Trexler Lane Mobile Home Community is located at 421 Bending Bough Ln, Rock Hill, SC 29732, USA. This address places the community within the city limits of Rock Hill, a major city in York County, South Carolina. Rock Hill boasts a dynamic economy, a rich historical background, and continuous growth, making it a desirable place to live for many.
The park's specific location on Bending Bough Lane suggests a setting that balances residential quietness with practical accessibility. While likely offering a more secluded feel than properties directly on major thoroughfares, Trexler Lane's position within Rock Hill ensures residents have convenient access to a wide array of local amenities. This includes various grocery stores, shopping centers, diverse dining establishments, and essential services like healthcare facilities and educational institutions. Residents can typically reach these necessities within a short drive.
Furthermore, Rock Hill's strategic geographical position provides excellent regional connectivity. Major highways such as Interstate 77 are easily accessible from different parts of Rock Hill, offering direct routes to Charlotte, NC, to the north, and Columbia, SC, to the south. This makes Trexler Lane Mobile Home Community a practical choice for commuters, those who travel frequently for work or leisure, or individuals who wish to take advantage of the broader cultural and economic opportunities available in both North and South Carolina. Mobile home communities like Trexler Lane typically provide fundamental services essential for comfortable living, primarily related to the management of the property and its infrastructure. Based on the provided public information and general expectations for such communities, Trexler Lane Mobile Home Community offers:
Lot Leasing: The core service is the leasing of individual lots where residents can place their manufactured homes. This lot rent covers the use of the land and access to the community's shared infrastructure. One review specifically mentions that "they paved some of the roads and raised the lot rent and signed new leases," indicating an active management approach to lease terms and property improvements.
Road Maintenance: The mention of "paved some of the roads" suggests that the community undertakes maintenance of its internal road network. This is a crucial service for ensuring smooth navigation within the park.
Community Management: A management team is responsible for the overall operation of the park, including enforcing community rules, collecting lot rents, and addressing resident concerns. The contact information provided suggests a direct channel for communication with this management.
However, it is important to acknowledge significant concerns raised by a resident regarding services and management practices. One review highlights issues with a resident being "banned" after calling the police for "theft and a missing person," and mentions that a background check was not able to be completed due to a hospital stay. The review further states that the resident was "told if I show up on the grounds they would evict the rest of the family including my disabled son." This raises serious questions about the park's policies regarding resident support, communication, and potential implications for those with disabilities or in vulnerable situations.
Another review points to issues with "Trash, continuously, overflowing" and "uncut lines trash out front," suggesting challenges with waste management and general lot upkeep by some residents, which can affect the overall appearance of the community. While these issues may stem from individual residents, they also reflect on the effectiveness of community-wide services and enforcement.
Based on the provided resident feedback, Trexler Lane Mobile Home Community offers certain features and highlights that might appeal to or require consideration from prospective residents:
Affordable Living: A key highlight mentioned is that the community is "Affordable!" Mobile home parks generally provide a more budget-friendly housing option compared to traditional homes, making this a significant draw for many South Carolina residents.
Quiet and Safe Environment: Despite some concerns about cleanliness, a resident explicitly states that the community is "very quiet and very safe." This is a crucial feature for anyone seeking a peaceful and secure living environment.
Road Improvements: The recent paving of "some of the roads" indicates an investment by management in improving the community's infrastructure, which is a positive sign for residents' comfort and property values.
Established Community: The fact that a resident lived there for "two years" and then "longer with my mother in law" suggests an established community where individuals have resided for a considerable time, potentially fostering a sense of continuity for some.
On the other hand, a significant "not very pretty" comment, related to "uncut lines trash out front" and "many don't care about their homes," suggests that while the park aims for affordability and safety, aesthetic consistency might be an issue. Additionally, the severe allegations regarding management's response to a disabled resident, including threats of eviction for a family member, represent a critical highlight that prospective residents must be aware of and investigate thoroughly. This particular feedback raises concerns about the park's policies, empathy, and adherence to fair housing practices.
