Van Manor Mobile Home & RV Park

9522 Telephone Rd, Houston, TX 77075, USA

3.0
Worst place to live. Manager has no consideration for residents. The rent goes up $10-$20 every 6 months due to “expenses going up.” They give no courtesy notices whenever they do plumbing and just disconnect your water out of the blue and when you call the office, no one seems to answer or return your call smh. The electricity meter usage is also no longer on your rent statement, so for all we know we’re being scammed into paying more than what we should. As a tenant you have a right to know how much your monthly usage is. Save your money and go elsewhere where you’re appreciated as a resident and get your money’s worth. Don’t believe any 5 star ratings on here! - Dani Elle

Location and Accessibility

Van Manor Mobile Home & RV Park is conveniently situated at 9522 Telephone Rd, Houston, TX 77075, USA. This address places it within a vibrant and well-connected area of Houston, Texas. For Texans, a key advantage of this location is its close proximity to William P. Hobby Airport (HOU), making it an accessible spot for those who travel frequently or have visitors flying into Houston. The park is often noted for being a short drive to downtown Houston, which means residents and guests have relatively easy access to the city's major employment centers, cultural attractions, entertainment venues, and a vast array of dining and shopping options.

Telephone Road itself is a significant thoroughfare, ensuring straightforward access to the park for various vehicle sizes, including large RVs. This main road connects to other major arteries and freeways in Houston, facilitating commutes to different parts of the city and surrounding areas. For daily necessities, the 77075 zip code area typically offers a range of grocery stores, local businesses, and services within a reasonable distance, ensuring that residents have what they need close at hand.

While the immediate surroundings of a mobile home or RV park can vary, the overall accessibility to Houston's expansive network of roads and amenities is a significant benefit of Van Manor's location. Services Offered

Van Manor Mobile Home & RV Park typically provides essential services necessary for mobile home and RV living. Based on common offerings in such parks and insights from customer reviews, here are some of the services generally provided or expected:

  • Lot Rentals: The park offers spaces for both mobile homes and RVs, including individual lots for rent where residents can place their units.
  • Full Hookups: For RV campers, full hookups are generally available, including connections for electricity, water, and sewer.
  • Access to Utilities: Essential utilities such as water and electricity are provided to the sites.

However, it is crucial to address significant concerns regarding specific services, as highlighted by recent customer reviews. Residents have reported:

  • Unannounced Water Disconnections: Complaints indicate that water service is sometimes disconnected "out of the blue" without prior courtesy notices for plumbing work.
  • Unresponsive Management: Residents have noted difficulty reaching the office via phone and receiving no callbacks when attempting to address issues.
  • Electricity Metering Concerns: A significant concern is the reported removal of electricity meter usage from rent statements, leading residents to believe they are "being scammed into paying more than what we should." The right of tenants to know their monthly usage is emphasized.
  • Electrical Safety Issues: A very serious concern is multiple instances of RV plugs catching fire, which a resident attributes to the park's electrical panel and repairs done by "NON Licensed Electrician." Despite these incidents, management reportedly insists the issue lies with the residents' RVs, leading to prolonged periods without full power.
These points indicate potential issues with utility management, communication, and safety related to electrical infrastructure.

Features / Highlights

Van Manor Mobile Home & RV Park, as a combined mobile home and RV facility, offers specific features. However, customer feedback sheds light on critical aspects of the living experience:

  • Dual Functionality: The park caters to both mobile home residents and RV campers, potentially offering a diverse community.
  • Location Benefits: Its proximity to Hobby Airport and relative closeness to downtown Houston are logistical advantages for many.
  • Basic Infrastructure: The park provides the fundamental infrastructure for mobile home and RV hookups.

Despite these fundamental offerings, it is imperative to highlight significant concerns raised in recent customer reviews, as these strongly influence the actual living experience and represent critical "features" from a resident's perspective:

  • Management Conduct: The manager, Veronica, is described as "ignorant" and lacking "consideration for residents." Accusations include blaming residents for park-related electrical issues and failing to address serious power outages for extended periods (e.g., three weeks without full power).
  • Rent Increases: Residents report frequent rent increases ($10-$20 every 6 months) attributed to "expenses going up," without apparent improvements in services or conditions.
  • Lack of Transparency: The removal of electricity usage from rent statements is a significant concern regarding financial transparency and tenant rights.
  • Safety Concerns: Repeated electrical failures leading to RV plugs catching fire, and allegations of non-licensed electricians performing repairs, raise serious safety concerns for residents and their property.
  • Poor Communication: Unannounced utility shut-offs and unresponsive management communications are frequently cited issues, contributing to a frustrating living environment.
  • Overall Dissatisfaction: One review strongly advises, "Save your money and go elsewhere where you’re appreciated as a resident and get your money’s worth. Don’t believe any 5 star ratings on here!" indicating a deep level of dissatisfaction among some residents.

These points suggest that while the park provides a location and basic utilities, the reported operational and management practices may significantly detract from the quality of life for its residents.

Given the serious concerns raised in recent customer reviews, potential residents are strongly advised to contact the park directly and ask specific, detailed questions regarding all reported issues. Conclusion: Why Van Manor Mobile Home & RV Park is Suitable for Locals

For Texans seeking mobile home or RV living options in Houston, Van Manor Mobile Home & RV Park presents itself as an affordable choice with a highly accessible inner-city location on Telephone Road. Its proximity to William P. Hobby Airport and reasonable distance from downtown Houston are logistical advantages, potentially appealing to those who prioritize convenience for work, travel, or accessing urban amenities. The park's dual capacity for both mobile homes and RVs also broadens its appeal to different types of residents, from long-term dwellers to temporary campers.

However, it is crucial for local Texans to consider the significant and serious concerns consistently voiced in recent customer reviews. While the convenience of location and the provision of basic utility hookups are present, the reported issues related to frequent, unannounced rent increases, lack of transparency in electricity billing, and especially the severe complaints about management conduct and electrical safety are critical factors. Accounts of the manager's "ignorant" behavior, refusal to provide utility usage details, and allegations of using "NON Licensed Electrician" for repairs leading to repeated electrical failures present a challenging and potentially unsafe living environment.

For a Texan considering Van Manor Mobile Home & RV Park, the primary suitability might rest solely on the compelling need for an extremely affordable or conveniently located option in Houston. However, potential residents must be fully aware that this affordability and location may come with significant trade-offs in terms of resident consideration, utility transparency, maintenance quality, and overall peace of mind. The strong advice from current residents to "Save your money and go elsewhere where you’re appreciated as a resident and get your money’s worth" serves as a stark warning. Therefore, while Van Manor offers a presence in the Houston housing market, a thorough and cautious personal investigation into all reported concerns is absolutely essential for any local Texan before deciding to make this park their home.
