Valley Royal Mobile Home Park Introduce
Welcome to Valley Royal Mobile Home Park, a community that offers a unique and more affordable living option right in the heart of Springville, Utah. Located in Utah County, this mobile home park provides a residential setting with the convenience of being close to the amenities and scenic beauty the region is famous for. For many Utah residents looking for a place to call home without the high costs often associated with traditional homeownership in the Provo-Orem area, a mobile home community like Valley Royal presents a compelling alternative.
As a content writer specializing in local business descriptions, we aim to provide you with a factual and comprehensive overview of this community to help you make an informed decision about your next home. Springville, often known as 'Art City' for its strong cultural roots and the Springville Museum of Art, provides a charming backdrop for this residential park. Living here means easy access to local events, dining, and the stunning Wasatch Mountain Range, which is a major draw for residents throughout Utah Valley.
The community's fundamental value lies in providing accessible and economical housing in a desirable Utah location. While it’s essential to look at all facets of a property, the long-term benefit of residing in a central location within a historically rich city like Springville is undeniable. Prospective residents are encouraged to visit the area, assess the specific lot and home they are considering, and speak with current residents to get a well-rounded view of the community's atmosphere.
The central location, described in customer feedback as being "right off of main street in Springville," is a significant advantage for commuting and running daily errands. This prime positioning means that shopping centers, grocery stores, local dining establishments, and important community services are generally just a short drive away. Additionally, Springville’s location offers excellent connectivity to the major north-south interstate, I-15, which is crucial for those who commute to cities like Provo, Orem, or even farther north toward the Salt Lake Valley.
A critical feature for many residents is the beautiful natural surroundings. One current resident noted that “Just beyond the town homes in the back are the mountains, can't beat it!” This speaks to the characteristic Utah lifestyle—having the convenience of city access coupled with immediate proximity to outdoor recreational opportunities, including hiking, biking, and enjoying the scenic views of the Wasatch Front.
In terms of physical accessibility, the park includes **Wheelchair accessible parking lot**. This feature is an important consideration for individuals who require specialized parking accommodations, demonstrating a commitment to serving a diverse group of residents within the community.
- Lot Rental: Lease of the land where the mobile or manufactured home is situated.
- Utility Hookups: Access to essential hookups for water, sewer, and electrical services for individual homes.
- Waste Management: Organized trash and recycling collection services.
- Common Area Maintenance: Upkeep of shared roads, grounds, and any communal spaces.
It is important for prospective residents to inquire about which utilities (such as water, sewer, gas, and electricity) are included in the lot rent and which are billed separately, as this is a major factor in the total cost of living. Direct contact with management is the only way to obtain a precise list of services and their associated costs.
- Prime Location in Springville: Centrally situated, offering convenient access to local businesses, schools, parks, and city services.
- Mountain Views: Offers scenic views of the surrounding Wasatch Mountains, providing a desirable backdrop for daily life in Utah Valley.
- Accessibility Feature: Includes designated **Wheelchair accessible parking**, which enhances convenience for residents and guests with mobility needs.
- Proximity to Main Street: Its location close to Springville’s Main Street simplifies commuting and reduces travel time for errands.
- Community Atmosphere: Described by some residents as a "little quiet trailer quart," suggesting a peaceful, settled environment that is generally appreciated.
- Affordable Housing Alternative: Provides a crucial entry point into the Utah housing market, offering lower overhead compared to traditional homes in the competitive Utah County area.
These highlights make the park an attractive option for individuals and families who prioritize location and affordability while enjoying the unique natural environment of Utah.

For individuals requiring accessible parking, the provision of **Wheelchair accessible parking** is a notable benefit that demonstrates an effort to be inclusive. While some public feedback highlights potential maintenance and management issues, which prospective residents should certainly investigate, the park's enduring existence and its coveted location near the Springville downtown and the Wasatch Front continue to make it an option for those prioritizing an affordable, convenient, and scenic place to live in Utah County. A personal visit is highly recommended to experience the local environment and community feel firsthand.
Ultimately, for those navigating the challenging Utah housing market, Valley Royal Mobile Home Park represents a practical choice that trades some potential concerns for substantial benefits in location and cost-efficiency.

August 06 · Sonny SmokeI don’t live their and I can tell you it’s trash! Management could care less. The owner doesn’t care. There’s a huge pipe leak that’s turned the ground into a pond and they won’t fix it. Is what they will do though is charge the residents extra on the water bill knowing full well it’s a huge leak. People stay and don’t complain much because it’s cheap rent. Slum lords. I didn’t want to give them a star, but there’s nothing for garbage! Don’t ever move here!
July 22 · Jennie BreretonIt's a okay trailer park. The amount of giant pot holes holes is a bit ridiculous. There is what seems like 100 plus cats running around.Otherwise the people living here seem nice enough, they keep to themselves. I don't have many problems with them except for its annoying to navigate through the cars that park behind everyone, while trying to get past all the huge pot holes. Never talked to the owner of the lot, her and her husband do live here but are hard to get in touch with.
January 08 · Stevie OttosenI don't even live here but my car may have gotten some serious damage from the potholes on the road. They are very large and need to be fixed. Wouldn't consider living here for that reason
January 13 · Michael HelmThe property manager Christine and the actually owner of the park, are straight up rude. DO NOT EVER LIVE HERE! They constantly are spying on you and harassing you. Huge black mold problem and bug problem that they refuse to fix. The whole place needs to be condemned!
