Valley Village Manufactured Home Community Introduce
Valley Village Manufactured Home Community is an established **all-ages mobile home park** located in the tranquil, country setting of Platteville, Colorado. The community was founded on the principle of providing **affordable, clean, and comfortable living conditions** for residents, a mission born from the experience of its original owners who understood the need for accessible housing. With over 40 years of experience in the industry, the community strives to offer a budget-friendly path to homeownership in the heart of Northern Colorado's plains. Residents typically own their manufactured home and lease the land, or "lot," from the park, which significantly lowers the barrier to homeownership compared to purchasing site-built homes in the area.
Platteville offers a respite from the congestion of larger cities, allowing Valley Village to boast a **"mostly quiet and safe place"** atmosphere. This small-town charm is a major draw for families and individuals seeking peace without sacrificing access to urban amenities. The community itself is managed to foster an enjoyable environment, featuring desirable amenities such as a **playground** and **basketball court** for recreation. Furthermore, the community maintains a **pet-friendly policy**, welcoming both cats and dogs, which is a key feature for many Colorado residents seeking housing.
However, potential residents should be aware that, like many manufactured home communities, experiences can vary. While management aims for a comfortable environment, residents have reported challenges regarding the consistent application of community rules (such as speeding and maintenance of home exteriors/lots) and communication, specifically noting that management sometimes focuses primarily on rent-related questions over general complaints. It is recommended that prospective residents review the full set of community rules and understand their responsibilities regarding lot upkeep before committing. The goal of the community remains to provide a functional and affordable home base for its residents.
Valley Village Manufactured Home Community is strategically situated in Platteville, offering residents a convenient location that acts as a nexus to several major Northern Colorado cities. The community's address is:
731 Grand Ave #16, Platteville, CO 80651, USA
The park is conveniently located near Highway 85, placing it **centrally between the larger communities of Longmont, Greeley, and Brighton**. This excellent regional access is a significant benefit for commuting to work or school. Key location advantages include:
- Proximity to major educational institutions, including a short drive to the **University of Northern Colorado (UNC) and Front Range Community College**.
 - Easy access to the **Rocky Mountains**, allowing residents to enjoy skiing, fishing, and hiking, all within a reasonable drive.
 - Location within the **Weld County RE-1 School District**, near Platteville Elementary School.

The community also ensures essential accessibility features for all residents and visitors, including:
- Wheelchair accessible entrance to the main office or common areas.
 - Wheelchair accessible parking lot.
 - Homes often feature off-street, **concrete parking spaces** (typically two per lot).

While the immediate surrounding area is described as being less walkable for daily errands, the proximity to major roads and the peaceful, country atmosphere compensates for this, providing quiet living with regional access.
The services at Valley Village are aimed at providing a comprehensive living package through the monthly lot rent, ensuring that residents have a functional and well-connected home base.

 - **Included Utilities:** The monthly lot fee generally **includes water and sewer** services. Trash collection, gas, and electricity are typically separate expenses managed by the resident.
 - **Full Utility Connections:** All homes are connected to **Public Water, Public Sewer, Electricity, and Natural Gas**, with high-speed internet and cable available.
 - **Professional Management:** The community is professionally managed, handling the maintenance of common areas and overall park operations.

 - **Community Approval Process:** Buyers must be approved by the park prior to purchase, involving a **background check and credit history check** to maintain community standards.

Valley Village offers a set of features that appeal strongly to families and those seeking quality living with enhanced affordability in the Front Range area.
- **Family-Owned and All-Ages Community:** The park is highlighted as being **"Family Owned,"** intending to treat people like family, and is open to residents of all ages.

 - **Storage and Parking:** Many homes feature **detached bonus rooms** (e.g., 12x12 finished rooms) that can be used as offices or craft areas, along with off-street parking for multiple vehicles.
 - **Pet-Friendly Environment:** The large, partially-fenced front yards associated with many homes, combined with the pet policy, make it a suitable choice for pet owners.

Valley Village Manufactured Home Community is worth choosing for Colorado families and individuals who prioritize **unbeatable affordability in homeownership** and a **quiet, small-town atmosphere** with strong regional access. The park provides a vital, realistic avenue for buying a comfortable, modern home (some as new as 2014) in the Front Range area for a fraction of the cost of traditional real estate. The financial benefit of a competitive lot rent (including water/sewer) is the park's primary and most compelling draw.
The family-friendly amenities—the playground and basketball court—and the desirable features of the homes (modern layouts, vaulted ceilings, central A/C) contribute significantly to the quality of life. Furthermore, the park's central location in Platteville makes commuting to major employment centers in Greeley, Longmont, and Brighton highly feasible. However, prospective residents must conduct thorough due diligence, including obtaining and reviewing a copy of the community's official Rules and Regulations regarding issues like exterior aesthetics, parking, and neighbor conduct (e.g., clotheslines, noise). While the park aims to be safe and quiet, the individual complaints about rule enforcement and management communication highlight the need for clear expectations and an understanding of the community's guidelines before committing. Overall, for an affordable, equity-building option in Northern Colorado, Valley Village offers a strong value proposition.

★ 5★ 4★ 3★ 2★ 1Mostly quiet and safe place. But that says more about Platteville as a city than this park. The rules are unevenly applied to residents. People speed like crazy through the park, my car was hit while parked in my carport. Zero communication from management about complaints, only rent involved questions. I am trying to finish the remodel as fast as possible to sell and get out of here. I do not recommend this place.
August 24 · 3.0 ColoradoWhat is the policy on your neighbor hanging there laundry on your fence every day? We can't even enjoy sitting on the porch because the smell of oil from these close is so strong. This is just a few items there is usually clothes all the way down and they will even put them on the gate that we open to go from front to back.
May 18 · Carrie TorrezI have read the negative comments written about Valley Village and I have a different perspective. I love living here. The park is well maintained and for the most part my neighbors take pride in their home and we have some beautiful yards here, which by the way, one a month is rewarded with recognition with a yard sign and a $50 gift card.I see children who are well cared for playing and having fun. They are bright and friendly and they are safe. My neighbors are very nice and helpful. I see no trouble here.I also know that the managers husband is Hispanic and it makes no sense to me, knowing that, why anyone would say management is racist against Hispanics. There is a reason why this is a nice place to live and it is because of management and the owner, the guidelines as outlined in the lease we all sign. It is because of background checks and care taken with who management knows would make good neighbors for all of us.Management should be congratulated for continuing to provide a safe, decent pleasant place to live which includes a playground for the young ones and basketball for teens.
November 15 · Blair SappThe management of this trailer park, DO NOT care if anyone bullies other people, and DOES NOT care for the same standards, let's certain people slide on rules that are for the whole park. More specifically the main rule of leash your pets even on their own coldisack they have a blind eye to specific people. But other then the few select favorites that never get in trouble.their are certain people in the park the management continually harass and continue letting others get away with anything and everything they want. And think it's a okay to not do anything. They also take care of person issues on office time. No one can really ever get a hold of anyone in the office.
June 06 · Sue JamesThis company does not know how to manage or function at all, I'm not sure how they are still in business? They do not take care of their residents or property owners. Hopefully nothing breaks or goes wrong at your property; you will be waiting for a long time to get it fixed as they have burned relationships with all their contractors due to shady practices and rude/bitter management. STAY AWAY! There are MUCH better places to live and much better people to deal with in Platteville than Valley Village.
