Ulm's Manufactured Homes Introduce
Greetings, Ohio residents! When considering housing options in our diverse state, manufactured home communities – often informally known as mobile home parks – present a unique alternative to traditional stick-built homes. These communities can offer a distinct lifestyle, often with a different financial model for homeownership or rental. Today, we're taking an in-depth look at Ulm's Manufactured Homes, a community located right here in Delphos, Ohio. Our aim is to provide you with a factual and informative overview, helping you understand the specifics of this living arrangement and whether it might be suitable for your needs.
Ulm's Manufactured Homes is part of a family-owned business that has been serving the Delphos area since 1968. This long history indicates their deep roots in the community and experience in the manufactured housing sector. In a manufactured home community, residents typically own their home but lease the land it sits on. This setup can often lead to a lower initial cost compared to purchasing a traditional home and land, making homeownership more accessible for many. Such communities are designed to create a neighborhood atmosphere, and understanding the nuances of community rules and services is vital for a comfortable living experience.
It's crucial for any prospective resident to conduct thorough research and ask direct questions before committing to a manufactured home community. Public feedback can provide valuable insights, and it's important to weigh all aspects – positive and negative – to make an informed decision that aligns with your lifestyle and expectations. Ulm's, like many manufactured home park operators, oversees not just the sale of homes but also the management of the community and the leasing of lots. This integrated approach means understanding their policies and practices is paramount.

In a housing market where traditional homeownership can be a significant financial hurdle, manufactured home communities offer a more accessible pathway. Ulm's long-standing presence since 1968, coupled with their role as both a home dealer and community operator, suggests a comprehensive approach to manufactured housing that could appeal to those seeking a full-service provider.

However, it is crucial for prospective residents to consider public feedback when evaluating suitability. Reviews indicating concerns about strict rules (e.g., limits on cars, outdoor items, and specific activities like fires), perceived issues with maintenance (e.g., potholes), and billing practices (e.g., water meter reading, cash-only payments) highlight areas that require direct clarification and careful consideration. These points suggest that while affordability and home options may be attractive, the daily living experience could be significantly impacted by community policies and management style.
Therefore, for locals in Ohio considering Ulm's Manufactured Homes, it is highly recommended to:
- Engage in direct and detailed conversations with the current management about all community rules and regulations. Request these rules in writing to review them thoroughly.
- Inquire about the specific billing practices for utilities, particularly water, and seek clarity on how meters are read and charges are calculated.
- Ask about the maintenance schedule for common areas, including roads, and how resident concerns about infrastructure are addressed.
- Clarify acceptable payment methods to avoid any unexpected issues.
- If possible, speak with current residents to gain additional perspectives on their experiences living in the community.
By taking these steps, Ohioans can make a fully informed decision about whether Ulm's Manufactured Homes aligns with their expectations for a comfortable, fair, and suitable living environment.

Ulm's Manufactured Homes Reviews
Ulm's acts like this is a rich, fancy gated community!!....far from it! There are potholes in the road in the trailer park the size of a Cadillac which they refuse to fix, they read their own water meters, which is definitely not precise, almost $200 a month for water?....c'mon now!! I always thought the city read the water meters, talking about a kickback! You can't keep any of your kids bikes outside because they will threaten to evict you. They take cash only for any payment. Something ain't right here!!
Oct 26, 2019 · William BeachlerWay to many rules for any comfort. You can't have more then two cars, your never allowed to have fire, we got an eviction notice once because our kids outside toys were not put away at night. We got another one because our neighbor's car was parked by our trailer and they thought it was ours after we explained it wasn't. Very unprofessional and the most petty people I was had to do business with. I would never recommend living there.
May 25, 2017 · Robert PaulsonThe owners of Ulms court are The Worst, most Greedy and Rude people I have ever met!!!!!! First they want a security deposit on the mobile home that you own, plus first, last and a water deposit. Then if you try to sell your mobile home they will make it extremely difficult for you, you basically have to have their permission to sell your trailer and they have to approve of the person buying. They have a hundred absolutely ridiculous rules, like no toys outside, no clothes on your clothes line on a sunday, no air conditioners, only two cars per lot-no company with a car and it goes on and on. Then they charge you a monthly fee of 50 dollars to have a dog in YOUR trailer, but won't let you have a dog over 10lbs, unless you know them like the neighbors who have german shepards with no issues. If you don't know the owner of ulms you will be walking on egg shells to live here and if you call to complain about anything they become extremely rude and attack you, unless you know them in which case you can do as you please like blare music all day and night or even get into a fights in the middle of the street like the owners of ulms's family does on a regular basis. They have multiple extended family that live here and walk around like they own the place, even screaming at my neighbors trailer calling him outside to fight, and when I called to complain about their family member thugs they screamed at me for daring to complain and the next night my tires were popped.
