Manufactured home communities like Valley View typically offer a fundamental set of services that contribute to the overall operation and resident experience. While direct confirmation with the community management is always recommended for the most current and specific details, based on the general model of mobile home parks, the following services are usually provided or managed:
- Lot Rental: The primary service in manufactured housing communities involves the leasing of the land on which a resident's manufactured home is situated. Residents typically own their home but pay a monthly fee for the use of the lot. This fee often contributes to the maintenance of common areas and infrastructure.
- Community Management: A core service is the oversight and administration of the park. This includes managing leases, enforcing community rules and regulations, and serving as a point of contact for resident inquiries and concerns. The efficiency and professionalism of this management can significantly impact resident satisfaction.
- Infrastructure Maintenance: This typically covers the upkeep of shared utilities and common areas within the park. This often includes water and sewer systems, and potentially basic maintenance of internal roads and shared spaces. Based on customer reviews, the condition of common infrastructure, such as driveways, has been a point of concern for residents, indicating that this aspect of service may require direct inquiry for current status.
- Utility Access: While residents usually pay for their individual metered utilities (like electricity and heating fuel), the park manages the underlying infrastructure that provides access to these services for each lot.
- Waste Management: Many communities facilitate trash collection services for residents, which may be included in the lot rent or provided through a separate fee.
Given some of the public reviews, it is especially important for prospective residents to directly contact Valley View Manufactured Housing Community to clarify all services included, understand utility arrangements, and inquire about current maintenance practices for roads and other common areas. A detailed discussion with management will provide the most accurate picture of what to expect.

Valley View Manufactured Housing Community, as a mobile home park, offers several features typical of such living arrangements. While specific highlights can vary based on individual homes and the current state of the park, generally, the following aspects are characteristic:
- Potential for Individual Home Ownership: A key feature of manufactured housing communities is that residents often own their individual home, providing more autonomy and personal space than traditional apartment rentals.
- Community Environment: Mobile home parks can foster a sense of community among residents, as homes are typically clustered, and neighbors may have more opportunities for interaction compared to scattered single-family homes.
- Affordability Factor: Manufactured homes, and the associated lot rental model, often present a more affordable housing solution in New York compared to purchasing a traditional stick-built home. This can make homeownership more accessible.
- On-Site Parking: Individual lots typically offer dedicated parking spaces, which is a convenience for residents with vehicles.
- Norwich Location: Being situated in Norwich provides residents with access to local amenities, including shops, restaurants, and services, all within a relatively short drive.
It is important to acknowledge that publicly available customer reviews highlight some significant concerns regarding the park. These include allegations about poor maintenance, particularly concerning driveways and general cleanliness around yards, and issues with management responsiveness and professionalism. There are also mentions of pest issues, specifically roaches. These points are crucial for any prospective resident to consider. While the concept of a manufactured home community offers certain benefits, the actual living experience is highly dependent on the upkeep and management of the park. Therefore, a thorough on-site visit and direct discussion with management are essential to assess the current condition and address these specific concerns before making any decisions.

For New Yorkers considering housing options in the Norwich area, Valley View Manufactured Housing Community presents a particular type of living arrangement that merits careful consideration. While manufactured home communities inherently offer specific benefits, the decision to reside in any particular park requires thorough evaluation, especially given publicly available feedback.
One of the primary reasons manufactured housing communities are suitable for some locals is the potential for affordability. In the New York housing market, which can be challenging, manufactured homes often provide a more accessible entry point into homeownership or a relatively lower-cost rental alternative compared to traditional houses or apartments. This can be particularly appealing for individuals or families seeking to manage their housing budget more effectively while still desiring an independent home.
Another aspect is the independent nature of living in an individual home, even within a community setting. Residents typically have their own space, often with a small yard, offering more privacy and autonomy than multi-unit apartment buildings. This can be a significant draw for those who prefer not to share walls and desire a more house-like feel.
Furthermore, the location in Norwich, NY, offers practical advantages. Residents are within easy reach of the city's local amenities, including shops, services, and community resources, which simplifies daily living. For those who work or have connections within Chenango County, this local placement provides convenience.
However, it is crucial for any local considering Valley View Manufactured Housing Community to conduct extensive due diligence. The publicly available reviews highlight significant concerns regarding property maintenance (especially driveways and overall cleanliness), pest issues, and professionalism of management. For a community to be truly suitable, these areas would need to be thoroughly investigated during a personal visit. Prospective residents should engage in direct, detailed conversations with the management about current maintenance schedules, pest control measures, and any past issues, ensuring that all agreements and promises are put into writing. While the concept of a manufactured housing community can be suitable for many, the actual suitability of Valley View for a local resident will depend heavily on current conditions and transparent communication with the park's management to address all concerns.

Valley View Manufactured Housing Community Reviews
The landlord is a piece of work who still owes my family lot rent from when we left. He even tried having us transfer our trailer over to him for a dollar instead of moving it out of the trailer park. He doesn't fix anything and the driveway is in terrible shape. Bagbell is also quick to take you to court over anything but doesn't pay when he says not does he fix anything around the park I lived there for a year and all they did was dig massive holes that would fill with water after it rained to move electric to a different spot and it took them over year to do this... Unprofessionalism all around
