Treasure Island Mobile Home & RV Park Introduce
For those of us in California who embrace the RV lifestyle, whether as full-time adventurers or weekend explorers, finding a reliable and conveniently located RV park in the highly sought-after San Francisco Bay Area is a significant quest. The Bay Area offers an unparalleled mix of natural beauty, cultural attractions, and economic opportunities, making it a desirable destination for RVers. Today, we're taking a closer look at Treasure Island Mobile Home & RV Park, situated in South San Francisco. This article is written from your perspective as a local Californian, providing a factual and engaging overview of this park, aiming to help you understand its offerings and decide if it's the right base for your next Bay Area adventure or a long-term stay.
An RV park, especially one strategically located in a major metropolitan area like the Bay Area, serves a crucial role. It's more than just a parking lot; it's a dedicated community providing essential services and amenities that enable comfortable living on wheels. Treasure Island Mobile Home & RV Park operates as a year-round residential park, accommodating both short-term vacationers and those seeking extended stays. The unique challenge for RV parks in urban settings is balancing convenience with a sense of security and a pleasant environment. While some RV parks focus purely on transient guests, Treasure Island's emphasis on being a "residential park" suggests it caters to individuals and families looking for a more stable base in the Bay Area. Understanding this dual function—as both a temporary stopover and a potential long-term home—is key to appreciating its place within the Bay Area's housing landscape. Reviews highlight both the advantages of its location for safety and the complexities that can arise with management, which are important considerations for any prospective resident or visitor.
Treasure Island Mobile Home & RV Park is conveniently located at 1700 El Camino Real, South San Francisco, CA 94080, USA. This address places it directly on El Camino Real, a historic and major thoroughfare that stretches through many communities on the San Francisco Peninsula. South San Francisco, often referred to as "South City," is a dynamic city known for its biotech industry, diverse population, and strategic position just south of downtown San Francisco.
From a Californian's perspective, the park's accessibility is one of its strongest features. It boasts easy access to and from major highways including Highway 1, Highway 101, and Highway 280, making it incredibly convenient for navigating the wider Bay Area. Downtown San Francisco is approximately 10 miles north, easily reachable by car, BART train, or bus service, with transit stops often accessible from the park's front gate. This means residents can effortlessly visit iconic San Francisco attractions like Fisherman's Wharf, Alcatraz Island, the Golden Gate Bridge, and Golden Gate Park. The park is also directly next to a Costco and within walking distance to a variety of other shopping and services, including Trader Joe's and Grocery Outlet, ensuring daily needs are easily met. This prime location balances urban accessibility with the ability to provide a safer parking environment compared to parking an RV directly downtown, as noted by a satisfied customer. Its proximity to San Francisco International Airport (SFO) is also a benefit for travelers.

Treasure Island Mobile Home & RV Park offers several key features and highlights that make it a notable option for RVers in the Bay Area, though some aspects also highlight areas of concern as per customer feedback:
- Prime Bay Area Location: Its greatest asset is its strategic location in South San Francisco, offering unparalleled access to downtown San Francisco, Silicon Valley, and major transportation hubs. This convenience is frequently praised by visitors.
- Perceived Safety and Security: A significant highlight from a positive review is the feeling of safety and security when leaving the RV unattended, a crucial factor for visitors exploring the city. The park is described as "quiet and clean."
- Full Hookups and Essential Amenities: The availability of full hookups, clean bathrooms, private showers, and laundry facilities contributes to a comfortable and self-sufficient stay.
- Pet-Friendly Environment: The inclusion of a dog park and clear pet policies makes it a welcoming place for RVers traveling with their furry companions.
- Accessibility to Shopping and Services: Direct proximity to Costco and walking distance to various other shops and services greatly enhances convenience for residents.
- Customer Service (Mixed Reviews): While one review praises "Henry" for "great" customer service, another strongly criticizes management (also seemingly referencing "Henry") for unresponsiveness, refusal of long-term pricing despite empty sites, and issues with refunds. This indicates a highly inconsistent or potentially problematic customer service experience depending on the individual and situation.
- Long-Term Stay Challenges (As Per One Review): A significant concern raised by a long-term traveler is the difficulty in obtaining long-term prices and managing flexible departure dates, leading to feelings of being "scammed" and substantial financial loss. The traveler noted many empty sites while being charged short-term rates.
- Clean and Well-Maintained Grounds (Mixed Reviews): One review describes the park as "quiet and clean" with "clean pave sites," while another, from a long-term resident, mentions "Trash pilled up" and implies a lack of care from ownership. This suggests variability or changes in park conditions.
- Workforce Housing Potential: The park positions itself for "Workforce Housing San Francisco," indicating it can serve as a practical and potentially more affordable long-term housing option for those working in the Bay Area.