Specific promotions or special offers for Trexler Lane Mobile Home Community are not publicly detailed in the provided information. Mobile home parks typically do not widely advertise short-term promotions but may offer certain arrangements or incentives depending on current availability and demand.
Potential offerings, if available, could include:
Competitive Lot Rent: Given the emphasis on "Affordable!", the park's baseline lot rent might be set competitively to attract residents in the Rock Hill area.
Flexible Lease Terms: While one review mentions new leases being signed with raised lot rent, it's possible that the park offers various lease durations to accommodate different needs, though this would need to be confirmed.
Move-in Incentives: Some communities might offer reduced security deposits or a waiver of certain fees for new residents, especially if they are looking to fill vacant lots quickly. This is not explicitly stated for Trexler Lane, however.
Prospective residents are strongly advised to contact Trexler Lane Mobile Home Community directly to inquire about current lot availability, specific lot rent costs, lease terms, and any potential offers that might be in place. For South Carolina residents seeking an affordable housing solution in the Rock Hill area, Trexler Lane Mobile Home Community presents itself as an option that offers certain benefits, balanced with significant considerations. The core appeal of Trexler Lane lies in its affordability and its reported "very quiet and very safe" environment, which are crucial factors for many individuals and families looking for a stable and peaceful place to live. Its location in Rock Hill provides convenient access to local amenities and major transportation routes, ensuring residents are well-connected to employment, services, and recreational opportunities in the wider South Carolina region. The recent paving of some roads also indicates some level of ongoing investment in the community's infrastructure.
However, it is paramount for prospective residents to approach Trexler Lane Mobile Home Community with thorough due diligence. The feedback regarding overflowing trash and unkempt personal lots suggests that while the park itself may be quiet and safe, the aesthetic appeal can be inconsistent and may depend heavily on individual resident upkeep. More critically, the serious allegations concerning management's conduct, particularly in response to a disabled resident and their family, including threats of eviction for calling the police and issues with background checks, warrant significant caution. Such accounts raise concerns about tenant rights, management's responsiveness to critical situations, and overall resident support.
Therefore, while Trexler Lane Mobile Home Community might offer an accessible and quiet living environment in Rock Hill, its suitability for locals will depend heavily on their willingness to navigate potential issues related to community aesthetics and, more importantly, to verify and understand the management's policies and track record on tenant relations and crisis response. It is highly advisable for any interested South Carolina resident to directly engage with park management, seek clarification on all policies, and, if possible, speak with multiple current residents to gain a comprehensive and balanced perspective before making a commitment.

Trexler Lane Mobile Home Community Reviews
It was a nice place to live. After two years of living there they paved some of the roads and raised the lot rent and sign new leases but I lived at with my mother in law after becoming disabled getting my life back together but while in the hospital for 16 days I was not able to get a background check and was banned. For calling the police for a thrift and a missing person And told if I show up on the grounds they would evict the rest of the family including my disabled son I don’t believe this is on the level neither does my Ada lawyer
Jan 09, 2025 · Mike FurrAffordable! Trash, continuously, overflowing. Many don’t care about their homes, uncut lines trash out front. But, very quiet and very safe. Just not very pretty.
May 20, 2024 · Patricia FikeI stayed for a year. The price was fair. Some people want cheap rent with luxury accomodations. If you're realistic, its a great spot. Didnt have to worry bout thefts or break ins. Everyone basically keeps to themself.
Dec 13, 2022 · daniel hasegawaChild molesters are apparently welcome here. Owner is a slum lord that only cares about making quick money and refuses repairs to park or trailers. Josh plots, with his other slum lord friends, against you to take your home from you while smiling in your face. Neighbors fixed a horrible pothole at the entrance with roof shingles. It lasted about a month. It's nothing but a stereotypical trashy trailer park. You couldn't pay me to live here again. The children steal and break windows, and nothong is ever done. There is a pending child molestation case from a neighbor in the park. It's horrible.
