For Tuckerton Mobile Home Park, the exact details of services would be outlined in the land lease agreement provided by management. However, based on the general operational model of mobile home parks, residents can typically expect the following categories of services:
- Lot Lease: The fundamental service is the provision of a leased lot where residents' manufactured homes are placed. The monthly lease fee covers the right to occupy this specific plot of land within the community.
- Infrastructure Maintenance: Park management is usually responsible for the upkeep of the common infrastructure within the park. This includes maintaining the internal roads, street lighting, and ensuring accessibility throughout the community.
- Utility Hookups: The park provides the necessary hookups for essential utilities to each home site. While residents are typically responsible for their individual utility bills (e.g., electricity, water, sewer, propane/natural gas, internet, cable), the infrastructure to connect these services is made available by the park.
- Waste Management: Most mobile home parks facilitate waste disposal for residents, typically through communal dumpsters or curbside trash collection services.
- Common Area Maintenance: If the park has any shared common areas, such as green spaces or community buildings, the park management is responsible for their maintenance and upkeep.
- Community Rules and Regulations: While not a direct "service," the enforcement of park rules and regulations is a critical function of management. These rules are put in place to ensure a peaceful and safe living environment for all residents, covering aspects like noise levels, pet policies, and exterior maintenance standards for homes.
It is crucial for any prospective resident of Tuckerton Mobile Home Park to obtain and thoroughly review a copy of the park's lease agreement and rules and regulations before making any commitments. Such offers are dynamic and would be communicated directly by the park management or through any sales agents handling properties within the community.
The provided customer reviews contain significant negative feedback regarding the management's professionalism, communication, and willingness to rent or facilitate sales. This feedback explicitly mentions the owner "refusing to rent to anyone" and being "impossible to work with and/or deal with" regarding sales. Given these direct statements from former employees and prospective buyers, it is highly unlikely that any promotions or special offers would be publicly advertised or readily available, as the park reportedly struggles with basic operational transparency and customer engagement.
Therefore, based on the provided information, we cannot list any current promotions. Instead, potential residents should be advised with extreme caution:
- Direct Inquiry with Caution: While the general advice for any mobile home park is to call directly for promotions, the provided reviews indicate that direct communication with Tuckerton Mobile Home Park management may be challenging and potentially unhelpful for securing information or transactions.
- No Assumed Offers: Do not assume any promotions or special offers are available given the explicit feedback about management's reluctance to engage in rentals or sales processes.

If you choose to make contact, it is strongly advised to:
- Document Everything: Keep a detailed log of all communication, including dates, times, names of individuals spoken to, and summaries of conversations.

When considering a mobile home park for local New Jersey residents, the primary suitability factors typically revolve around affordability, community, location, and the quality of management. However, for Tuckerton Mobile Home Park, based on the provided explicit and severe customer reviews, its suitability for locals is highly questionable and warrants a strong cautionary statement rather than a promotional conclusion.
While the location in Tuckerton, NJ, theoretically offers proximity to the Jersey Shore and a quieter lifestyle that might appeal to some New Jerseyans seeking an alternative to high-cost housing, the pervasive negative feedback on management practices overshadows any potential benefits. The reviews detail instances of unprofessional conduct, legal issues, communication breakdowns, and a reported reluctance to engage in basic business functions like renting or selling homes. These are fundamental issues that directly impact a resident's quality of life, security, and ability to conduct normal housing transactions.
In a healthy and well-functioning mobile home park, locals seek:
- Stable and Fair Management: Essential for a peaceful living environment and reliable service.
- Clear Communication: Necessary for understanding rules, leases, and addressing concerns.
- Ease of Transaction: For buying, selling, or leasing, a straightforward process is expected.
- Security and Respect: Residents should feel secure in their homes and treated with respect.
The provided reviews suggest that Tuckerton Mobile Home Park, under its current management, significantly falls short on these critical aspects. The alleged refusal to rent, difficulties in purchasing, and reported disregard for legal processes (like eviction) create an environment that would be highly unsuitable and potentially detrimental for any local New Jersey resident seeking a stable and comfortable home.
Therefore, while the concept of a mobile home park in Tuckerton might initially appear appealing for its location and potential affordability, the overwhelming evidence from customer feedback indicates that Tuckerton Mobile Home Park, as currently managed, is not suitable for New Jersey locals seeking a reliable, professional, or conflict-free living arrangement. Prospective residents are strongly advised to consider other options and to approach this particular park with extreme caution and thorough independent due diligence, including legal advice, if they choose to pursue it further.