However, for us Californians considering this park, it is crucial to acknowledge the significant discrepancies in customer experiences, particularly regarding management responsiveness, long-term pricing transparency, and refund policies. While one review highly recommends it for safety and basic amenities, another describes profound dissatisfaction over pricing and communication issues, feeling "scammed." Therefore, while the park's location and stated amenities are undoubtedly attractive, prospective residents, particularly those planning extended stays, should exercise significant due diligence. Direct and thorough communication with park management is essential to ensure a clear understanding of all terms and conditions, helping you decide if Treasure Island Mobile Home & RV Park is truly the ideal Bay Area hub for your RV lifestyle.

Treasure Island Mobile Home & RV Park Reviews
I don't know where these five star ratings are coming from especially when they talk about Henry. It took me 4 days of calling to get someone to answer the phone and after staying here for 2 months and 2 weeks I can say this is easily the worst Park I've ever stayed at and I travel the country for work and been doing so for 4 years. He refused to give me long-term stay prices because he said that there weren't any available for a year but I can count probably 30 to 40 different sites that have been empty the entire time I've been here and I will post pictures. He wouldn't let me pay the last 3 weeks one week at a time (even though he was charging me short-term prices) because I was not sure when I was leaving but when I called him a week before I needed to leave he refused to give me a refund on the last 6 days I would not need. Sometimes it's hard trying to figure out when to make your next reservation without losing a couple days here or there but when management acts like Henry it's impossible. Unfortunately it was the only park near my job, if you come to San Francisco with an RV it's worth staying at an outside Park and driving just to avoid Treasure Island mobile home and RV. I feel like I've been scammed.
Mar 21, 2025 · Corbett StirlingWe did not feel comfortable parking our RV in the downtown San Francisco area. We wanted to park it somewhere safer. Treasure Island RV park was great. Although there's not much to say about the park itself, we felt safe when we left the RV for the day, and the parking spot had plenty of room. The park is quiet and clean. The on-site bathrooms and showers are secure and clean. The customer service provided by Henry was great. Highly recommend this place.
Mar 20, 2025 · GaryVery Clean quiet RV park with good facilities and only a ten Minute walk to the Bart Station and then 15 min into San Francisco. Great for seeing the sights and feeling Safe. Only four Stars because the fact that you have to Reserve at least 48 hours before and there are No options fir more soontaneous bookings IS a pain. But Manager was very prompt and helpful with his E-Mails. It's Not a Green park, but for a City RV park good prices and nice honey touches all around!
Mar 29, 2025 · Nat TokaReally great RV Park! This is our 5th year staying here for 5 months at a time, and we absolutely love it. Henry, the office manager, is sensational! He is so on top of his game, professional and responsive to anything that comes up during your stay. He is actually physically present in the office which is a nice change compared to previous Office Managers. He's very kind and treats you like a friendly neighbor and makes you feel right at home. He's just a fun guy to deal with! The main maintenance and grounds guy, Vidal, is absolutely outstanding! This place is super well maintained and very clean. Both guys (we haven't met the new guy yet so we don't have his name) are very diligent about driving around the park, fixing things, beautifying the grounds, etc. Super hard working staff and very, very friendly. The bathrooms and the laundry room are nice and clean. We highly recommend this park if you are just coming for a few nights, or staying long term, you won't be disappointed. :-)
Mar 12, 2025 · Savior PapettiStayed here for a couple nights while traveling to visit the area.Communication from the office was not clear. We arrived on a weekend and wasn't told there was no one on call or what to do when arriving at the park. I did get a response via email when the phone was a bust upon arrival. We ended up pulling into the area with arrows on the fence pointing to the office. BIG MISTAKE! Not only did we end up damaging our new fifth wheel, we also damaged the park's fence trying to get ourselves out of the parking situation. This wouldn't have happened if 1) we were told before arrival what to do or received a map via email and/or 2) there were signs or personnel to guide us on where to pull in.We found out the spot we were given was occupied and ended up just picking a space and emailing the location.Next issue we encountered was having to ask a full timer to move their vehicle to allow us into the very narrow, tight space to get to our spot. Our fifth wheel is 44 feet long and though the park states we were good to go. We believe it was a bit too tight for our length but we did make it with no more incidents.Once in our space, it was TIGHT. There's not really any room to even open up your awnings and you could be next to people leaving for work at 6 am which isn't ideal when you're on vacation. The park was clean and looked nice. We did notice that the dog park doesn't get the attention daily that it should. Not all guests clean up after their dogs unfortunately. We also want to say that the park's manager, Henry was very kind about the damage, and definitely a pleasure to speak with which was appreciated.Overall if you have a large rig, we'd suggest looking elsewhere to stay. The cost to stay is very pricey for space and besides laundry and bathhouse, there arent any amenities. The park's location was convenient for our visit so we were definitely not unhappy with our stay just felt a little cramped. If you do choose this park realize you're on your own after hours or on weekends unless the park changes their procedures.
