I recently visited a family member who resides in this community, and I left deeply disturbed by an encounter with the property/community manager. As a guest—not a resident—I was shocked at the unprofessional and harassing behavior I experienced.While driving through the neighborhood, I was blocked from passing because the manager had stopped in the middle of the road to chat with another driver going the opposite direction. They were completely oblivious to the fact that they were holding up traffic. I lightly honked to signal that I was waiting to pass. That apparently upset her—because she proceeded to follow me and confront me about allegedly speeding, claiming I was going 25 mph, which is completely false. My destination was right around the corner, and I had no reason—or space—to speed.She offered no evidence or radar data to back up her claim, yet continued to press the issue, clearly more offended by being honked at than actually concerned about safety. When I calmly pointed out that she was the one disrupting traffic, she doubled down and threatened to “speak to the resident” I was visiting—as if she could somehow penalize them for a fabricated incident they weren’t involved in.After speaking with my family member, I learned that this kind of behavior isn’t new. They’ve mentioned feeling constantly scrutinized and nitpicked by this manager since moving in. Her pattern of targeting certain residents raises concerns that go beyond simple community oversight—it borders on harassment and possibly even discrimination.The way she wields her authority like a badge and feels entitled to follow, accuse, and intimidate guests is unacceptable. No one should be made to feel harassed or falsely accused for something as simple as honking to proceed through a blocked road. This experience left me shaken and outraged.If this is the kind of behavior allowed or encouraged by the property management company, I would strongly urge prospective residents to think twice. Power should be exercised with responsibility—not used as a weapon to intimidate others or settle petty grievances.
May 17, 2025 · Trang NguyenThey post fake rentals (new homes not even on the property yet) at reasonable rates and string you along for months with the expectation of a potential move-in. Then when you push for movement on your application and a decision, their loan underwriters suddenly harass you with 5 emails over 2 days. And then Troy Villa stalls out again and doesn't respond to your requests for an answer because they instead opt to just mail you a denial letter for "incomplete application" despite having done exactly as asked in the application process. Odd considering 2 other mhp's have already accepted me without any drama/issues/delays/hard credit pulls. What an utter waste of my time and energy, and can now only imagine the negative way they probably handle their actual tenants...
Apr 22, 2025 · D BUnfortunately, the “honeymoon phase” of my residency at Troy Villa has passed.About a month ago, the electrical outlets in both my bathrooms stopped working… I submitted a work order, Troy Villa maintenance arrived and determined they needed to contract an electrician. The electrician came 1/16 and informed me that the heating tape wasn’t functioning and needed to be replaced, which affected the GFI outlets. He disconnected the heating tape, replaced the outlet and told me to let the faucets drip. As they were walking out my door, I contacted Denise at the leasing office to inform her of their findings and the electricians went to speak with her as well. I informed her, that with the freezing temperatures expected on Monday, January 20, the pipes may freeze without replacing the heating tape and that I was instructed to let the faucets drip. She tells me that I shouldn’t do that, to turn to turn the water off and she would get someone here to replace the heating tape.… fast forward to Monday evening… I have no running water… PIPES ARE FROZEN!! I contact maintenance, who informs me that he he was not informed about the issue prior to… they send a plumber to thaw the pipes… the plumber reiterates… if the heating tape isn’t replaced, they may freeze again, so let your faucets in the front and back of the home drip (the same info that the electrician gave- which Denise advised against).I called again Tuesday to confirm that someone has replaced the heating tape and Denise tells me that “maintenance is very busy because of the weather”…. Well, if this had been addressed LAST WEEK when we spoke, there wouldn’t be a need for the conversation. Yesterday (Wednesday), maintenance comes and reconnects the inoperable heating tape and MY OUTLETS STOP WORKING AGAIN because they reconnected the initial issue… the heating tape isn’t replaced… AND MY WATER HAS BEEN RUNNING SINCE MONDAY (which is a utility that tenants are responsible for). Of course, Denise seems to have NO KNOWLEDGE of any of the above stated issues- they are unaware of the vendors that they are sending to my home nor the instructions that are being given. I’ve emailed the leasing manager (Monday), with no response and now, I am unable to contact anyone in the leasing office.Communication- ZERO STARSAddressing tenant concerns- ZERO STARSPromptly handling maintenance issues: ZERO STARSDenise: NEGATIVE STARS
Jan 23, 2025 · Tamyka HaralsonA recent mobile home fire 2/25/25 at Troy Villa again proves that this location is EXTREMERLY unsafe to live in. They fire hydrants are privately owned by Sun Communities and have not worked of been maintained for years! The Troy fire dept. had to call in other communities to roll out a single 1000' long fire hose hose to get any water. Clawson fire dept sent a tanker truck for water to save adjacent homes from also catching fire. No attempt could be made to save the initial mobile home because there was NO water. Sun Communities has failed to respond to requests for when repairs will be made if ever. not known yet if the City of Troy will address this issue and prosecute Sun Communities for violations of City of Troy Fire and building codes.

They knew about it when they built up the ground next door to me that made all of that lots water problem move and double my lots water problem. Do we need basic classes on water displacement? A note was sent in the summer speaking about the new problem and bugs that this is attracting to my lot, I was not provided with a plan or a fix, now here we are in winter and I have water OVER my walkway and freezing at night. They gave my a "so sorry" doortag and a bag of salt to fix this problem. What a joke, do not give these people money. Move somewhere you are provided a clean place to live, wish I could post this with 0 stars, the pictures speak for themselves.