Tuckerton Mobile Home Park Reviews
STAY AWAY STAY AWAY STAY AWAY!!! Frank is a creep and does everything illegally and unprofessionally. I don't even think he knows what the word professional means. I was hired and fired within 3 weeks because I "didn't mop his floors." I was promised free housing plus pay. I was hired to be the trailer park manager but he had me working pretty much as his personal assistant and his maid. He wanted me at his house on several occasions and he made me extremely uncomfortable. After 3 weeks I still knew almost nothing about running the trailer park. I moved into my trailer from 3 hours away, was constantly on eggshells around him because he is never clear about what he wants and is never happy with anything, and then I was fired because I didn't make myself available for him. He wanted me at his house again but I had work to do at the park. When he fired me over text message he told me to start packing. The next day I waited to see what would happen because he has a habit of "firing" people. My coworker affirmed that I needed to leave. I had to get the police involved. They said he can't make me leave without an eviction. So I stayed. I typed up a work contract for him to sign because I foolishly took the job with no paperwork. He didn't even know my last name. The last communication I had with him was that he was "waiting for his lawyer to look at it." I then ended up in a mental hospital because someone close to me passed away and I tried to commit suicide. My mother TOLD HIM what happened but when I got home after a week in the hospital, the locks and doorknobs on my trailer were changed. There was a note on the door saying do not enter call frank first. I called, calm as anything, and he was nothing but aggressive and claimed I was squatting and had no right to be there. I told him he needed to file an eviction to make me leave and he said no I don't. Had to get the police involved again. He is a scumbag and deserves nothing but the worst. And if you're thinking about renting a trailer at the park, don't even bother because he is going through a divorce so he is trying to avoid showing too much income so he is literally refusing to rent to anyone.
Jul 27, 2024 · Loretta ViscontiMy son was trying to buy a mobile home from the owner. I spoke to Frank (the land owner) he said he would get him an application this was on 4-28-24. I spoke to Frank on 4-30-24 I said my son is a truck driver and he would be in the area could he stop by for the application. Frank said why does he have to stop by? I will email him an application. I sent him the email address. On 5-1-24 spoke to Frank again he said he forgot and will get it out. On 5-6-24 my son went to see the mobile home and wanted to buy it but you can't by it without the credit check done by Frank. I asked almost every day from 4-28-24 until 5-8-24. Even the owner tried to get the application and he couldn't get one either. I spoke to Frank several times his next excuse he has no secretary. I said you don't have a copy of the application he said no. I said you told me you would email it. He said I don't know how to do that. Then my son had his realtor call he got really nasty with her and she told my son she can not work with this guy. He is impossible to work with and/or deal with. My son did buy his mobile home in another park without any problems closed on 5-31-24. Stay away from this guy because if you buy from him there is no problem but if you try to sell he will not let it happen. STAY AWAY FROM THIS LIAR!!!!!!!
Jun 10, 2024 · Patty RubyDO NOT WASTE YOUR TIME HERE! The owner Frank is extremely unprofessional and very sketchy, he doesn’t give you straight answers and will lead you on for days, he also doesn’t show up for confirmed appointments, he will make you wait over an hour to meet with you. He’s very creepy, very unprofessional and the whole thing felt like a scam. The good reviews seem to be years old prior to his ownership and/or possible friends of his because every single bad review I read is exactly what I experienced. I’m a hard working person and took a day off to convenience his time and he doesn’t show up for over an hour. I even called to confirm again on my way to the viewing. Even if this wasn’t a scam (would be surprised if wasn’t) imagine what it would be like to rent from from someone this unprofessional. Absolutely disgusting what he does to people.
Feb 24, 2023 · bob JThis guy Frank schilling will string you along for weeks! He has no intention of renting anything! Don't waste your time ! I think he just wants to get your private information or he gets off on playing games !
Apr 24, 2024 · Charlie IndelicatoTuckerton Mobile Home Park/Bayshore Homes advertised a 2 br mobile home for rent on FB Marketplace. I msg’ed to see it, spoke to and dealt with “Frank”. Set up a time. He was late. He took me to see a smaller 1 br mobile home for more money, then lost his temper and acted like Nellie Oleson when I said it was too small. 🙄😳🤣 He said HE was done with ME! 😂 Do yourself a favor. Don’t waste your afternoon like I just did! Do NOT deal with this nut! SMH! 😏
