing and vital transit links is a major draw for both working professionals and families.
While the cost of the monthly lot fee is a factor to consider, the inclusion of three key utilities (sewer, trash, and water) provides a clear benefit by streamlining monthly expenses, which is increasingly valuable in Utah's high cost-of-living environment. The community’s commitment to providing amenities like a playground and basketball court, combined with its all-ages and pet-friendly policies, makes it a true neighborhood designed for modern family life. August 04 · Brody OlsenThe rent is SO high here it's so ridiculous mark don't do his job all he does is right around on his car smoking cigarettes the manager don't do her job either and I'm tired of I'm coming over to my house bar and cigarettes he's a pain in my rear all he does is right on that car this place is a dump don't move here
July 14 · David RichardsThis is not a place for camping and RV rental spots. People live here. Has a grass area and basketball court
July 28 · Rodney Davistotally agree with the rules sheet of the contract, that's why you sign it, but with the writing that they added of no parking at any time!!!! I see it too exaggerated, I understand that at night after a certain time the street is free, but during the day????es just like today Memorial Day you havevisitors and where do you park them, there are many of us in the community for only 7 parking spaces that they have on the property!!!!! not even in areas like Day break do they do that no parking during the day, with that note they tell you that you cannot have visitors and then what about the barbecue area if you cannot have cars on the street you cannot put them on your property because of course you use it with your own cars!! JUST AS THERE IS THE RIGHT OF THE OWNER THERE IS ALSO THE RIGHT OF THE TENANT.
May 26 · Han AAre those photos supposed to show what a dump this place supposedly is? I think it's nice here. I see nothing wrong in those pictures. This is one of the nicest trailer courts I've seen. If you don't like it maybe trailer homes aren't for you?Our neighbors are either friendly or mind their own business. What more could you ask for? The only issue I've ever had is that there is only 6 guest parking stalls which get continuously hogged by the few residents which live closest. They used to tow cars parked on the street here but lately haven't. As long as you can park next to the curb then I really don't see a problem. There's a nice park In the center with a big soccer field, a basketball court and a jungle gym for the kids, as well as a covered picnic table.Personally I think this place is nice and friendly. No where is perfect and not everyone is always going to get along but as long as you aren't being a "Karen", I doubt you'll have any problems.Oh and I may be wrong but I believe there's Now a law on breed discrimination as far as dogs go... as long as you can show your dog is nice and friendly, then I don't think they can ban those breeds with no tolerance anymore. Or so I've heard anyway.
